So many great things to say!!! First - to anyone who asks "why would you live at the oceanfront" hasn't experienced living at the oceanfront. Access to the beach and all the wonderful things - food, music, sand, YEEESSS Security/access to Aqua25 is top notch - I've never felt uneasy or worried even at night. I only ever had to put in 2 work orders, and both were not only quickly addressed one during the evening on a weekend, but fixed very promptly. My neighbors are wonderful, and its very peaceful quiet here. While I'm not a pet owner, I love how dog friendly Aqua25 is! If you want to have a fantastic living experience in the heart of the oceanfront at VA Beach, then this is the place to be!
I’ve been a tenant for 7 years and throughout my experience, Breeden has continuously disserviced me as a client. Breeden company exhibits all of the qualities one would expect to experience with a slum lord. They cut corners and don’t properly maintain their properties. Breeden failed to remediate a flood in my apartment in Dec 2022. After my dogs started getting very sick, I contacted Breeden with my concerns for mold due to improper remediation. After roughly my 4th report for mold, Breeden brought in First Atlantic and they did a “visual inspection” for mold. Mind you, First Atlantic is the company that failed to remediate my apartment in the first place. Both Breeden and First Atlantic went on the record to say there wasn’t mold in my apartment based on their visual inspection. Breeden forwarded this “visual inspection” to Wavy TV news prior to discussing with me. This “visual inspection” does not contain any quantitative information as a basis for any professional recommendations and they ignored all of the mold pictured below. How the pictures of mold below didn’t make the cut on the “visual inspection” just demonstrates they only acknowledge what they care to. I hired an industrial hygienist at my own expense to test the air in my apartment for mold. Subsequent test results showed significantly elevated mold levels, with Aspergillus levels >10x baseline levels compared to outdoor air and the most toxic of molds… Stachybotrys black mold being present in the air. My dachshund is peeing blood and now requires insulin shots 2x/day for rapid onset diabetes from the mold toxicity. My shih tzu is having seizures and noticeable mental decline. I’ve had persistent dermatitis and bronchitis for >1 year. Breeden denies that there is mold in my apartment but follows up with a letter from their attorney that I need to move out. Why would I need to move out if nothing is wrong ……? Help me understand……. There have been MULTIPLE floods at Aqua on 25th that were not properly remediated though Breeden filed insurance claims that were paid out to cover the damages. What happened to the insurance money that was allotted to repair our units??? Breeden has multiple complaints of mold at Aqua across multiple units and subsequent test results that confirm the building is not safe to be occupied yet they have not made a single resident aware of the risky environment in which they are living. Two residents and at least 4 dogs have died in the building in the last 6 months…… another 6-year tenured resident diagnosed with cancer at 40. Another resident that has never smoked diagnosed with COPD. One 24-hour exposure of one of the types of mold found in my apartment can be lethal to a grown adult. Elderly, animals, immunocompromised, and young children are more susceptible to having adverse outcomes with toxic Mold exposure. Breeden is denying they have these results to other tenants and continuing to lease units that knowingly have mold levels that far exceed levels defined as toxic. The consequences of their lies falls on their loyal tenants. Don’t put trust into people whose sole goal is to line their own pockets. Do your research. Impressed, impressed impressed. I just went to tour aqua on 25th and upon entry, I met the very kind apartment manager named Ivonne. From the moment you walk in this establishment is absolutely breathtaking. The amenities are top notch, modern and very very clean. I was just so impressed with every aspect of this apartment complex all the amenities and you can tell that it is cared for in every way. The aesthetics the aura of this building are just really top of the line. Ivonne Gave such an amazing tour an answered every question I had. I also love the accessibility with all the elevators and secured entry building with gated parking. I couldn’t be more pleased to see that is offered here. This should be the model example for how apartment living looks and is run!! Absolutely spectacular and amazing job by the staff, And employees. Thank you for allowing me to tour your facility. I look forward to seeing you soon.
Life is very good here at Aqua. I’ve lived here almost three years and I’ve found that the staff is more than willing to help with anything. The building is clean and well kept. I feel safe. I love the Clubhouse and the roof. If you are looking for a place close to the beach with lots of amenities, here you are!
I have lived at aqua on 25th for 2 years now and absolutely LOVE this complex! I never once had any issues and the staff here is top notch. Anytime I’ve had a maintenance issue I put in a request and within 2 days the issue was fixed. The staff is always very friendly when it comes to pets, they always love seeing my dog and sometimes have treats for her. I literally do not have any complaints about this complex or management. I am very sad to be leaving this complex that has felt like home the last 2 years but my boyfriend is military and we are moving to Missouri soon. If we ever decide to move back to VB and in the market for an apartment Aqua will be the first place I look into!
