If you're new to the area don't bother. I looked at two apartments, explained that I had recently moved from out of state and started a new job, and was still given an application and told to apply. What I should have been told was that if I try to submit an application the people in the office will basically laugh in my face. Showings are easy because the apartments just sit empty.
Horrible Respect For the tenants, worst management company ever , especially this one women , blonde older lady with a tan , You chose this job she likes to give dirty looks at the apartments like the tenants are the ones who make it disgusting, No if there was better maintenance the outside wouldn’t look so bad. They only worry about rent but can’t fix any of the issues
A long established firm with a friendly knowledgeable staff. Tenant woes? Let these folks manage your property, then be amazed at how they practically pay for themselves by minimizing your vacancy rates and reducing rental losses.
They took my 35$ application fee for rent and ok not complain about that but they don't have any respect for you at least call you and let you know you didn't get a place! Call them numerous times left 2 message but reply? Zero!!!
We rented an apartment from them back in 2011 for about 3 years. It was an old Victorian house in pretty poor condition, but it also had a lot of character to it and we made it work well. You could see through the floor boards into the basement, the wall insulation was probably way outdated, the windows were the original ones that were probably put in when the house was build over 100 years ago, and the parking situation was horrible as all tenants of the 4 unit home were crammed down one single lane driveway. It wasn't the most comfortable in the winter and when the wind picked up, you could feel it in the living room. All that aside, those aren't really my big complaints. Our rent started at $595 and although it was only considered a 1 bedroom, it had another spare room. So although there were some issues with the condition of the apartment, we weren't exactly paying for something in tip top shape. Most of those things were obvious before I agreed to rent the apartment. My big complaint comes in where our hot water heater broke in the winter and it took them over a week and a half to fix it. That was not cool. If they had been quicker to respond and resolve the problem during such an urgent time, I could have given them a better review. Honestly, it's not like it was the worst experience ever, and it was the first place I had ever rented, but I also wouldn't go back to them.
My fiance and I found our dream apartment. It was in an old building that had beautiful antique features and was HUGE for a very low price. Sadly, it was too good to be true. Our apartment needed new repairs almost weekly. We had leaks, no hot water, no water pressure, paint chips falling off the ceiling, leaking steam heat, the fire alarms didn't work and would beep non stop and so much more. That would have been fine if the management company would have responded to these things in a timely fashion. We would call, report the damage and whoever we would talk to each time would be extremely rude. After waiting sometimes a whole month or two the maintenance man would come, do a bad job and need to come back and fix it again. Also, they let ANYONE move into their apartments. Our neighbors were scary, rude and not cleanly at all. They would leave half eaten sandwiches in the hallways that would never be cleaned up. Basically Peloquin are slumlords. To top it all off, the building we lived in was INFESTED with bed bugs. They NEVER let us know or warn up to check. When they called people to come treat it, they hired the cheapest company that did a horrible job. We ended up throwing everything away and moving. It was a nightmare that will stay with me forever. All in all, don't rent from this company.
Many have given wonderful reviews of Peloquin Property Management, and I gotta say, if I had written when I first moved in, I would have been one of them. I got a quaint little apartment on a nice street in a quiet neighborhood. The apartment was mostly clean when I moved in and didn't take long to feel like home. Then there are the flaws. 24 Maintenance team? Nope. If you call the maintenance line and leave a message, you get no response. What's worse, is that they will come to your home when you aren't there to make a repair without telling you. My kitchen and bathroom sinks were clogged from day one. Their solution was to pour Drano down there and walk away. Ya, that didn't work so well. My neighbors below me called to tell them their ceiling was caving in. Do you think they would check my place to see if there is a leak somewhere? That was about a month ago. Guess who just found a water pouring out under the kitchen sink? Bottom line: If you get a 100% perfect apartment with no repairs, then you'll probably love Peloquin. If you live in the real world and expect them to actually manage their properties, then look elsewhere. They'd rather see the building fall apart around their tenants. Update 10/2010: I photographed everything when I moved in and sent them, but they didn't make any of the repairs. One of the photos showed peeling cracking paint in a closet which turns out is water damage, but they never investigated this further. Now after a few rains I have extensive water damage in my kitchen, living room and bedroom causing me to live our of plastic totes. Other repairs that they've made were shoddy and were needed multiple times as a result. During the repair process, their contractor locked my cats away from their food and water. The cats ended up clawing at the door and the door is missing a bunch of paint. Peloquin's response was that they had that habit because there is a scratching post on the door. You mean the scratching post that was locked on the same side as their food and water?
Gotta love those management companies that take your money to run a report that they NEVER run! In this market, I've been to showings that filled the apartment and constant traffic during the hour. That apt is STILL on the market, weeks later! Where are all those deposits/applications going, I wonder? Huh.
DO NOT MOVE INTO PELOQUINS PROPERTIES!!!!!!!!!!!!!!!!!!! ESPECIALLY NOT 307 MANCHESTER ST. UNIT 1. Peloquin Property Management refuses to fix the apartments they own. I am at 307 manchester street unit 1 center, and they just poorly patched the ceilings up and did not fix the water leaks. it was a matter of 6 months before the water was dripping through the ceiling into my bathroom. I was told the previous tenant in my unit left because of the same leaks in the same places. They had to replace all the carpet before i moved in. Ive been living with this leak since November 2018, and they have no plan of fixing it before my lease ends in March. I would give them 0 stars if Possible. They are the worst landlords I've ever dealt with.
Been waiting over a month for an apartment that they said would be available at the end of the first week. Called to move in that Friday and they pushed until Wednesday. Paid the security deposit and was ASSURED THE APARTMENT WAS MOVE IN READY and took a day off of work to move in, and was told they have MORE to do and can't move in for another week. They are unwilling to work with you on payments, they are unwilling to work with you on repairs, and apparently move in dates too. They will not return my deposit, and they will not work with me to move in Monday.
