Certainly! Here's a polished version of your review: --- I recently moved into Avalon at Midtown West in New York City, and I couldn't be more pleased with my experience. The entire process was incredibly smooth, thanks to the exceptional leasing team. From the manager to the team members, everyone was fantastic, especially Daniel. Daniel went above and beyond to ensure everything was handled seamlessly. He even stayed past 6:30 PM to finalize our contract and send it to us, demonstrating his commitment and dedication. Daniel was consistently reliable and responsive, always calling and instantly replying via email. He never wasted any time and was always available whenever we needed assistance. His friendly and professional demeanor made the entire process stress-free and efficient. Thanks to Daniel and the entire team at Avalon at Midtown West, my move-in experience was outstanding. I highly recommend this community to anyone looking for a hassle-free leasing experience.
UPDATE: Yesterday, a staff member from Avalon’s corporate office finally answered our emails in what has been a months-long request for the building to resolve an issue with particles in the water of our dishwasher now also in our tap water!, which have been damaging our dishes and which has us concerned about the water quality and our health. She said that the building management would come to run the dishwasher themselves in order to see if there is a problem. We asked that they please check the water quality and pipes, since that is what the building manager told us was likely an issue on his first personal visit a month ago. He had said to us that the building did some work on the pipes in January and there might still be an issue with the water as a result!! Instead of agreeing to actually look into the problem, the corporate staff member responded today saying that since there is currently no legal violation from the city, they actually don’t have to do anything and will simply "consider the matter fully rectified." Apparently, the mismanagement and failed customer service by the building manager and regional manager on the other issues we've faced extends up to their boss on the corporate team: only government fines and legal action will get this building to take care of its residents and address potential health hazards in the units. Clearly, the owner's response to this review is false marketing - the Avalon’s goal is not to resolve issues quickly; it is to quickly gaslight its residents and pray that no one brings a lawsuit against them so that they don’t have to do anything. ORIGINAL REVIEW: The positive reviews on here are mostly fake - if you were to talk to residents about what it is truly like to live here, this building would be lucky to average 3 stars. Recommend you check other sources like Yelp or better yet, do yourself a favor and live elsewhere! The building management is at best incompetent. The units are extremely old and need renovation don't be fooled by their false claim of being a "luxury" building!. Things break, and you have to ask repeatedly for months for anyone to attempt usually unsuccessfully to fix them. For example, our fridge broke from old age and rather than replacing it with a new one - they took an even older fridge from an unoccupied unit and gave it to us. Technically it works, but it is rusty and looks its age see photo, and one of the drawers sticks so badly that it sometimes won't open. It also started dripping water a few weeks after it was installed. For another, our A/C constantly has problems, and the maintenance staff told us it is more than 20 years old and should be replaced but that the building management won't allow them to give us a new one since it still turns on and so technically "works." We have also been having issues for months with the dishwasher and water in our unit and were sent a link on “how to load a dishwasher” when we asked them to inspect and replace the broken machine.
I just moved into Avalon Midtown. Thank you to Daniel from the leasing office for an exceptional job - very polite, professional and prompt. The building is located in the heart of midtown, close to all major subways, yet has the entire list of amenities, including a pool, which was important to me. There are some minor issues in the apartment which I hope will be resolved in the next few days by the maintenance team. I will update my review after that.
We just moved into a two bedroom unit at Avalon and were impressed by the ease of the move, thanks to the caring and efficient team at the leasing office. Starting with Chad, who showed us around the facilities and gave us a wonderful tour of the property to Deandra, who was always extremely prompt in replying to any questions we had over email and finally Daniel, who went out of his way to make sure that we could access the property to take measurements ahead of the move and helped us get an extension on our reserved slot for the service elevator on moving day when our movers were running late, the team was always available to make our arrival as smooth as possible. On top of it, everyone is very friendly and genuinely kind, including the doormen and the concierge. We look forward to being a part of this community!
We have been living at the Avalon for the last 1.5 years and it has been the worst experience we have so far in any building we have lived so far. The only thing good about this building is the concierge staff - they are amazing!!! First, there is nothing luxurious about this building that markets itself as a “luxury” building. All the appliances in the unit are very very old, rusty, and of extremely poor quality unlike pictures shown on their website. They break down often and they get replaced by even older and cheaper models - but only after many follow ups with the building management. Second, the building's elevator breaks down often and for long periods. The building had only 2-3 operational elevators out of the the 5 almost all of last summer. Residents had to que up for 15-20 mins during rush hours to get into an elevator. We heard from the other residents as well as building staff that this is an ongoing issue with the elevator and building management doesn’t care. Third, we have been dealing with incompetency of the building management in providing us a functional dishwasher for 5 months now. We started seeing particles on the dishes and reported it to the building around Jan’24 when we also started noticing brown color water in the tap. However, instead of investigating the real issue and fixing it, we received a condescending emails from building managers who explained in their email how we should be loading the dishwasher. The building finally acknowledged the issues and replaced the dishwasher but we still have the same issues indicating we are getting dirty water with particles in it. When we pointed it out, the maintenance staff said he does not know what else he can do. The building manager and maintenance staff would say one thing to your face but deny later. You’ve to pay for gas and lighting to live here. But getting gaslighted by the building management team is free.
After a very terrible experience with my last landlord, known by many colloquially as the “slumlord of Hanover New Hampshire”, working with the leading office at this building had been a breath of fresh air! Deandra King in the leasing office has been especially helpful and has made my apartment search, signing, and move in experiences all go extremely smoothly! I did not even get to tour the apartment before hand but she sent me floor plans, pictures and all other information I needed promptly, and she has been great with questions. I am super thrilled to be here!
I have lived in Avalon Midtown already for a year and everything has been great. I have never had any problem and the administrative team has always been very helpful. I recently decided to transfer from one apartment to another and both Daniel Febles and Nellie were absolutely great and helped me during all the transfer process. They not only were very patient explaining everything about the transfer and the new apartment, but also were very nice to offer the best rates possible. They both were always very available to talk about my concerns and my understanding of the transfer process. I am very happy with my new home especially because of Daniel's and Nellie's help and patience! I just signed a new two year lease at Avalon Midtown and I'm very happy with it. PS. The front desk team is also really cool. Rodney, Nick and Crhis are always super nice and attentive. They make you feel you are arriving really to home every time you see them in your way in.
Really would not recommend living here and most of the reviews praising leasing staff are fake. The leasing office and building management is extremely unprofessional and dishonest. The elevators in this building break down at least a few times a week and the building management would lie to you about the timeline to fix it. Units are pretty old and need renovation. Totally not worth the headache of dealing with the building management team.
We just moved out after four years and had an incredible experience! I am specifically leaving a review for the heart of the building - doorman/woman, concierge, and serviceman. Shout out to Rodney, Nick, Billy, Chris, Mike, LaTonya, Mohammed, Kyle, and all the others who really make this apartment feel like home and have gone above and beyond to help us! They are the reason for the five stars especially in the midst of changes, increasing rent/fees, and a few other challenges. Consider this crew as a key part of your decision ;
I lived at Avalon in Hell’s Kitchen for an year… great building, awesome accommodation and above all, an amazing set of people! Thank you for making me feel at home! Special call out to Deandra from the Leasing office and Rodney at the front desk! Highly recommend!
