I am writing to inform you of the numerous complaints and evidence of abusive and harassing behavior by Preferred Management HOA. As a resident and a member of the community, I am deeply concerned by the continuous pattern of misconduct displayed by your organization towards the residents. Repetitive harassment and abusive behavior directly impacting health of the current residents in the community. It has come to our attention that this HOA has a proven track record of harassing community residents it’s supposed to care, and implementing stringent and unreasonable rules without proper justification. Despite numerous attempts to address these issues, this HOA has failed to take appropriate action and continues to act in an irresponsible and unethical manner. This letter serves as a formal notice that if the HOA does not cease its abusive and harassing practices towards the residents, legal action will be pursued. Get ready for Class Action Lawsuit, Board Members included. We as a legal team are prepared to file a lawsuit ProBono against Preferred Management for its misconduct and demand justice for the current and past residents who have been victimized by this organization for way too long. We urge the HOA to immediately review its policies and practices, and make necessary changes to ensure a fair and respectful environment for all residents. Failure to do so will result in legal consequences for the HOA and those responsible for the ongoing misconduct. We trust that the HOA will take this matter seriously and take immediate action to rectify the situation. We are prepared to pursue all available legal options to hold Preferred Management accountable for its actions and protect the rights and well-being of the residents. We have been meticulously monitoring your actions and find them to be flagrantly unethical and in clear violation of the law. I strongly advise against further tampering with your ***** in the name of HOA practices, as our legal department will not hesitate to pursue aggressive action against any individuals found to be engaging in fraudulent activities.
Preferred Management recently switched over to a new accounting system and figured out there are outstanding balances from 8+ yrs back. In 8+ yrs no Invoices, Account Statements, or Delinquency letters were received of any outstanding balances; only annual booklets showing no outstanding balances. For 8+ yrs the balance has been incurring Penalties & Interests. Preferred Management won't take any accountability even though by law Preferred Management must send at least a yearly letter. Had Preferred Management sent out quarterly or even yearly Account Statements; I could have avoided 8+ yrs of Penalties & Interests! I'm sure I can't be the only person in their management portfolio with this problem. This type of mismanagement & lack of accountability can surely cost someone their home, especially those on a fixed income. I hope that any subdivision community looking for a management company for their HOA, looks elsewhere. The shoe could just as easily been on the other foot and this can happen to anyone. I hope that upper management especially looks into the Tomball Tx location. In the meantime, I intend to file several complaints with the state so there is an audit of this company's illegal practices.
ZERO Star rating. Called for a week straight 5 full days of Business hours normal times they are open. Left 1 message in the morning 1 message before they closed. NEVER EVER ONCE answered me.
I love my Hoa Preferred Management Services I have never had a bad experience with them, as a matter of fact I have had several good experiences with them, my application for walkway improvement was approved within 2 weeks, I see many bad reviews, but I don't understand.
My experience with HOA Preferred Management Services was beyond awful. Not only did they secretly tack on extra fees without any transparency or justification, but their service was abysmal. One of the most shocking revelations was that they hired unlicensed workers for community inspection, putting our safety and property values at risk. It's utterly irresponsible and unacceptable for an HOA management company. This is against the law. A well-functioning community relies on trustworthy and competent HOA management, but HOA Preferred Management Services failed miserably on both fronts. They lacked transparency, responsiveness, and professionalism, making it impossible for homeowners to trust them with our hard-earned money and the well-being of our community. In summary, HOA Preferred Management Services prioritized secrecy and incompetence over our community's welfare. We need a more dependable and responsible management service than this HOA service.
All Homeowners: Be aware! Of this Not preferred Management HOA Company at Villas NorthPark. They charge you a fee secretly and put a lien on your property. We’re paying a $175x12month=$2100 expensive fee to support the HOA. This is Not a preferred HOA, which makes it very difficult for all the homeowners. It Is about time to vote to change 5 stars and better HOA Company next term. They will understand and are very helpful to their homeowner service providers.
Absolute dirtbags. If I could give zero stars I would. My uncle is a fully disabled veteran still working full time and not at home often. He does what he can to maintain the property and this company consistently penalizes and threatens legal action over minor 'violations'. A good chunk of these violations due to damage by work from the CITY. These people have no ethic or means of understanding when it comes to working with people. Only here to collect money. It is painstakingly obvious when their funds are running low because they start back with the threats. Do not try to reason with this company as it is ran by ignorant, pathetic people. I find it real interesting that a company based in Tomball has so much say over a neighborhood located in Houston. I dont know how they are able to back up any of these claims.
