First off I would like to say that Larry and Tom are both very nice men. My bank asked them to do a Phase 1 on a old gas station that I was interested in buying. This was my first experience with purchasing a commercial property that has to have a phase 1 done to it so did not do my research and just trusted the bank with their pick for the phase 1. So I will take full blame for my experience as I should have called other businesses before I agreed to having Appalachian Environmental Resources to do the Phase 1. I will list some issues that I had with their company. 1st issue is that they quoted me $2800 to do a phase 1. After the started the phase 1 I was informed that Jimmy Wingfield environmental was used the most in TN when it came to old gas stations. So I gave him a call and he said $2800 was to much and he only charges $1700. Which brings me to the 2nd issues. He stated that he would never suggest a phase 1 done on a gas station. That you would go automatically to a phase 2 and not waste the customers money as you KNOW it was a gas station. So not I am in it for not only $1100 more but also know I did not even need to get a phase 1. The 3rd issue they agreed to do this phase 1 in 3 weeks. We were in a time crunch and was told we had to have it done in 3 weeks. They agreed and said they could put some other stuff off to get it done within that time. After emails and phone calls and broken promises they finally got it done in week 5! They came back and told me they need to do a phase 2. I ask them how much a rough cost would be. They could not tell me at the moment as they did not know how much lab work would cost. If they do this a lot then they would KNOW the lab cost or around about a price. Two days later I was told it would be $22,000!! I called jimmy and ask him what he would charge and he said only $7,000! He said that price was crazy! So I confronted them on this and they said they could do a smaller phase 1 sampling for $7,500. So they went down from $22,000 to $7,500?? Turns out the guy they use to do the phase 1 does not even work for the company. He is contracted out. With broken promises, not returning email, not returning phone calls not till I have called a few times, being over priced and not doing it in the time frame that they promised I would highly ask you to do your research before using them. They might be great in other work but when it comes to a phase 1 or phase 2 please stay away!
