Update: Reached out the property manager and she has been working with us to address the issue mentioned below. Pros: • Lots of young families • Location is extremely convenient (4 grocery stores, library, park & playground, metro all within walking distance) • Maintenance manager is responsive • Front desk concierges are very nice and helpful • Manager & Leasing agents are nice Cons: • Neighbor smokes cigarettes and marijuana within their apartment. What someone does within their own apartment normally wouldn’t bother me, but the smoke fills the hallway outside their unit, and enters our unit through the door and ventilation system.

I rated my overall impression of Latitude poor do to my experience with the staff at latitude. The first thing being the fact that a Soldier left for Arizona, and left a bed in the apartment that I viewed. The rep advised that he had left the bed suddenly and was not coming back. I then asked if I could have the bed and the rep stayed yes after speaking with his manager. I came back on today and advised that the apartment would be out of my budget but I would still like the bed. I was then advised that the bed was could only be given if I stayed in the apartment at latitude. That is absolutely the wrong answer. It was another Soldier's bed and I'm sure I could find out who that Soldier is and advise him that they denied me, a other Soldier his bed and he would not be happy about that. GOD will provide either way but the fact that the manager would blatantly lie. and say that I could have the bed and then when I didn't lease deny someone else's property is wrong and no way to treat anyone. I wish everyone at the office peace.

Beautiful community with great people. I love the location as I’m able to walk because everything is so close. I love coming home every day. It’s a wonderful place to call home.

This is the main reason for my review. We had 2 non-working elevators for almost 5 months and also we had a neighbor smoking in his apartment for 2 months, and there was little visible action from the management, and not only that we were sleeping with the smell of the smoke and waking up from 2 am to 5 am because we were unable to sleep because of the horrible smell and not only that, all of our clothing in the closet had the smell of cigarettes. Also, having the fire alarm going off over 19 times at all time of the day, forcing you to go down 6 floors to find out it was just a false alarm, and to see older individuals going down the stairs as well and families with their newborns, even on weekends, and not seeing an apology from the management, was something we were so over it. A major issue was the fact that we had three management companies in less than six months. Also, besides of not having hot water multiple times for multiple days during winter time and the management makes you go to a gym away from the apartment complex to take a shower, I must say the amenities in this place are good. The most significant issue with this building is the manager. She is always too busy to talk to you in the office. Most of the time that other residents or myself go to the office and her leasing consultant’s agents must say she is not available because she is with somebody else or on the phone with someone. The issue is that her office has a huge glass window that happens to be on the walkway when I walk my dog, and I have seen her doing nothing nor with someone and not on the phone. The times you go to speak to her and have the chance to do it, she talks to you like she is superior, she even changes her tone of voice and facial expressions and shows negative energy. The biggest issue that happens to me was during our renewal process; this management was so disorganized on how to proceed with my renewal letter. I was under an affordable housing program, and every time they requested a document, and I send it to them they took so long to reply to either inform their received it or to let me know everything was good. We had to email her every time to find out we were missing some paperwork. This was our biggest nightmare with them, the way they handle all the renewal process took most of our energy. We were in a constant struggle to stay positive because of the lack of communication from the manager. We exchange over 100 emails to try to have our issue resolve, which was income qualification. This was by far one of the worst experience I ever experience with a management company, and I blame the manager the most for her lack of organization. An issue I had is the fact that the maintenance team takes their sweet time to complete work orders and you must email management multiple times to see some action. Not only that, but the management also take their time to respond and of course do not offer an apology for the inconvenient. We were great residents that always kept an eye in the building to make sure residents were taking care of common areas; we were always very diligent when we saw things out of place or when people were damaging the property. We are very proud of being great residents. We always took care of our apartment since that was our home and we did make sure our home was clean and in a perfect condition, which you were a witness when we inspected the apartment and did not have anything damage nor dirty. Indeed, we loved to live at Latitude since it is in a great location with good amenities, but sometimes that is not enough to provide an excellent score. This the reason why of my review, this might be a good-looking building, but management is far from being great.

Assuming you've toured the place, I'm sure you've already seen that it's a high-end apartment complex with all the relevant things that entails (24/7 concierge, secured entry, high-end appliances/finishes, etc) and some very smart apartment layouts. It's also worth noting that there are some details you may not have noticed but that the building's designers didn't skimp on such as the fact that you need a key to use the elevator even to get between floors (but not to the lobby of course), so even if a nefarious person managed to be let up, they wouldn't be able to get to any floor other than the one they were on. There are also blue-lighted emergency buttons on each level of the garage (even though it's only accessible to residents beyond the first floor) and the roof has enough space and dividers that it feels expansive yet you can often find a quiet alcove to enjoy with a group of friends. The appliances aren't just good-looking but meh quality, they're excellent and also QUIET - neither the dishwasher nor the clothes washer is noticeable which is quite unusual even among luxury apartments in the area. The A/C & heating are quite effective and also very quiet in operation on the low fan setting. The door and the walls are excellent at insulation as well as the floors - I can occasionally hear a laugh from above but no footsteps. Oh, and management organizes some pretty fun resident events. All of this all well and great, but the most important - and unusual - aspect of Latitude is the management and maintenance team. There are plenty of apartment complexes in Arlington with beautiful, well-built apartments (although few get the details right as well as Latitude), but it's all for naught if the management or maintenance is apathetic (or worse, hostile). To be fair, I have yet to have a major problem that required maintenance but all of my experiences with management have been absolutely fantastic - they always take even minor quibbles very seriously, even going into some seriously in-depth research with their technical team and external parties when I had a question regarding the thermostat as well as going to the trouble of scheduling an oiling of the (probably replaced by the time you read this) old metal statue out front when I happened to mention that it was squeaking in the wind despite the fact that apparently it was quite difficult to oil. (Maintenance has been same-day on all tickets I've put in) They also get ahead of issues as soon as they hear about them and start investigating even if it means having to inquire with a third party vendor(such as a minor issue involving key permissions being overly strict which was rapidly fixed), rather than waiting for a critical mass of tenants to get mad and force them to deal with it. Also, the concierges are fantastic - not only going above and beyond, but just plain great people which is important as you'll be seeing them a lot. As far as cons go, most of these are pros for the right potential resident or worse at other complexes but it's important to be 100% transparent - renting is an important decision. The A/C does not allow for forcibly running the fan when cooling is called for without disabling heating and/or cooling and does not support any replacement thermostats such as a Nest. The windows do mute the noise from the street pretty well for large windows but not completely - expect to hear the ambulances going up and down Fairfax which is an ambulance route if you're on the side facing that street. The apartment management seems to be quite serious about enforcing rules such as not disturbing other residents at night and no smoking anywhere in the complex so if you like loud raucous parties at 3AM or smoking in your apartment, you may want to consider another choice. Overall it seems to have more of a professional (many with families), friendly, and less frat party-esque atmosphere than other complexes around here. Updated April 2018 - I'm re-leasing here. Nicole is doing a great job. YMMV, but I'd certainly recommend Latitude to my friends.
