4-unit apartment house. Each apartment has its own private enterance. Off street parking. Large, commercial grade privacy fence. Utilities are included.
This building was purchased in August, 2007. It was in very bad disrepair. It had three pages of building violations not including apartment #1, which was the worst of the four. It did have good copper plumbing that was very intelligently installed. It also had a high efficiency furnace. Finally, an earlier owner had replaced the original double hung wood sash windows with aluminum replacement windows. Upon that basis, I agreed to make the purchase.
This building sits on a corner lot on Spalding Street and Seidhoff Alley. There are nine households that use this alley for access into and out of their property. The winter after the purchase, I discovered that the city was not plowing that alley. Those nine families were shoveling the entire alley to get their cars into their driveways. I had to prove to the city that it was, in deed, their alley. Once that was established to their satisfaction, it has been kept plowed each winter storm.