Believe the Wavy 10 investigative report on this place! My daughter lives here and I cannot wait until her lease is up - she doesn't even feel safe writing her own review because of the retribution they bestow on their residents. Anyone who asks for repairs is either gaslighted or blacklisted - or worse - some residents got their rent increased many hundreds of dollars at lease renewal because they asked for things to be fixed. The gal who went public with all of the serious public safety issues is being evicted. This company completely lacks morals. People should be able to have doors that lock, vermin free exterior air ducts, no roaches and palm beetle infestations in living quarters, apartments that don't flood at every rain storm waiting for the black mold to happen, because it is never remediated properly, working fire doors and legitimate fire and code inspections that aren't covering up dirty deeds and huge safety hazards. Do your real research before believing what these people tell you!! And realize that most of the good reviews are fake. And check reviews at their other properties...They are finally getting around to SOME repairs at Aqua on25th but at the expense of people getting evicted and forced out. What happens when those residents are gone?? I don't even feel secure coming to stay here. If this review is visible I hope it helps you
My sister has lived in the Aqua on 25th Street apartments for just over a year now, I come and stay with her frequently, visiting at least twice a month. It saddens me to say the building as a whole and management of the premises have not aged well. A year ago if someone were to ask me my honest opinion of where she lives, there would be absolutely countless positive things to brag about. Coming in she was a new resident to the Virginia Beach area, so finding a place to reside not only so easily but also with all the amenities she had been searching for seemed like a dream. Well that dream came to a screeching halt when management transferred over in May. There was an immediate as well as dramatic shift on how things were maintained around the complex. For starters the cleanliness of the building has seemed to take a hard hit - the trash room area especially - most days it is hard to walk through that room because of its unkempt state. The gym, one of my favorite amenities about the place, has also been suffering. Multiple machines at a time will be out of order or unusable for weeks and even months at a time. The cleanliness I would not say is as bad as the trash room but there is a noticeable difference in the execution of it, whether it just not be as frequent or not as thorough or maybe even both. Another saddening change that has come with new management is the overall of enthusiasm for Aqua community members outreach and events that bring residents together. This was one of her favorite aspects of this apartment complex when she was signing the lease the monthly events, parties, and unity within the building. It seemed like it was encouraged for all residents to take full advantage of all the amenities advertised to them, but now it seems there is little to no energy put into this anymore. Which leads into the community lounge room issues, another deciding factor to why she chose to live at Aqua over competing apartment buildings. Rarely are things stocked snacks, cleaning supplies, coffee supplies, etc, along with a general attitude towards residents to not fully utilize this area of the building or even try to steer people away from using it. The previous management staff was overwhelmingly more friendly, inviting, and responsive across all boards. All in all, she was really hoping that these things were just hiccups with transferring management and would eventually get better or even show signs of improvement. With no real response or solutions to these issues over the last few months I see no reason for her to continue paying rent to a company that is, in my eyes, half the quality it was when she moved in. When it comes time to renew the lease she will more than likely be leaving and would not recommend any new tenants sign a lease here.
My wife and I are original residents of Aqua on 25th street. We moved in here when it was opened in 2016! The building is beautiful and attention to detail is excellent. Our first property manager Jamie, who is now the regional manager, so impressed us with his professional customer service and initial tour… that we signed up immediately!!! Of course the location is amazing… walk basically one block to the Oceanfront! The roof top lounge has incredible views of the beach and surrounding Virginia Beach. Sandra, current property manager, and her excellent team have maintained this property to a 5 star level! If you want a resort living experience without an 11:00 am check out time…!!! …Aqua is the place! Looking forward to many more happy years here!
I have been a resident at Aqua for 2.5 years and have very much enjoyed living here. The location is fantastic with many restaurants and stores within easy walking distance. Aqua has several nice amenities with the Rooftop Lounge and Fitness Center being my favorite. The property is well maintained and cleaned on a daily basis thanks to the efforts of Liz, who also kindly delivers our packages every day with a smile on her face. Should you need a repair or have a maintenance need, Joe or Justin take care of it immediately. Usually within hours of submitting your request. They follow up and make sure you are happy with the work that was done. Last, but not least, the property managers Samantha and Nicole work very hard to keep things running smoothly. They are always very friendly and bend over backwards to help you in any way they can. Keeping it Real ... This is an apartment complex with a diverse range of residents. The great majority of the residents are respectful and courteous to their neighbors. But as you would expect, there are always a few who are not. Thankfully, Aqua management will usually address and resolve those issues.
We’ve lived in aqua almost two years and absolutely love the location. Enjoy the amenities which are always kept clean. The gym is my favorite equipped w/ TVs and workout videos. The rooftop is great to watch the fireworks at night and to relax. Aqua holds fun and engaging events fit for all! Liz, Nicole , Justin and Joe are all very very helpful and attentive when we need anything. And they have a coffee machine!!!
