SLOPPY DOESN’T COME CLOSE! Birmingham issued a title policy as well as an affidavit saying our company had clear title. Two months before, the seller conveyed the property to another entity! When we asked for our money back, per the insurance, they denied the claim! Do Not Use this entity!
Sloppy doesnt come close, as my wife and owner of HML Biz llc ,mentioned in an earlier review. This title company fail us miserably. To recount the number of mistakes would fill up five pages but most importantly they prepared title paid the seller and never issued a deed to our new property. They neglected the most basic of responsibilities. Ensuring the title was clear and transferable. We never received a deed because the property prior to closing was tranfered to another enity by the seller, but of course they issued a title insurance policy. They refused to reimburse our money after we paid but never recived the deed to the home. We have lost our entire investment, dont have the home and have to sue the title company to maybe get our investment back, all due to there inability to due their job. DO NOT USE THIS COMPANY. They don’t stand behind their work
I have been working with Birmingham Title for all of my deals for the last 4 years. They are simply amazing from start to finish. Joe has handled all of my closings & is flawless. The communication from the entire team is so appreciated! Liz, Peter & Shamil have always been extremely helpful with all of my questions from myself and my clients. There is no other Title Company for me!! Simply the best!!!
I have closed over 20 deals with Birmingham Title and am proud to call them my exclusive title service provider. their service is A+ and they go out of their way to make sure every party to the transaction is satisfied. their closing agents are professional and extremely knowledgeable.
It was such a pleasure working with Liz Halabu on the title work and closing of our first home. Liz did an excellent job communicating with our realtor and lender and keeping everyone updated throughout the process. We were on a pretty tight timeline between when our offer was accepted and our closing date but Liz made it happen. Our closing took less than an hour and Liz was very thorough with explaining everything to us as we completed the largest purchase of our lives.
I operate a single member law firm. Because I have limited staff, I need outside services to assist me in my real estate and business transactions. Birmingham Title is my "go to " title company. Most of the time, I can get an answer right away. For more complex issues, it may take a bit longer.
I've had the pleasure of working with Birmingham Title plenty of times and can only say good things about the team.
I was very impressed with Birmingham Title. There were easy to work with and very efficient- our closing on our first home took less than 45 minutes!
