I visited with my friend who lives in the apartments, she got me a sky pool pass so we went together during my trip here in London, it was so cool!
My honest review on embassy gardens please consider reading this before moving to this area 1- Ballymore is the company behind embassy gardens, they grew their business after selling the land to American embassy for way above the market rate after making a lot of money they decided to build low quality flats that will last 5-6 years before needing huge maintenance fees, they’re also under investigation by the government for using low quality material for these flats. 2- I lived in embassy for two years I faced many problems despite paying premium the service you get here is below standard, I’ll list my concerns below - Staff who were hired by Ballymore are not background checked some of them have criminal records and after doing some research we realised that these staff are there to do intimidate the people of embassy for various reasons which I can’t elaborate here. -car park is a big nightmare just ask around. - Ballymore increases the service charges every year and rent money goes up every year but service is getting worst and flats/facilities need regular maintenance but non of the managers do their job properly they too busy partying or chatting up girls at work sadly. -some of the personal trainers are not nice people pretty much all of them are ready to fight you with bad attitude as soon as you raise an issue they don’t take responsibility - I made many complaints to Ballymore to help improve the toxic environment at embassy but Ballymore doesn’t care The issue regarding Staff: Most of the staff at embassy are polite people and friendly but a few bad apple have left a bad mark on everything, I’ll name a few here: - the staff close the facilities at random times or don’t respect the actual closing times which isn’t nice. -Darryn johnson is the residential service manager, this man is a bully and doesn’t respect no one everything he does is to make himself look good, he’s rude aggressive and very sarcastic - max Taylorson the gym manager is arrogant and unhelpful also doesn’t have authority to train new staff as his new staff don’t really look up to him so the gym is a mess at times. -Cassius Abraham’s is the personal trainer hired by Ballymore but they didn’t reference check him to see he has articles about him on Google for beating up a lonely women at night he went to jail for this assault. - Chris alchin the personal trainer is nice first impression but incredibly sneaky and only is there to chat up girls, this is a known fact at this point Anyway embassy gardens is overrated please consider moving somewhere where they respect you for the money you pay Sky pool is a nice gimmick but it’s only useful for sunny days other than sky pool nothing is good about embassy once you get involved with the community you’ll see some people are pretty much on drugs 24/7.
Living here, my contract is up for renewal and landlord is looking to put the rent up by a whopping 25 percent. I’d consider it if building management was good but it’s not! However you see the building will be how it will be, don't expect them to fix things if they get broken, not in any reasonable time scale anyway. Here are a few examples: Ambassador pool shower and steam room have been out of order for 4 months Shutter between Ambassador indoor pool and outdoor tub has been broken for 4 months Several Ambassador changing room lockers have been broken for as long as I can remember Usually no drinking water at the Ambassador gym facilities as it’s ran out and no one has refilled it A glass barrier panel in the Ambassador gym facilities has been broken for several months Screening Room's Cinema light switch panel doesn't work anymore so instead of fixing panel, they just switched the lights off Beckett lounge has seen better days and been like this since I moved in Legacy Building business lounge has been very cold to work in during the winter to the point where you will shiver. It’s been like this for months Automatic door to my building has broken down countless times. They take a couple of weeks to fix it each time, but it always ends up breaking again Carpets in the corridors are dirty with stains, cleaned once every 6 months if you are lucky and the stains don't always come out when they do clean them. Not sure who thought it was a good idea to put light grey carpet and many residents are just careless about keeping them clean. Think bin juice, muddy shoes and untrained dogs. In the summer, it’s often noisy until the early hours in the morning as residents have parties in their balconies. Good luck telling them to be quiet and no solution from building management. Lastly, you have balconies with gaps in the flooring so if your neighbour doesn't care you will end up with cigarette butts, broken glass or even dog pee on your balcony furniture. Known instances of burnt furniture. Reported all of the above and no resolution at time of writing. Oh yes, the sky pool is cool but note that most of the reviews here are from visitors and don't actually live here! Considering the cost and mediocre maintenance I suggest newer developments close by.
5 star development in the perfect zone 1 London location right by the river. The main lobby has a big Wow-factor. Cinema is great and so is the pool and the saunas and changing room - feels like a spa/hotel. I have received great feedbacks from all of my tenants. The naysayers are definitely partly lying / making things up e.g. the service charge has been exactly the same for the last 6 years and I've always been treated well by the Concierge/staff.
I've lived here now for over a year. In short: the service charge is through the roof with no clear justification and numbers that make absolutely no sense, the facilities team is uncooperative and unresponsive - if any issue arises on Friday - you're going to be ignored until Tuesday. During the coldest weekend of the year my heating wasn't working - same story, had to wait for Monday for the aftercare to send somebody, since the temperature in the apartment dropping to 16*C is not considered emergency. Having family over I have to pay for them to use the gym even I pay for it with the service charge. This is also the first development I lived in where not only do I have to check in to use the fitness centre - it's also not open 24/7. The concierge most of the time shrugs their shoulders and pins issues on other departments. Greatest example would be a recent Hyperoptic outage where the company couldn't get hold of them to access their equipment. It took me talking to Hyperoptic's support, figuring out what they needed, and going to concierge to tell them to pick up the phone. Every single issue is ignored, and then the costs of fixing it is pushed onto us, even if it's an issue with things chosen and implemented solutions by Ballymore my apartment block is just over a year old so all the apartments are still under warranty, yet everything is breaking constantly. Worst development I've lived in in my life. Absolutely not worth the money. Do not buy.
Swimming at a height of 35 meters! How amazing is that!!! Came visiting a friend who lives here, swam at the skypool ~ such a cool place to live in.

Amazing architectural masterpiece! The first floating swimming pool in the world and located in London, achievements like this separate London from the other cities!
Embassy Gardens has a nice atmosphere the community is quite safe yes things are different than the past four or five year I would compare to other developments across the road yes embassy is way better !!! Majority of staff members are friendly The only problem in my opinion is the parking in embassy gardens The indoor parking system is very unreliable and small. But I have to admit it’s a very nice building
Embassy gardens was fine 5 years ago in recent years Ballymore has resorted to bullying tactics to get rid of neighbours who speak up against the service charges and other issues. I’ve been seeing the neighbours group chats every single individual is unhappy with the service offered here, Most staff at the gym don’t know how to speak to customers, they are rude and unprofessional, bad management is one of many issues here.
