Anything but Carefree. If you value your sanity, choose another Title/Escrow Company. They are certainly carefree, you will not be. We went with all the internal Meritage services thinking it would make everything smooth since they all work together. We also received a credit for using their in house services, which after all the headaches and hassle weren’t worth it. No one is held accountable and you will spend a ton of time trying to get everyone to do their jobs. There is zero communication and good luck getting anyone on the phone. Our closing date was changed and no one notified us. We already had movers, appliance deliveries, etc set up and they just shrugged and said that’s what we have in our system. Meanwhile, we had been communicated another date from the sales team and builder at Meritage the entire time. We confirmed that date multiple times as we prepared to close and move. They all work out of the same Salesforce system and can all see the same info. Yet somehow no one will take ownership or responsibility. Balancing our file seemed like they were trying to solve the theory of relativity. They couldn’t give us a final number for cash to close until after wire cut off causing so much extra stress and headaches. Two weeks after closing we received an updated closing document because they still didn’t have it right. At closing we were presented with documents, specifically the survey, that was for another property. The notary was all over the place, then just left us in the room for over an hour after signing with no communication, other than to come move us to do another signing. They had said we’d be done sooner, and when we asked what was going on they did what they always do…passed the buck to another department again all internal. When we finally complained and called the other department they were blaming we miraculously got our keys. I wish that was the end of it. Over two weeks after we closed I received a notice from my insurance agent and company that our homeowners insurance has not been paid and was at risk of being canceled. It also took them nearly two weeks to pay our realtor. Seems they do not disburse funds as they are supposed to. Speaking from experience, and having worked at an escrow company, nothing should be this hard. Checks should be cut the day of closing. Everything should be done. This is the most unorganized office. Do yourself a favor, DO NOT use this company.
Originally had our closing date set for the last day of our lease back, but Lyn was able to get us moved up a day, which helped out tremendously. Only hiccup we had was due to not using Meritage as our lender, which caused a long wait during the funding process. But after waiting for over an hour or so, a simple phone call from our lender was enough to conciliate any issues, and were handed the keys to our new home.
"Carefree Title= don't care type company." Perhaps, it doesn't know how to deal with clients or they have different business policy. Specially, 'Ischy lyn" is a horrible lady who doesn't know what she is writing in email to her client. She is absolutely an ambiguous lady on communication. Disgusting..... Shame.......
I didn't consider the title company much when buying my house, so in the days leading up to the closing I got nervous when I read the negative reviews for Carefree. Our experience was perfect - there were no typos, errors, or delays. We got our keys without incident. As another reviewer mentioned, I think when things go well nobody bothers to leave a positive review because so much goes on after closing. If you pay attention to your emails and calls and stay in contact with your loan officer, the process is surprising simple. If you're anxious about closing, I hope you read this and feel comfort. It's easy to call someone if you're unsure about any part of the process or if you have any questions/concerns. Meritage and Carefree made the process as easy as possible.
I was really nervous to buy my house though Carefree because of all of the negative reviews, but they were so so helpful and wonderful to us. We still use a bank that's out of state, so our bank was giving us a hard time about wiring the money for closing without us physically walking in impossible from this far away and especially during a pandemic, but Lynn and her team talked me through everything, made us feel infinitely better, got us the paperwork we'd need to make the transfer happen, and were generally great. Plus we ended up overpaying a little and got the remainder back in a check super fast. I'm not sure if our very very good experience was a fluke or if the previous bad reviews are evidence that people usually only write reviews when they've had a bad time, but regardless we had a overall positive experience. If you're working with Carefree soon I hope this brings you a little comfort. Buying a house is stressful but it'll be okay!
This is the 3rd time I've purchased a home and I never received such horrible service.I used a different title co because it was cheaper but I still had to work with Carefree to get my keys. You have to send repeated emails to receive responses.A last minute change from them during closing,cost me money. I didn't receive the keys to the house the day I closed because "they didn't receive the wire from my title co" which was sent hours ago
You have to ask for everything ten times before you get it. The insist on using fax machines in 2020?!?! and an archaic secure mail system that doesn't work. I was so happy with the quality of my house and builder but they need to fix their title company.
Not a great place to get the title done , compelled to do because meritage has a tie up with them , Mrs Lynn Ischy is good but other staff are not responsive!
