Stay way from properties being managed by Sun. They don't enforce a neat safe environment unless the owners of the property are called. Drive through and really pay attention to the properties that have trash everywhere and the office ignores it. It's been going on for years. Find a different property NOT managed by Sun, you'll be glad you did

They will raise your rent, trash, and basically anything they can raise every year. Their snow removal is a joke they just run a plow through and leave snow at the end of every driveway so that your car can't get into your own driveway. Basically if you wanna constantly fork out more cash every year and have horrible neighborhood assistance please move here!

I have lived here for 10 years this past month. I have to say it was amazing when it was owned/ ran by Rudgate. Things have changed unfortunately for the worst ever since management changed. The cost has absolutely skyrocketed and will go up every single year in any way they can unfortunately. It used to be a very clean and quiet place to live. As long as you pay your bills on time your good so I personally don't have any issues but I own my home and between my rent, all the dumb fees and water I'm up to almost 800$ per month for the patch of grass my home sits upon. The other reviews are correct as far as no snow removal which is ridiculous considering what we pay but the neighborhood overall is decent. The surrounding area is great and as far as where I live I don't see much bad activity.  My neighbors are great and respectful and I never see much when walking my dog . To sum it up it's not a bad place to live, just not worth the cost any longer unfortunately.

Depends on the manager but most of the time this place is a nice place to live. There's always a bad apple in the bunch just can't let it bother you. I have great neighbors and some family that live close by so I don't mind it. Usually very quiet in the back part where I live. You get nosey neighbors everywhere you go, and people that will complain. You can't please everyone bit overall it's a very nice community.  They do some cool activities in the summer and around holidays for the kiddos. We just recently got a.new manager and so far she is great! Really cares about her residents and the office staff is always so friendly. I'm a little biased as I've lived here for 38yrs. My parents were one of the first to own a mo Ile home in this park, back when it was Rudgate East.

I do like the area however since I have been here someone plowed into my car which was parked in front of my house. And they took off   It happened about 2:00 am. I heard it by the time I got outside they took off.  The driver side is bashed in and the body of the car is shifted and not lined up.  .  I can not turn it in to my insurance .  The water bill is outrageous and the rent goes up $20 or more every year    Please tell me what the lot rent promo is please.  I am looking to move out it sure where yet.  Please let me know any suggestions.  Otherwards vicki and Terri are awesome and the area is nice with everything around it

If you are thinking of living here. You should Google sun communities and lawsuits. I used to live here, was a lot better with the old owners. Now sun communities is the property owner. I did own the  trailer I lived in and ended up being 1 day late on the lot rent, and they wouldn't accept the payment.  And then couldn't  tell me what the total amount was. I never got a notice from the court. So they had the Macomb County Sheriff throw  my wife out,In the snow while I was at work. They would not let me take my clothes,food, refrigerator, appliances, personal belongings excetera.  And ended up losing my trailer and belongings to sun communities. Lesson learned.  Hopefully others don't have to pay for this education!

For 1 rent goes up 25$ every year. If you want your street plowed they won’t do it unless it’s 4” or more. they only plow the Main Street by the clubhouse.  If u want salt it’s not going to happen they only salt the 2 places you can enter park.  If you live in the back the kids park is only swings and is usually swamped with picker plants. This is the worst place to live. I will sell my $25,000 home for $15,000 just to leave this hell hole.

This place is a joke. Ridiculous rules. Outrageous rent increases. Employees that live here are aloud to bend the rules buy have no problem writing you up for the same things. They go after those that actually take care of their things but dont do anything about the trashy trailers and garbage filled yards. I see peoples reviews saying how nice the play ground is or the maintenance works. They must be friends with employees or fake reviews. We have been here 5 years and have been to the play ground a hand full of times. Broken equipment and garbage everywhere. I understand the people here are thebomes doing that but maintenance should be taking care of it. They drive around in circles all day long or sit at  the office. They mever salt the roads in the winter and hardly plow until they get enough complaints.

This place is UNACCEPTABLE.  To start they pulled a trailer from one street behind me and 5 doors down that was a meth lab.  Second, two doors down from me they pulled 43, 5 gallon buckets of human waste from the trailer because the people who lived there refused to fix their pipes after they broke last winter.  Third, our cars have been broken into twice.  I have called the park to ask them to bring in more security to patrol the park and they said that was not their job. The lot rent is outrageously high and not worth paying to live in a place that has more then 20 pedophiles in the park that is full of kids. People park in the street and block the traffic so it can not get in or out.  People fight and argue outside at 4am as well as blare their music at 4am.  When you call the office and let Vikki or someone else in the office know they do not care. My husband and I can not wait to move, yet we are afraid because of the state of the park we may not get the trailer to sell.

It's a fairly quiet community.  Not a "Trailer Park". Very nice office staff for sales and rentals. Plus any other matters at hand. The only down fall is corporate keeps raising everybody's lot rent. Every year. But they do have promotional rent for a specific time period.
