Brittany Place

My husband and I lived here from June 2020 until June 2022. We loved our apartment. The one bedroom is HUGE for how much you pay—it’s pretty impressive for Houston. All of our neighbors and the other people we’ve interacted with that live there are super kind. On top of that, the staff is quick to respond to your emails and any issues get resolved fairly quickly. However we did have to move out for a lot of the same reasons other people have mentioned. There are a lot of roaches. No matter how much we cleaned or called pest control to come, they never went away. I do have to admit that we didn’t get to do a more intense pest treatment because of our cat. It’s possible it could’ve been gone with that. One of the other cons is that the walls are a bit thin. If your downstairs/upstairs neighbors are talking loudly enough, you’ll hear them. And smells get through easily. We don’t smoke, but because our downstairs neighbors did, the apartment always smelled like smoke. One of the other concerning things is mold. A lot of black spots popped up in our carpet that were not caused by spills. I can only assume it was mold! Despite these things, we enjoyed our time here and it definitely became home to us. It is a great place for the price you pay! I would give it 3.5 stars if that were an option.

Repairs are made as soon as possible. Supervisor in the office exhibits a very ethical behavior and maintains a professional attitude since my first experience with her.

I have had problems with my AC for the past 2 years and it finally got resolved yesterday they installed a new unit all was well until the apartment never cooled, I called management to let them know and all they could say was that it was too hot outside and that it would take a whole day to cool down well it has been more than 24hrs now and my apartment is still HOT. I have a 2-year-old daughter that cannot be in that heat and was already taken to the Dr. because she got hives from the heat. My husband and I have been calling all day today and have not received a call back.

For the location it’s good but even though you get the charge for pesticide it is still infested with roaches. Even my vehicle got infested with roaches at one point. The utility bill which is billed separate was slowly increasing after time even though there was no change to my usage. My last bill there they tried charging 250 in utilities when it used to be in the low 100s. Overall I wouldnt recommend living there.

Our main bedroom has been flooded with water ever time it rains hard and roaches are horrible since last August. Update after this post I got a call from the office asking why didn't I report these problems directly to them. FYI I did. The light in the stair way is out. And has been for 3 weeks. Don't get me wrong I think some of the. Maintenance crew try, and I like them. I am still having a big problem with Roches. The exterminators are nonexistent since coved. I spray and they go away. Then someone else in the building sprays and they come back in force it is an on going battle that is exhausting. I do keep a clean home, I wipe down counters frequently. I just want a bug free existence in my home! Not to much to ask for!

Lived here from July 2016 to January 2018 and there was definitely a roach problem. Apartments are old so random things around the apt would stop working frequently like the garbage disposal and air conditioning. There would be times maintenance would not show up for my calls so I had to call multiple times for help. The air conditioning was very weak in my apt and it would get so hot and there was an incident where there was a very bad leak in my restroom from the air conditioning and i had to call multiple times for help eventually they tried to fix it but I guess they didn’t really care enough to replace it. The whole time I didn’t have properly working air conditioner. I was always on time for rent only missed one payment by 1 day and I had forgotten to give them the 2 month notice before moving out, and the front desk lady was so rude about it and tried to charge me near 1500 dollars to move out. That’s 2 rent payments just to get out.. even though I’ve never had a problem with paying rent or utilities on time. Fortunately I got to talk to the manager and she made me only pay my last months rent to leave so I’m grateful for her. Also each new lease they want to charge you at least 200$ more for each month i guess to run you out, my aunt use to live here and they did the same to her. The only good thing about these apartments are the location.

