Fabulous residential building complex designed by I.M. Pei 1917-2019 completed in 1965. The outside corridors have a positively Miesian feel. Silver Towers were designed by the same architect. Early in his career Pei studied and taught at Harvard's Graduate School of Design GSD under Walter Gropius 1883-1969.
Great doormen, clean, beautiful maintained grounds and well run building that follow strict condo rules. Have never seen any pests.
Absolutely an amazing place to live. I grew up on the property and moved away many years ago only to move back to raise my own family here. The park is a wonderful place to hang out and meet up with friends which we now have many in the building. As a real estate agent I work in the building frequently helping residents sell and rent their properties as well as finding buyers new homes. I can't think of a better place to live in NYC.
Solid place to live for the price and location. Predominately a senior living community since many bought in the 1960s and did not leave, so it is guaranteed to be quiet. However, living next to the hospital - be prepared to hear sirens throughout the day and night. Studios are pretty spacious. Anticipate roaches, it's New York City. The South tower has more of that issue than the North. Still found them above the 10th floor so no matter what floor, enroll in the exterminator provided each week and it won't be a problem. Depending on your unit, the air conditioning system/company the building uses is not the greatest if it has not been updated - 90 degree weather is not fun. The doormen are phenomenal, you feel very protected with their security protocol. They do not let just anyone through. Overall, I would recommend if you would like a fair priced luxury building experience in Manhattan.
Love itnhere. Secret place in the middle of NYC. Largest condo in Manhattan with Pickleball, basketball and big open garden.
I loved living here. The private garden makes it such an enjoyable place because you have outdoor space you can access anytime that is safe. The doormen are the best! Finally air conditioning throughout the lobby. Sunny and spacious apartments with oversized windows.
Well managed. Awesome building. The back garden is perfect.
My experience living here wasn’t the best. One of the doormen in particular made living at Kips Bay Towers unpleasant— I believe his name was Alex. He was always in a bad mood and never said hello, and constantly rolled his eyes when I needed help with things. All the other doormen were amazing, and I enjoyed the building and the neighborhood.

Two buildings, many floors and apartments, a park and garden, parking space, and a good location. A member of my family lives in one of the buildings, and I love to visit the place.
