Sent this email TWICE in June requesting a response... They won't respond back to us. DO NOT USE THEM!!! ATTN: Forensic Home Inspections To whom it may concern: We used your inspection services on 3/21/20 & purchased the home 4/28/20. Please find the report attached below. Within days, we experienced several problems not documented in your report. We are writing to advise you on additional items missed that have or will cost us thousands of additional dollars. Had these items been disclosed in your report, we never would have purchased this home and would never been subject to these nuisances. · German cockroach infestation in kitchen, bathrooms, & garage $475 spent so far · Rodents in attic to be exterminated & facia holes repaired $1300 estimated cost to exterminate & repair · Boring bee holes in several places outside. estimated $350 to exterminate & repair · Main 2nd floor full bathtub floor covered in cemented putty, broken spout, & entire insert needs to be replaced unquoted at this time – anticipated $1000-3000 for replacement & installation · Master bathroom shower leaking water down the outside of house from piping $75 home warranty fee We are very disappointed these items were missed, and these additional items would have been the deciding factor in NOT purchasing this home. It doesn’t appear these are things you normally check for? We request you consider adding them to future inspections as they have become very costly repairs in addition to the items we took on repairing ourselves from the inspection report. We are so disappointed in this house, and it does not feel like a home. Please kindly let us know you received this, and your action to this request. Thanks in advance.
DO NOT USE THIS COMPANY!!!I was very disappointed in the services I received. They came out late and it was mostly dark while the inspection was being done only to find out many things were missed like rats in the attic!!! I was told this should have been found by the inspector prior to me closing as the rats had been up there quite a while from the droppings and tracks thru the insulation. And there was no reason to contact you after the purchase of the home. I relied on your inspection before deciding to close..instead I ended up paying almost $3000 from what you missed ? So you would have reimbursed me? Probably not..
Realtors do not refer your clients to this company. This inspection has cost me Roughly $10,000 in repairs that they should have caught. I have purchased and sold several homes. The last house I purchased, the inspector from this company performed an inspection and missed key areas like under the sink and the corner ceilings which had leaks from the previous owner. When your homeowner looking for an inspection company my lesson learned will always Have another inspector come behind them in order to ensure that you’re covered it may be costly but it could cost you more. I have proceeded with further actions for fraud and misrepresentation. DO NOT USE THIS COMPANY It seems that when I requested for full refund and show them the lack of quality in their inspection the owner procrastinated giving my family a full refund after it was a agreed verbally with my wife as a witness for almost a month. Then used an excuse like it was lost in the mail for several weeks. This company, Forensic home inspection has the worst customer service and does not value customers.
As a new home owner. I was very pleased with the quality of professionalism from Forensic Home Inspection. What I appreciate the most is that the inspector arrived early and took the time to explain everything to me from the basement to the attic. After he finished he ask me if I had any other questions and gave me recommendations. Ask for Reggie he is the best!
We have now used them twice, first time we had Isaiah and he did a through job. I forgot the guys name the second time but he did horrible. I brought a contractor in to give me a quote for an issue pointed out by the inspector and he ended up finding so much more. Water pouring into the crawl space when a shower was on, in addition to about $50000 more in repairs. I have contacted Reggie about our disappointment and have not received a response. The inspector that came out seemed to know nothing about anything and I am not sure what he did with his time there. Although scheduling was easy and fast with the report back to us within 12 hours... it needs to be right for me to brag on that! Our realtor recommends them to his clients but will now be taking them off his list.
This is absolutely the worst home inspection company. Two weeks after moving in I noticed that there were some serious erosion problems. I called the owner Brian and explained that there were some places on the house that were troubling. I did not have an attitude I just wanted him to come out and give me his professional opinion. Brian refused to come out and look. I explained that I was not an expert and would appreciate it if somebody would come out and see the problem. With a poor attitude and he said that they were not interested and would not be returning to the property. When I asked him if he was going to come out and look he said no. They use some kind of an app or program and they walk around and take pictures. It is quite obvious that his inspectors have no business inspecting homes. Every inch of the report has disclaimers so they have no responsibility for a job. Three months after purchasing the house the hot water heater went out. It was obvious to the plumber that this was a pre-existing issue that should've been noticed by the inspectors. The whole hot water tank completely rusted out around the water supply lines. There was no expansion tank on the heater either. So these guys inspect houses but don't know how to inspect a water heater. A company is only as good as it reacts to problems and Brian gets a big fail!!! Luckily I copied my real estate agent on his correspondence. He will no longer be doing business with multiple agencies based on his attitude and lack of customer service.
Company gives my clients a really great Realtor Discount. They are easy to schedule and work with. The reports are timely sent the following day. I am very confident as a Real Estate agent to send my clients to Forensic Home Inspections.
Update: the inspector did not get on our roof to inspect the condition of the shingles because about half a year later, we had to submit a claim with our insurance and have our whole roof replaced!! The shingles were absolutely in the worst condition, cracking and peeling off. The roofer took photos to show us and the damage was very obvious. If we had known the roof would’ve have needed to be replaced, we would have been able to ask the seller to adjust their selling price or replace the roof before we moved in. That was a big disappointment for us. If you do plan to use this inspection company, make sure they got on the roof and take photos to show you the condition. Especially since that was in the inspection package that I paid them to do. I was in the process of closing on a home and needed a home inspection to be conducted. Alan Tenney from Forensic Home Inspections did an ok job. He mentioned that he has experience in home insurance claims, home appraisals, house flipping and home inspections. As a first time home buyer, I had no knowledge of what a home inspection would consist of and I asked many many questions to Alan. He did a good job answering all my questions and concerns, while also explaining to me about things to look for in a home. I followed him all over the house and he did noticed a lot of small details and took many photos for the report. Forensic Inspection also has a very competitive price. My home is 2700 sq ft not including the finished basement and I was charged $250 for the inspection. The final report was clear and straight forward. It had all the sections of the home listed and the condition of certain things in that section based on safety, structure, and functionality. The only thing I wish the report would have had is recommendations or actions that need to be taken for things that are not in good condition or up to standards. My only advice would be to follow the inspector where ever he goes to make sure he doesn’t miss anything that you would be able to catch. But overall, very thorough inspection for a great price!
Reggie was our inspector and he was a pleasure to work with! We used our inspection as an opportunity to have another look at the house and we had our kids and mother in law with us. I was afraid we would be in the way and make things more difficult for the inspector. If we were, he certainly didn't make us feel that way. He incouraged us to have a deep look ourselves to the out of the way areas and he was very knowledgeable and upfront about what he found and what areas were important to focus on in moving forward with negotiations. Customer service was a pleasure to deal with but Reggie is what made the experience exceptional!
