RESIDENTIAL
ALO is a leader in handling residential sale and purchase transactions in Chicago and its collar counties. Whether a buyer or seller, we are involved in the preparation and/or review of your real estate contract and will help you in negotiating any home inspection issues that may arise in your transaction. We will conscientiously monitor any contract contingencies and time deadlines with respect to your transaction. We will also attend your closing with you and fully and accurately explain all of the relevant closing documents.
For our seller clients, we handle the preparation of all closing documents. We will also order and obtain title insurance and surveys as required, order all payoffs on any outstanding mortgages you may have, and order any assessment letters and certificates of insurance if your property is a condominium or townhome.
For our buyer clients, we will help walk you through any lender issues both before and at closing. We will also review all closing documentation to make sure you are obtaining clear and marketable title. On behalf of buyers, we review all lender documentation presented at the closing as well as all Seller documentation, including the title and survey. At the closing all our clients receive a "Closing Book" with a table of contents to easily reference all forms.
REAL ESTATE OWNED PROPERTIES (REO)
ALO is a leader in handling REO transactions for its lender clients. ALO’s foreclosure department is an integral resource when dealing with certain REO issues. Because of the firm’s knowledge of foreclosure law, they proactively negotiate to reduce amounts due to condominium/townhome associations and municipalities to increase the client’s bottom line. The firm also deals with the tricky title issues and building code violation issues that sometimes arise, and they will successfully navigate the client through these issues.
In order to meet their client’s expectations, ALO enforces contract deadlines and contract penalty provisions for failure to close in a timely manner.
