I have nightmares about this place. There was a leak in my apartment that I was forced to pay for my water bill was $800 and then they have a leak in the lobby that was not even from my unit where I didn't have water for three days. Edit: 9-18-2024 You don't have any concerns about people wellbeing in this buliding. what your concern is holding your job. May I remind you that your building is part of the price fixing law suit. I and my daughter had fungal acne because of the horrid conditions. There is mold in your units. I thought I was losing my mind there. I have asthma I thought it was just normal. My face has cleared up since leaving there my breathing is better also. My water was turned off on Friday morning you didn't get back to me until Monday afternoon. You have no concerns about your residence. When I emailed you and told you about "I don't know how you want a clean unit when I leave" that's when you decided to turn the water back on. Not to mention you didn't even tell me you were going into my unit. I felt and still feel violated. Your only concern is saving face. You were not concerned for three days when I didn't have water if I need to use the bathroom, if I need to wash myself or or my daughter or wash my clothes.
Summary: The concierge was actively hostile and unhelpful toward me as a tentative tenant and delivery for a resident, and the leasing agent did not show up nor did she cancel. Details: An appointment was scheduled the day before for a 2pm tour. Upon arrival I was unable to enter because the concierge refused to admit me even when he was informed that the leasing office did not answer. I got in eventually when a delivery guy called a resident and the door was unlocked. Waited 15 min while calling around to ultimately find out leasing was not coming. Very rude concierge came down and spoke to me with much hostility and refused to provide his name. Picture of concierge available upon request. Most unprofessional encounter I have ever had in this type of situation. Period.
I love my modern apartment, rooftop, and parking. Neighbors are all very nice and the management team organizes regular events so we can meet people in the building. Also, the team at Reed Row is pretty fantastic. Very helpful, kind, and friendly. Perfect location as well.
Yasmin was very nice to us and she is an incredible lease officer. The building has really good amenities.
I applied to this building with every intention of living here. Prior to signing a lease and moving in, I was charged $75 for an application fee and a $500 "amenity" fee. While applying, my plans changed and I informed them I was no longer interested in the apartment, assuming I'd lose the $75 and call it a day. What they failed to tell me and hid in the details of the application is the fact that the amenity fee is also non-refundable. Of course I assume responsibility for not looking further into this but what kind of world do we live in where a multi-million corporation can get away with charging $575 in fees and then keep your money even if you never signed a lease? Reed Row is managed by Kettler Property Management which claims on their website to be "Built on integrity and inspiration for over 40 years." Where's the integrity in your predatory business practices? Kettler and their Reed Row property are a perfect example of corporate greed taking over the housing market, willing to squeeze every dollar they can from people they do business with. They build cookie-cutter apartment buildings, price locals out of their own market, and engage in shady business practices while pretending to maintain an ounce of integrity. Avoid this building.
My husband and I were some of the first residents to live at Reed Row starting in August 2017. We broke our other lease to live here and are still very happy with that decision! Our studio is very functional and comfortable and the property is immaculate and modern. I had problem at other apartments with packages being stolen, so we love the package lockers. But by far the best part of living here is the staff - every day I get home and am greeted by a friendly face. If I'm out of town for a few days- they actually NOTICE. When does that ever happen? Have to specifically shout out Marcus, Wayne, Martine'a who have made our move to DC so wonderful.
I lived at Reed Row for 13 months. The building itself is fantastic. Everything is new, modern, and well managed. The roof and courtyard are beautiful, and I love how pet friendly it is. It truly feels like a community, and the folks at the front desk—especially Claudia and Sarita—are so welcoming and helpful. My problem is with the management. There were three different property managers while I was there, which made for a very inconsistent experience. The final turnover happened while I was preparing to move out, which proved problematic. One property manager, who was there for most of my lease, toured my apartment and told me that all I needed to do was have my regular cleaning service Lapa Lopa, which has a partnership with the building come and clean. Lapa Lopa ended up coming twice, as I've confirmed with them and the front desk staff. When I moved out, I inadvertently left some items cleaning supplies and one small box in a closet. I was charged for removing those items, which is very fair. But I was also charged a $150 cleaning fee, despite having done exactly what the property manager told me to do. The new property manager sent me pictures showing some dust around the washing machine/dryer and small debris in cabinets, but 1 it was minor, 2 a cleaning service had come twice, and 3 I'd done exactly what I was told to do by management. I asked for an invoice, which wasn't sent to me until about six weeks after I'd moved out. Moreover, because of the terms of my lease, I needed to pay a few days in pro-rated rent. I started asking management how much I should pay about 2.5 weeks before my lease ended. No one ever got back to me. I started calling to inquire about two days before it was due, but the new assistant property manager refused to answer the phone—for almost a week. He only seemed to be in the office about four or five hours a day. I spoke with a few other residents, who had similar experiences w/r/t management avoiding calls. Once the new property manager got involved, I finally was told how much I needed to pay. But while my security deposit was refunded within the statutorily required 45 days, it arrived over two weeks after the property manager told me it would be sent. All in all, Reed Row is a good place to live. Claudia and Sarita deserve all the praise in the world for making it such a wonderful home. But as a place to leave: watch out.
The building is very well located and has excellent amenities. Units have high-quality appliances, and they've optimized the available space. The management team, especially Kyle and Greg, were incredibly helpful during the leasing process. Much recommended!
I have been caused to discuss apartment rentals at various locations in different cities over the years and rarely come across a better agent than Greg Merrill. He has been incredibly helpful throughout the process. Add people like this to a beautiful building and you are in great shape. Would absolutely recommend contacting Greg if interested.
Everything looks nice in the model units, but after moving in problems start to crop up. Some examples: The showers were not properly constructed and have been leaking into the apartments below. This could become a mold issue over time as the drywall in the walls and ceiling have gotten wet repeatedly. They have already come through twice to tear up the bathrooms in attempt to waterproof the showers. Hopefully this last round of construction and inconvenience works. The heating and air conditioning unit is quite loud. Think vacuum cleaner running anytime the unit kicks on. Make sure you hear the AC/Heating run before you decide to live here. It is loud enough to wake me up at times. The walls are thin, so I hope you don't mind hearing the bass beat of your neighbors music, or conversations in the hallway, even at reasonable levels of noise. Cabinets look nice, but are cheaply manufactured and doors start to get crooked, or drawers start to slide open from being mounted improperly. When we moved in, they said that we should be able to apply for on street parking, but they neglected to tell us that it was yet to be approved by the city, and I had to pay for rather expensive parking for a few months until I could sell my car. The payment processing for the apartment is suspect at best. I have reached out multiple times to discuss some charges placed on my account. A month ago I was told I would be contacted by the Property Managers superior. Even after multiple times reaching out to the Property Manager, I have yet to hear back. It feels like management is looking to squeeze money out of its residents, they have begun attempting to collect money for "package storage", and push people to a package management system that automatically charges your credit card if you don't pick up your package promptly. Don't expect any of the amenities or policies they sell you on to exist for any length of time after you move in. This week they announced a coming "reserved bike storage", an amenity that was previously an offered for free. When we moved in we were told the apartment was dog friendly, and the only place dogs were not permitted was the roof deck, but recently they have started sending out "reminders" stating that pets are not permitted in common rooms. Additionally Reed Row offered 24/7 concierge service, In December they reduced the hours of the desk staffed to 9am-11pm Mon-Thursday. Not everything is bad though, maintenance requests are handled promptly and professionally. Reed Row will sell you a "luxury apartment" at a "luxurious price" and under deliver on that promise.
