DO NOT LIVE HERE!!! I hope this review saves someone from making the same mistake we did and renting an apartment at this location. When you take a tour of the property, it is very appealing and the ladies of the office are super nice but don't be fooled this soon will go away once you sign on the dotted line. We were stuck living across the hall from the building "complainer" and instead of the leasing office doing something about it and actually mediating the situation, all they did was get swept up in the drama and not actually do anything to help rectify the situation. By the way we are a young couple with a 2 year old that do not make noise, we do NOT have parties, and do not cause any disturbances that would warrant a complaint. His issues were that we left our trash bag in the breezeway for a solid 10 minutes prior to us going outside to take it out (we lived on the 3rd floor and again with a 2 year old we had to time leaving just right). There was another occurrence where we had a cooler (just 1) sitting on our balcony, and the neighbor took a picture of our balcony while we were at work, sent it to the leasing office and said it was cluttered and trashy looking. As absurd as this may sound, the leasing office made it a point to send us the picture and tell us we would be fined should this continue to happen!!! Ridiculous! We paid our rent just the same as he did but we weren't allowed to have a beach cooler sitting on our balcony in the middle of the summer???? Also, during our time here, we had friends over and their car was towed. They had parked in a non-visitor spot because all of the visitor parking was full with vehicles that had been parked in the visitor spots for weeks. We had mentioned this several times to the leasing office prior to our friends vehicle being towed and nothing was done to resolve the issue except to sticker the vehicles but not actually remove them from the property. When we called the leasing office about our friends vehicle, our complaint was ignored. And don't think you will be free from their nightmare if you try to move out...they will nickel and dime you for everything when you try to actually leave so you barely if at all get a deposit back. Lastly, the girls in the office are extremely unprofessional, rude, and disrespectful. Majority of these negative reviews speak to the same issues and yet nothing seems to be done. You would think for as much money as people pay to live here they would actually learn how to treat their tenants.....even the maintenance team agrees and stated they regularly receive negative feedback during their move-out walk through sessions with tenants. It truly is unfortunate because the property is beautiful and the ownership company is very reputable but with people like this running the properties, they are going to do nothing but run people out of the building as fast as possible!

My fiance and I moved in here last March thinking we found the best place in VA Beach to live while we served our time in the military here. Little did we know that just weeks later maintenance would dig through a bag of trash and open our mail so they could charge us $25. A few months later we realized we had been getting charged extra for our utilities bill. Multiple random charges for services we were not notified about. In november they towed a vehicle of ours that had a tag in it and only wanted to help us by cutting the cost from $140 down to $70 to get our vehicle back that never should have gotten towed (the lease states a 72 hour notice has to be given before towing a vehicle). A few months after that (9 months into our lease) they find waste from our dog right after the snow storm and instead of a heads up we get fined $150. Then a month later when the property has failed to cut the grass behind my building and my dog goes potty there I miss a little because it's lost in the grass that they have failed to maintain and I get hit with a $250 fine. No proof of any of this waste actually existing and apparently after 9 months of picking up after my dog I just said screw it. They have forced me to stay past my lease end date because I was gone on detachment for work when my 60 day notice was required. As soon as I got back it was then a 45 day notice in which they would not accept, continued to argue with me from Feb 7th all the way till March 1st till they told me I had to come do a paper copy to make it official. By then they had screwed me out of 2 months month to month rent. If all that wasn't enough just today I get a call that woke up my infant early in the morning threatening us a $25 charge for trash in the breezeway that is not even ours but the office assumed it was. This trash was by the stairs on the third floor. I hope for the rest of you that your experiences here are better but the management here has gotten awful since Mia left and has done nothing but harass and mistreat my family and I'm sure it's not over. I will never recommend this community or any sister communities to anyone I care for. I would give negative stars if I could. Enjoy your sentence here at southern pines.

Excellent staff - both front office and facilities! Very responsive and genuinely interested in servicing residents. Beautiful location with pretty views from upper story balconies - we prefer and selected golf course view (vs pool or fountain) - very private and picturesque at sunset. Amenities like gym, bowling alley and infinit pool are amazing. Regarding parking - staff has really worked to solicit resident input and make positive changes. Gated access also makes it more private, safe and secure. All in all, our move to downsize from a single family detached residence to apartment living was made much easier by this facility and staff - I also don't miss yard work! 😊

Absolutely terrible experience. Great when we moved in then nothing but chaos while there and when we moved out. Found a cockroach in the apartment when we lived on the third floor. The office staff told us not to be concerned about it. Changed parking rules multiple times in a parking lot that is not nearly big enough. This made for many of the residents aggravated. Do not recommend this place to anyone with pets unless you want to pay an outrageous price for new carpet when you leave. The lease says pay for shampooing, deodorizing and defleaing which is completely understandable but they didnt even attempt this. Regardless if it looks spotless and you have it professionally cleaned your gonna pay. Good luck to anyone one that wants to live here.

We LOVE living here! Excellent staff, very attentive, and we love our neighbors. Such a great place to be and the location is beautiful and close to the best spots in Virginia Beach :)!
