DO NOT RENT HERE! The elevators hardly work, I have had to walk up and down over 10 flights of stairs multiple times. Management sucks, they gaslight you and are horrific when it comes to communication. If you are okay with broken elevators, roaches, mice, bad smells and management that you cannot communicate with - this goes out to MAX in particular, who most people I have spoken to in this building have an issue with that man- this building is for you. You can get a building with a rooftop, decent management, functioning elevators and more for the very same prices they charge here. Not worth it.
I have lived in the Embassy for less than a month and have had nothing but problems. There was a cockroach infestation from day one that they won’t fumigate for, and continue to send an “exterminator” on a weekly basis to spray and set traps, yet I continue to see cockroaches on a daily basis. Further, the apartment was NOT clean. There has been dirt, crumbs, mess on the side of the stove, under the heater in the bathroom and the living room. It looked as if no one had cleaned those spots in at least a year. I am extremely disappointed, would not renew a lease with them and am actively seeking other living spaces as the living conditions are simply unacceptable.
I have lived at embassy for almost 2 years now. I think this review is accurate. The front desk attendant in the morning has made me uncomfortable since she started. Unfortunately A bad door person can negatively affect the rest of your day. Very invasive and unprofessional, especially with younger tenants of color. However, cleaning staff are always friendly and the assistant manager is great. It’s nice to have a gym and the location is great.
I lived in this unit for 1 year and 7 months. During that time I had constant issues with my unit. Walls peeled, things in the bathroom stopped working and they did constant surprise repairs in the hallway which kept me up. The security staff at front door is really nice. Love them. But the management is terrible and the apmt has a roach and mouse problem which has not been addressed. I recommend not leasing here. Just read the other comments. I’m not a disgruntled ex tenant or outlier. I’m the MAJORITY. Check out the apmt on 2101 Chestnut. Better units, better price, way cleaner. Same location.
My apartment is adorable, don’t get me wrong, but I’ve lived here for four months and submitted 6 maintenance requests. They go ignored for so long that I’m sure they just all get buried on top of each other. I literally don’t have hot water right now, I submitted my work order on a Thursday very early morning, and it’s Friday evening but hot water isn’t urgent apparently, I can barely understand that. But I also had a massive leak come through from the crawl space that I reported as an emergency through the portal that we have to use. I used the portal and sent email photo evidence because they absolutely could’ve blamed the damage on me otherwise. It took me calling the emergency number to get someone to come and figure out what was going on. So 5 days after that, management gets back to me to tell me that a painter is scheduled to come. They very well know that I’ll be gone during the time that is scheduled, and I’m both my lease and the work order itself, they have permission to enter my apartment when I’m not there for repairs. I’ve even seen the key, I know that they have a key to my unit. I got home today and no one has been here, no email saying they have to reschedule, and even if I did email or call right now, it’s Friday evening and no ones in the office to answer it. I’ve also had an issue with my stove from the day I moved in, they’ve visited my apartment 2 or 3 times, and then just marked the work order as complete even though it’s not. I’ve reached out to them as I was supposed to per the email that I got saying that the work order was closed with no response. I love being lucky enough to live in Rittenhouse Square, I love the neighborhood, I love my apartment, it’s so cute and charming, but maintenance is getting on my nerves just four months in. I used to live in a different building, also an old hotel, and that unit was tiny but at least maintenance actually came when they were requested and management acknowledged problems when they came up.
I love living here. The charm of the apartment i.e. beautiful molding, french doors is wonderful alongside amenities like safety/security provided by 24/7 friendly! doorpersons, package delivery/holding, a small- but comprehensive- onsite gym, daily trash pickup, etc. All maintenance requests of which I've had few have been addressed in a timely manner by a really pleasant team. I'm actually getting ready to move in-building for my 6th year living here, and Morgan in the leasing office has been so helpful in identifying available units that meet my new needs and changing circumstances. As I also work in the city, it is the perfect location, near parks, markets, restaurants and every transportation option.
I had been living in the Embassy Building in Philadelphia, managed by PMC, for about three years, between 2015 and 2018. Good things: location, location, location. Depending on the units, also nice vintage apartments, great views. There is always a doormen and they are normally very nice. That been said, everything else is a nightmare. Management is terrible, lack of respect and care for residents, horrible maintenance. After few days I entered the apartment, they started huge works in the building. They never mentioned them when they showed me the unit. The works involved destroying and rebuilding walls and pipes, people entering the apartment without notice and leaving dirt and rubble everywhere. They went on for months. When the residents complained or contacted lawyers, their lease was ended and they were kicked out the building before my eyes. Across the years we had problems with literally everything: broken windows, no internet lines, fires in the building during the night, elevators not working for weeks, fire alarms tripped for no reason, flooding from other apartments, noisy works all the time, heat too high or not working at all. Once they lent me a portable heater because the radiators weren't working, which I returned after a few days, then after many weeks they asked me money because they couldn't find it. Just like that. My partner was living in a different apartment also from PMC, the day she entered the unit there were workers fixing the AC inside. They took her wallet, she complained about the missing money with the management and they did not believe her. She had to call the police, and then they gave her money back. But the most annoying aspect is the way people are treated by the managers. My advice is to just stay away and look for better places and better people. Talk with anyone living there or who lived there and you'll hear even more horrifying stories.
I moved to the a embassy from 222 rittenhouse, needless to say I’m used to well maintained secure buildings where maintenance requests are attended to expediently! I’d seen mixed reviews of the building but had recalled its preserved prewar architectural features and thought let’s give it a go! My experience has been fantastic, This god friendly building is three blocks off of rittenhouse Sq the epicenter of center-city living and equidistant from Amtrak’s 30th street station and septa’s suburban station railway. Any issues often connected to the prewar nature of the building and challenges they present They are attended to immediately. The security is warm friendly and well trained. The office staff bright responsive and helpful. And my prewar suite boast hardwood floors with marquetry satinwood inlay, French doors throughout the apartment, moldings reminiscent of the Beau-arts foundation and a kitchen which is not apart of my living room. If I could upgrade something about the building I would put the laundry in the units and provide air conditioning. Nevertheless I’m happy.
Building almost entirely renovated whilst we resided there 2012-16. They gave us a $100 credit but increased our rent 6%. Ha! I can laugh now. Good riddance.
Solid place to live, the location is what you're paying for, but the people that work there respond quickly to issues you're having, and all the facilities work well.
