The success or failure of selling a property (or anything else) is extremely dependent on how strong the emotional connection is between the buyer and the product.
Sights, sounds, smells, etc have an undeniable effect (can be positive or negative) on a buyers emotional connection and decision making process when they're considering buying your house or not.
People determine within the first 3-5 SECONDS (first impression) if they're going to like something or someone. First impressions are extremely important in the decision making process so it's critical that the first impression of your property is positively over the top.
From the moment buyers drive up to the front of your house and hopefully decide to enter, their emotional "love-hate" meters are measuring everything they see, hear, smell, touch as positives and negatives.
The goal is to sell your property quickly for the highest dollar amount. To do so, the "positives" must be enhanced to the max and the "negatives" must be deleted or minimized so that the buyers emotional meters peg out on the positive side.
The problem is that most sellers don't know about what I've described. Sellers have no idea about how to identify the positives and negatives, much less about how to increase and decrease them.
Most of the time, sellers just tidy up the house and hope it sells. If they're lucky enough to get just one buyer to their front door, it usually ends in disappointment for both. The buyer sees many negatives, very few positives, and the emotional connection never develops between buyer and property. If the seller is lucky enough to hear from the buyer again, it's usually in the form of a "Low Ball Offer". The results are high frustration and NO deal for the seller.
