It's almost useless speaking with this company face to face or over the phone. Actually, it's dangerous. Conduct all conversations via email or text for when you need to prove to this company they did not do what they said they were going to do or when they fail to follow your lease. They've ineptly switched software systems twice for rent and utilities and haven't a clue how to manage them. I currently have an unresolved utility bill of $5000.00 after living here for only 10 months. When this property took over after living here for three months they tried to charge me rent for every month I'd lived here despite having paid in full diligently. They didn't have any record of my payment or even my lease. I had to contact the PREVIOUS management company which did indeed have my documents. I was not compensated for doing Meritus's job for them. The 54 woodstock apartment building has had atleast 4 different managers in less than a year. Either they can't retain staff or are totally inept. Everything works in my unit but my neighbors have unfinished floors and utilities that don't get fixed despite the premium we pay for those things. I submitted a work order for a crack in the wall 5 months ago. The floors aren't square with the walls so book shelves lean precariously. Not this mangements fault but for what we pay and for what services we get the least they could do is make sure I can accurately pay my rent and utilities month to month. Also this building has no elevator so if you have ADA needs don't live here.
DO NOT LIVE HERE. This is your warning. Any positive reviews are when this building was under a previous management company. Updating Yet again on 8/22/23 because I still don't have working laundry. It's been 3 months since I've done laundry in my unit. Updated this review on 7/21/23 as the issues are ongoing. I’ve lived here for 6 months, so I think I can leave a fair review of my time here so far. There are pros and cons to these apartments, and almost all of the pros have everything to do with the location, and nothing to do with the actual building or the management. Some serious changes need to go in effect. I am ready to break my lease. Housing is tough in PDX, but this building takes advantage of that. Overcharging and underdelivering. Hands down the worst place I've ever lived. Pros: - Woodstock is an amazing neighborhood! There’s lots of places to walk to grab food, drinks, groceries, etc. It’s growing so fast with more things opening each month. - Large dogs are allowed here. That seems to be harder and harder to find. - Street parking is always available and I’ve never had a problem finding a spot. Cons: - There is no onsite management or a maintenance team. If an appliance breaks, you submit a request, they outsource labor and hopefully someone gets to you within a month. - I am going on week 3 of a non-working dryer, and by the time someone comes back out to fix it it will have been over a month with the appliance not working....Updating this to add that my dryer got fixed after 4 weeks, then that same afternoon my washing machine broke. I haven't been able to do a full load of laundry INSIDE MY UNIT SINCE JUNE 6th. IT IS NOW JULY 21st, and still broken. **Update: Still broken on 8/22/23** - The building is dirty. This has gotten significantly worse since I’ve moved in. When I first moved, a cleaning service came weekly, but I don’t know what happened to that? If kids live in the building there will be food crushed into the carpet and on the steps. No one seems to pick up after themselves if food or trash is dropped, or if something is spilled in the hallways. - As others have mentioned, there is no bike storage. You have to carry your bike up and down the stairs. There’s no elevator. - There is no AC in any of the stairwells, so carrying said bike up and down 2-3 flights is a little annoying in the summer months - AC: It’s listed as having an AC unit, but it’s the worst wall unit I’ve had since living in Oregon. The unit is super cheap and you can’t control the temperature. It will just continually blow air vs. shutting off when it reaches the temperature you set it too. With our summers only getting hotter, not having an efficient means to cool is a huge deal breaker for me. There is also only 1 window in most units, so you can’t get a good cross breeze going at night. - Walls and floors are so so thin. You can hear everything. Phone calls, other residents TVs, etc. It's really loud here. - If a kid lives in the building, good luck! They don't even need to be on your floor or directly below you. You will hear them and the screaming parents. The bedtime battle in the evenings is rough. I’m on the top floor and the child that lives below me somewhere makes the ceiling shake and at times books fall off my shelf. It’s louder than when I’ve actually had upstairs neighbors. It really stresses my dog out. - There’s an alarm on the trash door outside, so you can’t access it before 6am. Lots of residents in the building have dogs that need to be walked before that, so bags of dog poop pile up all around the building….or people just leave the poop and don’t pick it up at all. - The trash room is always disgusting. Residents don’t know how to put trash in the appropriate containers, so it gets thrown all over the floor. - The “free” internet in the building is terrible and not reliable at all. Plan to get your own service or work from a hotspot.
