DO NOT DO BUSINESS WITH THIS COMPANY. We began the loan process with Ben in March on a home that was an investment property for his uncle. He assured us that even if he could not secure financing, that he would do a lease or lease purchase for us and that would be no problem since his uncle owned the house. When our lease was up on our apartment, he was still not able to secure financing. He had falsified information on the loan documents and submitted them trying to obtain 100% financing under a program that I knew we did not qualify for. He removed my name from all documents and would no longer talk to me about the process. He took $475 from us for an appraisal and still had not obtained a loan approval. He then began to try to process the loan as an FHA, which again, we did not qualify for so he was falsifying information and assuring my husband it was all legit. He did a very vague lease agreement for us and we moved into the home, as is and no warranty. This was a home that was constructed in 2011/2012 and never lived in as the contractor went bankrupt. He agreed to purchase a refrigerator for the house but we were in the house a couple days and he still hadn't done that. Then he said, "oh well we can't do that until we close on the loan." I suggested we purchase one and use it in lieu of our first months rent, which he agreed to. He never gave a set amount for us to spend so we spent $1000 which would have been our first month's rent. The other appliances in the house were of equal quality so we didn't buy a cheapo. He said that was fine and he would get with us on when our next rent payment would be due as it wasn't clearly outlined in the lease agreement. He is now telling my husband that he will only allow a $750 credit on the fridge toward the rent and that we still owe him over $1000 for rent. My husband contacted him 2 weeks ago attempting to pay the rent as we had been there 30 days and we knew it was due. Ben said, "oh don't worry about it, we will get together on that. It's not a rush." Being that my husband is a stickler for paying his bills on time, this made him uneasy but he trusted Ben.
At the beginning of June, I moved to NC to care for my mother who has cancer. When my husband contacted Ben regarding the status of the loan last week, the 3rd week of June, to see if he could continue to lease the house for 2 more months before he submitted another loan app to another company as he was saving up a down payment and in reality had already saved more than 3% that was required for an FHA loan, Ben said, " I hear your wife has moved out so I think we should part ways on this deal now." and gave my husband 3 weeks to find another place to live. Our lease agreement states 30 days but he told my husband "that agreement is voided now." The first week of June my husband was to meet with Ben regarding the loan and he showed up at the office and Ben wasn't there. He was told that Ben was at a golf tournament. This is the point at which he has advised my husband that his 30 day notice to evacuate supposedly began. Last week my husband was to meet Ben first thing in the morning and he went to the office and Ben never showed. This morning 6/29/16 he called my husband from outside the home and said "you know you really should water your ferns, they are turning brown." in an attempt to intimidate him and let him know he was at our house.
His building company River City Builders, has no money. And the quality of work that they do is very poor. That is evident in the house his company built next to ours. (Ours was not built by his company.) My step son and daughter in law signed a contract with him in January 2016 and were told they would be ready to move in by August and Ben didn't even have the funds to get the project started. He keeps putting them off and making excuses. He is a liar, a cheater and will take advantage of anyone that is not educated in the mortgage process. Save your money and save yourself some heartache and find a reputable bank.
