Dunes at St. Andrews, Overland Park

I would NOT live here. The management is fine but my living experience was less then friendly. I lived here for a year from July 2022 - July 2023 and while I was here I had an apartment that was full of spiders. I had this problem from the time I moved in, but I figured it was just because it hadn't been inhabited for a while. However, over the past year I had over 40+ spiders found in the bathroom, living room, kitchen, bedroom closet, and one even in the bed... After bring this attention to the management they had pest control come out and spray over 5x and insist that the problem had been eradicated, but I'll let the pictures speak for themselves. Some of the pictures include what I found just by themselves and the traps were what management had me lay out all over the apartment for the year. 20 traps later the spiders never left. STAY AWAY FROM THIS PLACE!!!

Lived here years ago and moved Colorado after move out, but I have to say if I ever moved back to Kansas this is the first and only apartment complex I’d consider. The property was always clean and quiet, maintenance was prompt and knowledgeable and the trash service was highly convenient. Great complex to live in.

This place is okay, except the kitchen's very tiny and has old appliances, the doors need fixing because they don't stay still and keep closing on you. For a week straight I couldn't sleep in the morning because there was renovation being done right outside my door without me being given a fair warning. The trash system is terrible. The apartment itself is fine and so is the clubhouse and fitness center.

I love it here, Fr! No big complaints, grounds could be a little better but I’ve lived here on and off a total of 5 years and I’ve had a great time. The girls in the office have always been great I love them all! I just moved into The Dunes a couple weeks ago. Admittedly, I ran into some issues moving in, but when I say the management here did EVERYTHING in their power to make it right, I mean it. Sara especially has been so helpful and understanding throughout my entire moving process and I am so grateful to have moved into a complex that cares about me and my experience. The unit is updated with plenty of closet space and pantry space. It's very dog-friendly and the walking trail is a big hit with my pup. 10/10 service here, I know I'll be taken care of! The staff truly make you feel cared about and strive to have your needs met.

We’ve been living here for over a year now, and while almost everything has been excellent, maintenance has not. Maintenance staff is wonderful and helpful - that’s never the issue. My interactions with the maintenance staff have always been professional and they fix the issue. The big issue is the amount of repeated air conditioning issues we’ve experienced in such a short amount of time is ridiculous. This is our 4th time putting in a request in 14 months because our air conditioning unit is not working. The first few times happened in 2020 and we quickly heard back and the issue was resolved. The third time, back in January or February 2021, wasn’t addressed for months until I called to follow up on the still open request. And now, literally 2 months later, our air conditioner is not working again. It’s been 3 days now without working AC, and it’s hot out there. Hopefully they will respond much faster than our last attempt… Outside of that, the apartment itself is lovely. The space works well, and the complex takes great care of the walking paths and gardening. It’s a very lively community, you hear lots of kids playing and laughing, friendly neighbors, people hosting family cookouts. It’s a wonderful place to live, close to many stores and restaurants. If my above complaints were absent, it would be 5 stars. Update: AC was fixed, worked for 2 days, out again.

No complaints on my end. Never had an issue hearing any of my neighbors above or beside me, ever. Maintenance was good. The one time my A/C went out it was fixed the next morning. Clean complex all around.

About a year ago by review would be raving, however, at this moment I'm sitting a apartment that has not had air for almost seven days. I understand that a few days of that was due to shipping, but my unit has has now been here two days, so they are without excuse besides they are short on people? I feel I'm due a discount this upcoming month one my rent and I need to know when it will completed. The office and maintenance have failed to call me back after several messages I have left.

I've lived here for just over a year and I love it. Our space is great, with an up to date look, lots of storage, and great appliances including the in-unit washer and dryer!. The maintenance crew consistently solves the occasional problem same-day. The small gym on site saves me money every month and the staff has been adding equipment and making improvements. The only complaint I have is the higher than average utility bills in the winter. Those get pricey when there's a particularly cold month. I would recommend living here to any of my friends and I have :.

I've lived at the Dunes for nearly 3 years. Very nice apartment. The office and maintenance staffs have always been friendly and quick to address any maintenance issues I've had. Plan on living here for a long time.
