"Brian, I just wanted to say how much we enjoyed working with you. The very day our office was listed you had a list of possible buyers in mind and even showed it that day. A sales contract was soon to follow."- the Ritters - office/warehouse sellers
It is not just about writing a contract. Commercial real estate can have very difficult obstacles to overcome. You need someone with a broad range of experience. Building permits, sign regulations, stormwater issues, parking variances, return on investment, net operating income, business licenses, architectural review, ingress/egress,...are just a few issues that may need to be addressed.
Don't leave it up to someone who just fills-in blanks on contracts.
