High points: very clean both the unit and the grounds and the bed was of good quality. Staff office and cleaning were also very nice. Negatives: Poor, spotty wifi -- no way we could work while there and the living room lacked any comfort. 'Dining room' chairs were cheap, small and uncomfortable. Sofa was aged and you sank deep in ie had to struggle to get back out!. 'Garden view' was a three foot walk way and a high brick wall. The 'garden' = some sad Jade plants. While there were sliding doors and windows in the bedroom and living room, they were both facing the 'garden' and there was no cross ventilation. Overall, if we had spent all our time outside of our room except to sleep, it would have been a great deal; however, if you are like us and enjoying a conversation with a glass of wine in your living room, not so great at all ... thank goodness we didn't have grumpy kids looking to chill out with their games!

It is a rental. If you are looking for people to wait on you, maid service and the like, keep looking. If you are looking for the best parking spot, for you and your vehicle, look no further. The best location. Rooms are clean and have all you need.Rooms: 4/5

It was overall a great expierence. With a short walk to the beach you can arrive and quickly have fun in the Ocean. When it rains though lots of moisture on the blinds in the bed rooms. Parking is very tight. So we utilized the spaces across the road.Rooms: 4/5

Would reiterate what someone noted before. It is difficult to reach them. However, when you are at the facility they are responsive. The location is great, but that is more Carlsbad than the facility itself. Rooms: Villa 4 - Master bedroom bed creaked more than any bed that I have been on and kept us awake. Furthermore we did get some bites in the classic pattern seen by bedbugs. They did a cursory view from the staff, but no further investigations even after I emailed them on departure when I woke up with additional bites. In addition, we could never get the Wi-Fi to work for us. Intermittently there was a signal, but when we got the Wi-Fi signal there was no data transfer until we turned off Wi-Fi on the phones/iPad and used 5G. The smart TV wasn't able to be smart so just cable. The view is great and the deck can be fun when the weather cooperates. Having a kitchen was nice Walkability: Easy walking to restaurants and bards in Carlsbad. Easy walking to beach.

We love this place! We visit yearly and plan to keep doing so! Right by the ocean, spacious with full kitchens and beautiful patios. Some units have amazing ocean views as well! Staff is always friendly and helpful, making it feel like home. Highly recommend this beautiful property.

Really looked forward to staying here but getting in touch with staff to help with our reservation was more difficult than it should’ve been. And when we finally did after 3 days of calling and emails that were not acknowledged, staff were not on the same page and misinformed us about our modification. We cancelled to save ourselves from the headache.

We had a party of 20 stay here and we all were satisfied with our villas. We stayed in villa 5 which accommodated 9 of us perfectly. The rooms are well taken care of, beds are comfy, kitchen had pretty much what we needed. The view from balcony is perfect morning or afternoon. The only thing needed in our bedroom was better blinds or black out curtains since a lot of light comes in the morning. And hall bathroom shower had very low pressure. Cleaning crew is also awesome. Anything we needed while they were there they accommodated as they could. But beach is steps away, pool is clean and shower is right next to it to clean off. We will definitely be back.

The location is awesome and the floor layout is very spacious. We rented unit 5 and I would highly recommend it if you have enough people. The beds are okay. The blinds need improvement though. The sun is very bright in the morning and it's hard to sleep with it coming in. Make sure to pack a sleeping mask if you want to sleep in. Laundry room on-site, bring quarters if you need to use it. There's a shower by the pool to rinse off after the beach. There's no AC but its by the beach and the fans work just fine.
