Cambridge Park has been a great community to call home. The staff have been really helpful whenever I need anything, maintenance always comes quickly, and I love using the gym. My apartment is on the first floor and I've yet to hear any noise from my neighbors. Great place.
I have been living here for about 8 months now and want to thank Mel and the leasing staff for all their hard work. The area is nice, as with most of Springfield, as long as you lock your car and keep your valuables out of sight so use common sense you will be fine. The apartments are kept in good condition and maintenance is quick about any major repairs needed. The property manager Mel has done a great job explaining leasing policies, communicating regularly, and going out of his way to make this a great living experience. I would highly recommend this apartment complex to anyone looking for a quiet, affordable place to live.
Have lived at Cambridge Park since 2010, and since then the base rent has only increased one time. It is a very good apartment for a reasonable price. The postitives include a good on-site gym and pool, both kept clean and in working order through the year. Repairs are always completed promptly by very personable and competent staff. The grounds are well-kept and especially nice for dog owners. And the neighborhood is great -- within a short walk of two grocery stores, jogging paths and the botanical gardens. A few negatives: upstairs neighbors are very easily heard as ceilings are not well-insulated; and pet waste is not always cleaned up by their owners or the grounds keepers.
Raised my rent $60 per month during COVID, because of "market value." Then a "glitch" caused my latest renewal letter to be late and they sprung another rent hike on me in which I can either pay the higher rent or move out in the next couple of weeks. It's just that I'm not paying enough for this amazing apartment that has cabinets that don't have handles or doors that meet together; there's huge gaps in them, trim being held up by COLORED PUSHPINS, and highly unprofessional staff. The apartment manager said I still am not paying market value so they can provide for all the niceties. Which, in my time here, has been a fridge that broke and spoiled all my food twice, my car broken into, a gym that's never cleaned but they put an air freshener in!, and, I guess, an apartment that's one step up from income-based apartments.
If I could give more stars I would. The staff at Cambridge Park has been truly exceptional. The apartments are well kept and clean. The neighbors are friendly and quiet. We had a great experience living here and would recommend Cambridge Park to anyone looking for a nice apartment in Springfield MO
Rent here only if you are willing to get hosed on your way out the door, and robbed along the way. I have lived in many apartments, and always left them clean and undamaged. I have never been charged any move out fees until I lived here, and boy did they charge me. Notably, several hundred dollars for paint, 2 very expensive lightbulbs, and extra utilities charges. It is also worth noting that I was robbed TWICE at this location. My bike was stolen in the first couple of months, and my car and my roommate's car, and our neighbor's car were all broken into. The front staff will be perfectly nice as they do nothing about your lost/damaged property, and tell you that you must pay them the surprise move out fees. They will also very earnestly redefine words in your lease so that you really should have known the fees were coming. All in all, Wooten was just as good a landlord, if not better.
Management has been pretty cool and I’ve enjoyed the week of moving in so far. Super accommodating with everything. Even lost my key and got it replaced with no charge. I will give it five stars, but again, I’ve only been here less than a week. Gotta leave a little bit of wiggle room. And really, hearing what I may be charged for on the way out makes me a little nervous. But I’m optimistic about what may come. 4 stars. Edit. Down 2 stars. My car was broken into in less than a week of moving in and there are no cameras on property except for right in front of the management office. Really wish I would’ve been able to see who did it or at least have a deterrent for those that might
The new management team have been amazing. on top of every issues I reported and always follow up to make sure it is done. Especailly Janessa She's always happy to help with any issues. I recommend this apartment for anybody that need a great place to stay. and plus. they left some candy in all the tenants door. ; thank you for all you do.
Archaic internet wiring. Max speed of 20mb/s will only be achieved in the middle of the day when everyone is at work or school. The rest of the time you will be getting 1.5 or less. Carpet was so nasty when we moved in it turned the bottoms of our feet black. When I complained to the property manager Regina she said they would clean it again and charge us if we liked. I declined. They utilize a third party security that is entirely useless and completely inconvenient. When anyone calls for any reason they will come to "investigate" meaning they will stand quietly outside your door and listen then knock and question you. Our first week in our apartment on the top floor and the downstairs tenant an elderly woman called on us for "walking around excessively" at 9:30pm. The apartments are not energy efficient in any way. We live in a house now with more square footage and more windows and have a lower utility bill. Water pressure was a joke. They charge a cleaning fee when you move in so you're supposed to move into a clean apartment. I already mentioned the carpet but our shower had black gook in the door slides and I thought the drain was black until I cleaned it myself and discovered it was in fact white. We moved out a month early with the hopes that they would rent our apartment to a new tenant and we wouldn't have to pay the last month. Instead the apartment was not rented and it was left unlocked for anyone to enter and potentially cause damage while the lease was still under our name and the windows and patio door left open with the ac on 65 in July while the utilities were still in our name. Perhaps if TLC properties would stop changing the property manager every few months some of these issues could be resolved. Don't make TLC's problems your own. Choose a different place to live and save yourself a hassle. Edit: while I appreciate the response from management, we lived there for an entire year and we always spoke directly to the current property manager with concerns. I have not posted a review while we resided there to keep from getting unfair treatment. Now I can and have posted publicly and you respond to contact you directly? What are you going to do? Refund my lease? Clean the carpets in an apartment I no longer live in? You and your predecessors have already made the mistakes.
I am on my 2nd year at Cambridge Park Apts. I love it! I requested a top floor studio unit, & in 1 week, boom! It was like magic. I got a call from management that a 3rd floor studio was up for grabs! My cat & I are enjoying our balcony & bird watching! I would recommend this place 2 friends!