I wish I knew about this HOA and the problem of the grass before I bought the house. I live in Villas at Northpark. When I moved here in 2016 there was grass on my front lawn. I did not think much of it. When I read the HOA rules, I also noticed that residents were to re-sod their lawn when necessary. Not a problem for me because I thought it did not happen often and that it for little spots. I did not know until I saw my deed that the former owner had a judgement against them for violating deed restriction because of the front lawn. Recently an attorney told me that judgement was no longer there. Long story short, after I moved in I noticed the grass was disappearing. Not in spots but the entire front lawn. Then I received a letter from the HOA to re-sod. I had it done by a professional lawn service. Months later the grass sod completely disappeared. I also noticed the neighbor's grass did the same thing. We share the front lawn. I knew then something was wrong. I noticed that another resident had artificial grass. I asked the HOA if I could do that. I was told "no". I had the front lawn re-sodded again. The grass disappeared again. I submitted a request to the HOA to use mulch. The request was denied. I attended a board meeting to appeal the denial. The appeal was denied. I was actually told that if they let me do it, others will want to do it too. Mind you, some residents are already doing it which is where I got the idea. Sometime after the meeting, the HOA's law firm sued me for attorney fees and for violating deed restriction. I was afraid to put out that money and watch it go down the drain again. And I knew I was not asking for options that were not reasonabl when I saw others do the same thing. Later, I filed for bankruptcy because of debt. I included the HOA law suit as debt. My bankruptcy was discharged. The amount is still on my HOA account. The law firm act like they have no desire to discuss the problem with me. I left a voicemail and a lawyer did not call me back. Before that I emailed a paralegal or legal assistant and she gave me vague answers and I still have not talked to an actual attorne, one who actually sued me. And guess what? A resident who lives on my street now has mulch on their front lawn! I have never people in business who seem so disconnected and seem to care less about the problem as long as you do what they want. My telling the HOA that other residents are doing the same thing I am asking felt like me talking to the wall. They really seem to want me to cover my front lawn with grass sod every year, while giving others a break by using artificial grass or mulch. When it is obvious there is a problem that is shared by others. And the law firm seems to not feel the need to discuss with me in detail about the fees still on my account. It is expected to be paid, with no details from the lawyers who sued me on how the bankruptcy discharge impacted the debt. This has been stressful because I know I have a legitimate and reasonable concern. And I know the grass sod will disappear again if I had it installed for a third time. But the dismissive attitude of both the law firm and the HOA has me the most aware. Research the HOA before moving where there is one. Read online reviews first.
I contacted the HOA management office via phone to inquire about a particular fee "warning" that appeared in a mailed correspondence from the office. Unfortunately, the correspondence did not confirm a fee. It only stated the possibility of one occurring. Therefore, the purpose of my call was to request clarification to understand how to pay the charge. My initial inquiry was met with the employee denying any fee charged to my account. Weeks later, to my dismay, I discovered that the fee in question had been applied to my account after being told there was no fee. The fee was due to my trash can being visible on the concrete block on the side of the house. I lived on the property for two years before receiving a warning that later became a fee. This lack of communication and transparency is highly concerning, as it violates the fundamental principles of accountability from the HOA management. Transparent and timely communication is crucial in maintaining a harmonious and trusting relationship between the HOA and its residents. I communicated my concern via email to Lori Webb, who transferred me to Hilleary Hatchett CMCA, AMS, who did not reply to me and instead had her administrative assistant Heather Gutierrez send me a link on how to pay for the fee. Unfortunately, Hilleary Hatchett's lack of response showed apathy from management. My suggestion to the management: -Review and revise the HOA's communication procedures to ensure homeowners are promptly informed about any changes or charges that may affect them. -Consider implementing a formal dispute resolution process that allows homeowners to address concerns and seek clarification on fees should similar issues arise.
Only concerned with collecting fees over very minor nitpicky offenses. Had our rental property over 8 years Most recent letter they are saying we have to have shrubs in front, house has never had shrubs. Sent a letter with a fine if we don't correct. At least 1/4 of the homes do not have shrubs. I am at the point where I feel we are being harassed, sick of HOA's. Next home with definitely not have HOA. We provided pics to HOA of homes next door and across the street that have never had shrubs either. We pointed out homes that have been in terrible shape for years nothing has been done, stuff you would expect HOA to address,, they told us not to worry about other homes. Isn't that the point of the HOA, to keep the neighborhood clean and support home value? I'm literally paying someone to harass me with HOA dues. I can get that for free on social media.