There are aspects of living here that are nice: - Woodstock is a nice neighborhood that is growing really fast. There's tons of new construction with retail being added. I believe it will become more of a destination neighborhood such as Mississippi or Alberta with time. - Management is responsive - but building is not maintained well in general not necessarily their fault - Parking is never a problem. There's street parking and a small parking lot you can reserve a spot in Cons: - The building is not maintained very well. I am updating my review because they have lined up carpet cleaners and are addressing this. From my experience here - it's the tenants who make messes and just leave them.. like major messes/spills. - In past rental situations - if there was some sort of mess a tenant or dog made and left behind, the management team would address it ASAP - but the lag I've noticed here may be due to how hard it is to source folks to come address issues. - There is no bike storage. You will have to lug your bike up the stairs no elevator either - The garbage room is also disgusting. Tenants leave their trash outside the bins, spills are made and left, the door handle/light switch is often grimy never cleaned - There is always a lot of trash around the building entrances no one cleans it up - just eventually ends up in drains or buried by debris - Last thing, some of the pet owners do not clean up after their dogs. There are poop piles around the building frequently. It would be nice if they found a way to enforce cleanup such as providing poop bags and garbages around the property.
Probably one of the best renting experiences I've ever had. Management is consistent, great at communicating, and has been awesome regarding COVID-related changes and updates. A great apartment with new, quality appliances, lots of storage, and all at a great price. Some of my highlights: -Probably the best manager in Portland, seriously. She is always updating tenants regarding changes, and they are always trying to improve the living experience for everyone. The sheer amount of compassion and professionalism this property has is hard to find in the city. It really shows that the company cares about its tenants having a good living experience rather than just a warm body paying rent. -If you don't want to pay for a parking spot, there is always easy street parking. -The kitchen is huge, lots of storage and cabinets. I have never had a single issue with appliances, plumbing, etc. You can tell they use quality products in the units. -High ceilings make the space feel roomier, and with lots of opportunities to turn the place into your own home. -The units on the first floor facing Woodstock have mirrored windows for extra privacy without needing to close your blinds all the time. -The location is awesome. You feel like you're getting the city experience with awesome families and neighborhoods around you. So much to keep you happy in walking distance. If you are considering moving to this area, I HIGHLY recommend 54 Woodstock.
New mgmt is disappointing at best and neglectful at worst. Gave my wife attitude when they were asked to do their job and facilitate an appliance repair within a reasonable amount of time. Now we're going on 2 wks without a dryer because the absolutely incompetent repair company they employ conveniently never travels with the necessary tools, constantly dragging out the problem. Save yourself the trouble from dealing with overly warm hallways and paying for amenities that you can't use. Funny how they always expect their rent on time, tho
It is loud, the church across the street has installed lights to "keep homeless people away" and the crime in the area has only gotten worse. There was literally blood on the sidewalk in front of the building last week. The utilities for the apartments are astronomical these are not energy efficient in structure and they use hotel style heaters that blow air constantly and have no automatic turn off. The fans are switched to on in the bathrooms at all times and you can never turn them off. The washer and dryers take an hour and a half to dry your clothes. The floors are cheap and the walls are extremely thin. Housing is rough in Portland right now and these people take advantage of desperation and act like you are doing them a favor. They are absolutely the definition of the housing crisis in Portland and capitalize on a bad situation. Do not live here, live anywhere else. After they "replied to me showing concern" I followed up with them and never received a response, not that anyone would expect them to.
This is my first apartment home and I came here from out of state. Jessica is one of the best property managers. She makes living here so pleasant and runs it like a well oiled machine. Thank you Jessica for not only helping me with a BIG transitional time in my life but for being so caring and approachable!
