0/10 DO NOT RENT HERE!!! Please save your money! I lived here from July 2021-may 2023 and it was the worst time. Management is unprofessional, changed about three times since I was there. There are roaches and bug ALL THE TIME. Smells like weed majority of the time and People are disrespectful and run around being loud. Management has owed me my deposit since May but keep pushing it off, told me I never gave them my new address even though I did twice.Laundry never works and are always down. To add on carpets were very dirty and apartment smelled like cigarettes for months from previous tenets. They did not clean apartment for me left it all to my roommate and i to clean up. I would save yourself the trouble and look somewhere else to rent!!!!
I had an awful experience living here from August 2020-July2021. Throughout my stay at the Villas we had nothing but constant issues with cockroaches. The initial move in we had no furniture, although the lease stated we would. Our carpets were stained prior to moving in and had been made known to management and nothing was done. We ended up getting charged an additional amount to have it taken care of after our move out date. Management is awful. Extremely rude and inconsistent, phone calls and emails are rarely answered. It is extremely unprofessional behavior for management. I also found this complex to be overpriced, charging each person based on bedroom. Please save yourself the trouble, and don't live here.
Find a different place to live if you are looking at the villas. Extremely overpriced on top of negligent and extremely disrespectful management. The rooms are small with stained and dirty carpet, rooms either have ripped up old couches or no furniture at all. bugs and roaches will be your neighbors but above all just avoid the villas. The new management has made the experience here a painful hassle.
Worst place ever to live. The apartment is small, carpet was stained everywhere, lots of damages to the apartment, and the furniture was completed ripped up. Not only are you sharing the apartment with a roommate/roommates, but you will be sharing it with several cockroaches too!! Disgusting and overpriced. Will not recommend to anyone!
I lived here for about a year, and was lucky that I to be able to use financial aid to pay rent here. Apartment is not updated, I'm not sure why they charge so much since they're not painting or fixing anything. In November & December the heater would not work in room unless my door was open, maintenance refused to do anything about this. Pro's of living here: -walking distance to school -all utilites are included in rent -The office would every once in awhile have free food to give out -partially furnished, 2 couches, a bed and a table in each room -Got my own bathroom -atmosphere was good if you like living around college-aged students Cons: -High rent rent was $570 a month for each person -poor maintenace -took out too much money from deposit for "cleaning fees", again our carpet had really big stains from previous tenants, so I'm not sure what that money is really being used for. I highly, highly recommend you look at other apartments around the surrounding area. I didn't hate living here, I actually had a lot fun and made many friends living here. But looking back I wish I could have explored other options instead of just moving here because my friend lived here. If my roommate and I were to pay $1,140 anywhere elese, that would be a luxury apartment we are paying for-the Villas is not luxurious in any way.
Worst place to live in if your looking for a place in El Dorado. Management like to lay blame on their tenets when it’s their own fault for messing and screwing up. One of the grossest place to live in. Roaches and mold everywhere. When you have proper paperwork for something they will just throw it away and say they never received it. When you post something like this they just reply with an automated response and don’t actually try to fix anything. ALL IN ALL DONT LIVE HERE THERE ARE WAY BETTER PLACES FOR CHEAPER PRICES AND BETTER LIVING CONDITIONS WITH A MANAGEMENT TEAM THAT CARES.
The Villas, located near the campus grounds of Butler Community College are way too high. It is my opinion they are price gouging and taking advantage of the students with false advertising. Recently, they advertised a 2 bed/2bath apartment for $575.00 per month. But when I spoke with Leasing Agent she stated, “The apartments are rent like dorms. There is a girls section and a boys sections. The price per bed in a two bedroom apartment is $575.00. Each student would pay $575.00 in a 10 month lease.” So in other words the complex is actually collecting $1150.00 per month for the apartment. The average price for a two bedroom apartment in the area is $600.00. The price of the average dorm rental is $300.00 per month. What they charging full-time students is daylight robbery. Butler states they are not affiliated with the complex, however the complex uses Butler’s logos and name to lure students in. Yet, the rate they charge is 3Xs the rate of the dorms. I wonder if many students did not graduate or their academics suffered, because they had to work many hours to pay their rent there.
Invested with cockroaches, will blame it on you. Maintenance guy will come inside your apartment whenever he feels like. With no warning. Take pictures of random stuff, and when you move out make things up and write it on your record. Very rude people in general. Rent is not worth what you get. Highly don’t recommend.
They have mold beware and management tries too place blame on tenants beware of your tenants rights. And don’t come on here and place a fake response like all the other. Mold make humans sick learn the laws of housing before you get into trouble
We were very excited to have our daughter move into her first apartment. Very cute unit. She is not staying a 2nd year because there are more affordable options in El Dorado that are very nice... with friendly staff. The biggest disappointment is how unfriendly, unresponsive, & uncaring the staff is. Of course, we were caught by surprise, because they are nice until you show up to move in! They ignored my request to have her put on the 2nd or 3rd floor. That was the ONLY request I made. And that was made months in advance, plus I reminded them during the Summer and before school started. Also, called immediately once she was assigned to main level unit. They put her on the first floor with no apology or concern for my shock & disappointment. Luckily, she felt safe there anyway. The management staff continued to disappoint us all year. They are very RUDE. They act like they run the Taj Mahal. Hopefully, you'll never need to ask them for anything. Unbelievable that in this day & age a company can run with this lack of high minded leadership & service skills.