Nightmare on W 18th Street. Lived here from the Summer '14 - Spring '19: rent and utilities always paid on time. The following is a limited list of issues we encountered and brought up to management in our 5 years at Brittany Place Apartments: - Air conditioning never cooled properly - we exp temps over 90 degrees on multiple occasions - There were serious electrical problems in the building we resided in: - Small appliances such as a blow-dryer in use would often short out the electricity on one entire side of the apartment and residents do not have access to the breaker box so maint had to be called every single time. - Our master bedroom closet light shorted and I came home in time to discover a smoke cloud coming from the electrical socket and the lights had shorted out - When it rains the electricity in the entire building would often go out. When this occurred after hours and the answering service was, aware of the outage they just wouldn’t answer any calls. Such outages caused constant food waste. - When the garbage disposal was in use the metal on the sink shocked me due to improper grounding. - There was NO complex security. In the times that someone claiming to be complex security was present, they could usually be found hanging out in the laundry room near our building playing on or charging their phone. - Washers and dryers were constantly out of order due to electrical shortages and - The a/c unit in the laundry room running at the same time as the washers shorts out the electricity - The a/c unit in the laundry room leaks water directly down to the electrical sockets where the washers are plugged in - Pool areas attract random non-residents especially in the warmer months, illegal drug users and often times becomes a dog park for folks who just let their dogs roam off leashes since it's the only fenced area - Neighbors are constantly fighting both physically and verbally; slamming doors, banging up against walls, yelling inside and outside the apartment - Unsafe: There have been multiple recent crimes at the property that have made news headlines in the last 12 months Google them - Stabbing and Robbery - Murder - Rampant illegal drug use and distribution - Improperly sealed units and shared ventilation - Cannot properly cool or heat units - Cannot prevent marijuana smoke from coming into unit - Can hear everything the neighbors do - Windows leak - The bottom left panel on our front door was just a piece of plywood painted over - Terrible office hours. If you are a working adult the office is literally only ever open when you are at work - Water smells like rotten eggs - Pipes are rusty and cause orange water and rust buildup in the tub and toilet - Tub and toilets back up - Back up causes leaks: most recently our tub leaked into our downstairs neighbors unit - Foundation in our unit was cracked and constantly creeks and shifts. The floors are uneven and both are breeding grounds for bugs. The walls are cracked and the ceilings are cracked as well due to the unstable foundation. - Mold issues due to the inability to properly cool and heat the unit. Proper temperature cannot be maintained. - After Harvey when damages were assessed by management and the huge moldy wet patches were found in both the guest and master bedrooms of our unit, the person sent to make repairs simply painted over it and called it a day. No sheet-rock replacement. Management never bothers to check repairs they pay 3rd parties to conduct in units - Infestation of roaches, rats and bats There is so much more I could mention...consider yourself warned. The "lower" rent cost at Brittany Place to live in 77008 isn't worth your sanity, health or safety. Had we not lived it, I would have never believed it. If you still opt to live here despite the warnings, do your due diligence. Request to see and inspect the actual unit you are renting prior to signing a lease; and check out your neighbors!

I have lived here for almost a year now! Management is excellent, our leasing agent is adorable and after living in gated communities where crime was a day to day event. Well security keeps a constant watch on our community! Living here is more like living in a small home community, the neighbors are very personable and great! Very quiet community but most important management is excellent! Very respondent if you have a request and they make you feel like you are the first on the list! Very expedient with request!

DONT DO IT !!!! i cant stress enough how HORRIABLE this place.is. it is infested with ROACHES!!!!!!!OH MY GOD ...when i tell you ,you cant keep anything in or under the counters or open any door in the place with out getting a face full of roaches im telling you the truth. they do a great job of hiding it when you first move in ..but after a couple of months its on. and the water smells like rotten eggs. in the kitchen & showers. and wait till it rains...sewer water will start riseing in your toilets.it was a 1 year night mare.thank God i found a great place when my lease was up.. oh and by the way 4 people who lived there now live where i moved . move there at your own risk.i wish i could leave a review with out ant stars because it doesnt deserve even 1..

This place is horrible they don't care about how you live at all!!! We got water that came in during the flood are carpet are blankets got ruined it took them days to half ass fix it!! We had mold in all of our vents they came to clean barley yesterday and they left mold all over my carpet, floors I have a 9 month old I'm a so beyond angry!!!!!!!!!!!!!!! They are infested with roaches too it's just discusting!!!! I can go on on and on about this place!!!!!!!!
