they are the worst. will not help with any maintenance at all. so my mom decided to take things into her own hands. she sued them back in December and they still havent payed her. shes bringing them back to court so its their loss.

As a former property owner, who utilized Larlyn as my property management service, I was extremely disappointed. The high turnover rate of the property managers was constant during my 7 years of dealing with this company. Therefore, it was difficult to contact anyone, when I needed them. There were times when I had no idea who was managing my property!! When it came time to maintain my home, they were quick to ask for the money up front. However, when it came time for them to send me the rent money, the deposit was always inconsistent and always a struggle to collect it!! I sold the property and washed my hands of this company - best decision I ever made. NOT WORTH THE HEADACHE!!

This company is awful. If you have to choose a property management company do not go with this one. Misplaced cheques and mysteriously do not have the last 2 months (even though I drop off the entire year at one time) and then have the nerve to charge me a $200 fee. They make zero effort to contact you before they charge you ( UPS letter? email - which they have. That extra 1 min to send an email is too much effort). Janet thinks it's easier to have a tittle search done to charge their clients. Obviously I would have provided cheques to cover these 'missing' cheques if given the opportunity. Unbelievable, Janet is a useless employee and dealing with these crooks is pointless. Go anywhere else.

August 2017 the rent was raised in my building, I live in a housing unit.I only pay a portion of the rent larlyn tried to take full rent from my account causing a n.s.f. charge. It took me from August untill October to get though to the manager. Messages were left between August and October that were never returned. In October I wrote a note saying that my portion of the rent will be paid by money order, pre authorised payment has been stopped. Of course my note was ignored by management. Three times I talked to the manager and told him that payment has been stopped at the bank and I will pay my portion by money order. My calls were ignored and they still try to withdraw funds from my account. I talked to accounts receivable 3 times and told them not to withdraw funds from my account any longer but once again I was ignored. Now because of larlyn I have to close my bank account because they refuse to listen to what I am saying when it comes to my bank account. Now they are on the third building manger in 7 months let's see if this one will listen to what I am saying. My advice to anyone is to never sign up for pre authorised payment, if you ever want it stopped larlyn will ignore your request just like they have done to me.

I wish I could give a rating of zero. Our property manager is rude, never available and does not deal with any maintenance issues. She's constantly increasing fees and she gives us very short notice of any changes if any notice at all. Her reason of absence is that she has too many condos to look after which is irrelevant to those of us who are paying her.
