This management company takes no pride in their facilities or cares about residents. I’ve had my balcony closed off to construction for 10 months with no reimbursement and they blamed it on permit issues I guess residents have to struggle for their lack of permit securement to top that off two nails in my tires from said construction. Along with countless other issues I do not have the time to list all. Attached is the construction material that is still staged in the back parking lot along with some other great photos.
Pretty poor property management company. Been in the business 16 years. The policies this company enacts are pretty heartless. Most companies walk a balance of business and honesty. This is integral in resident retention. I have worked with some of the largest property management companies in the country with many varying policies when it comes to residents. I have never worked with Gates Hudson, although they did take over one of the properties I managed just a few years back. The reviews and resident moral for that property fell drastically after the take over. As a resident with Gates Hudson, I now see why. The leasing consultants they hire lack in the basic knowledge of both property management and customer service. They train their employees to be very direct and to withhold empathy, even in case by case scenarios. This may work in their favor as a business short term, but in regards to year to year renewal retention and resident referrals, it will not play out well over time. Should you be considering either living with Gates Hudson or contracting with them to manage your property, do your due diligence first.
Worst management office I have ever had to deal with, I signed with Avalon, but the management got transferred over to Gates Hudsons midway throughout the year, and the difference was so drastic. Gates Hudsons doesn’t care about the tenant. When I moved out of the apartment, I told the management that I’d be traveling internationally for a year and I don’t have a forwarding address, they ended up sending the security deposit check to the apartment I moved out of. I had to chase them down and called them 10+ times, they insisted on sending a check instead of doing direct deposits because it was a company policy. TLDR they don’t care about tenants, avoid at all cost.
Long story short. I had signed a lease at Canterbury square apartments. Unfortunately, there was mold present in the unit and it wasn’t caught by the maintenance people at the time a pipe burst. Luckily, Riley the manager was able to help out immensely. It did take a while but honestly I completely blame the previous owners, because looking through their reviews they completely failed to maintain the property. Luckily, I was able to get moved into a much much nicer unit and things are much better now. The only criticism I have, is hire better maintenance people although I’m in the contracting industry and I see what we have to deal with nowadays… I guess just raise pay and attract better people
The poorest excuse for management for any property they own. If you look up each of their properties they are all infested with roaches and mice, and the common theme here is the lack of responibility or even caring to fix it. Save your self the trouble and if you see Gates Hudson owes it don't live there.
Please do not rent any properties especially Woods at Addison Road. They charged me for rental insurance when I had my own policy. Also they charging me for a parking permit I never received. They will answer to God.
Have lived here in Winterthur apartments since September 2019. Roaches. Hundreds of them. Woke up one night to at least 20 baby ones dead in our dog's water bowl, and they're not even just in the kitchen, but in bedrooms where there is no food matter. Found a dead one that somehow got in our water cooler, even found one in our son's bed while sleeping. Silverfish as well. Layers of old paint. Flimsy construction, nails jutting out of baseboards, bathtubs and showers peeling. Outdated heating and cooling, only one is ever turned on at a time and they always switch it at the wrong time. You pay for what you get, but honestly what really sent me over the edge is that after over a year of on time payments, we were late by a day or so due to a declined payment by using the wrong payment method on the portal. Not only were we denied any leniency for a first offense and charged a 10% late fee, normal enough, we are now permanently barred from using the site and must now pay in money orders. But wait, now they are switching to a different method for people who have literally been banned from just paying with a debit card like usual, we now have to use a shady site called paynearme and pay CASH to a CVS or 7-eleven, as if anyone can withdraw almost $2000 in cash from a bank without question or limit, and then recklessly carry that to a random store? Rimsi and Gates Hudson the property owners and management do not care about the tenants, it's a low rent low quality turn and burn apartment complex so please pay a little extra and save yourself the stress. My lease ends in 3 months, hallelujah, I'll be missing my thousands of cockroach roommates but other than that good riddance.
RENTER BEWARE! This is the WORST company in the real estate market. I have submitted to my lawyer, on record, 15-20 phone calls and 15-20 emails, from the past 6 months, where they have NOT ONCE replied or responded, with the exception of ONCE, where they EXPLITCITLY IN WRITING REFUSED TO PERFORM NECESSARY REPAIRS. They are BEING SUED IN A CLASS ACTION LAWSUIT FOR WILFUL NEGLIGENCE AND CRIMINAL MALFEASANCE DUE TO REFUSAL TO PERFORM BASIC MAINTENANCE FOR ELDERLY AND DISABLED TENANTS. DO NOT MOVE HERE!
I have lived at the Richmond property now for 2 yrs and it has been a total nightmare from day 1 and way worse now. 2 property managers in 2 years. I have finally moved. Management failed to do their part in filling out the forms needed to have my rent laid during covid thru the Rent Relief Program. I wouldn't waste my time or money.
