I do not recommend living here. I moved out after only 9 months- the 9 longest and most stressful months of my life. Its impossible to capture the overwhelming chaos of this place. · Of many disappointing experiences with management, this was the worst: I work from home and one day a maintenance worker let himself into my unit to inspect my boiler. I had no notice about this visit – no email, no call, no text to confirm an authorized person was coming in. When I called the management office to report the situation, the assistant property manager was the rudest, most difficult, heartless person I’ve ever spoken to. She staunchly defended their right to enter a unit without notice at any time they deem necessary, which is potentially dangerous for residents, including children and pets, and maintenance staff. There is no excuse to not take one minute to make a phone call or send a text prior to entering a renter's home. I never felt safe in my home after that experience. · The property was built in the 1940s and the original infrastructure has fallen in disrepair. In the 9 months I lived here, I experienced about 20 days without electricity or water. Three weeks after I moved in my plumbing main completely collapsed and I had to move back out for several weeks while it was replaced. Rather than proactively making upgrades, management waits for things to fail before taking action. · Parking, which you pay for, is incredibly tight in certain areas. The additional lots they’ve built are not reasonably accessible for everyone. When I raised this concern with management they said “you can park anywhere on our 80 acre property” and left it at that. So, be willing to walk up to a quarter mile to get to your car. · Trash and recycling dumpsters are several blocks away for most people and are regularly overflowing. · The construction project on Gerry and Sherman is MASSIVE and the leasing agents will gloss over or blatantly lie about the true extent and impact of the work as to not scare away potential renters. I never would have moved here if I was told the truth. Visit the area yourself when construction is active. · If you work from home or are home during the day, the level of noise from construction right outside your window between 7am-5pm Monday through Saturday is borderline psychological torture. Constant squealing and banging from heavy machinery, a dozen active vehicles with backup horns going off every 30 seconds, crushing rocks, sawing concrete, work crews that shout, smoke cigarettes and even urinate around the property. Not to mention the air is always filled with dust. There is no quality of life.
We have lived here for about 6 years. The community is very quiet and the surroundings with the landscape are always well taken care of. We moved from out of state and rented in the community sight unseen and were not disappointed at all. We have built relationships over the years with staff in the office and our family has always been treated respectfully. Whenever we had issues with maintenance the response has been immediate which is very comforting to have that access to service. If you are a family looking for a community, this is a safe and beautiful part of the suburb that is just enough distance from the city but close enough to still access within a short distance.
Pros: reasonable price, pretty roomy. Nice environment before the crazy constructions happen everywhere. Cons: Check the video, and turn the volume on. They DON’T CARE. No apologies, no compensation. Because they have the RIGHT to construct wherever they want and ruin your life whenever they want. The parking space is already limited. They are still randomly throwing No Parking signs. the most hard working staff in this community is from their third-party towing company. My shower water after their 6 hours water shut down My wish for 2023 is to get rid of this place once I have time to move.
My daughter has been living at Hancock village for one year in a beautiful one bedroom apartment. This past weekend her apartment flooded and she had to be relocated. The management team was absolutely wonderful!!!! She was promptly relocated to another unit and was able to work with the their team to secure a new lease. As a mom I was so happy with managements handling of the situation and can't thank them enough. The Hancock Village team is commendable and I am so pleased to have had such great care.
The hometowns are well managed, the staff are responsive via email; they also met with me at different times to answer questions. The apartment grounds are clean, manicured and really pretty, and my unit’s interior features are granite counters and wood floors, modern range-it is beautiful. The place is safe, community amenities are available: close to transportation and if you miss that there is a shuttle to the train station for residents. There is plenty of activities to do in the community center to keep fit in the gym or occupied in game rooms or the pool. The grounds aesthetics are pleasing. Maintenance is responsive and once they start working on an item they follow through until it is done. They talk to me to explain what they are doing, take their shoes off and wipe the floor when they are done. The emergency maintenance line may take some doing-they need some patience- and they come around eventually. Parking is available and you need to keep your eyes peeled. If you park on reserved slots or otherwise park illegally, towing will be swift. Otherwise, every time I arrive I find parking and mostly it is the same spot. You have to manage your trash and be creative with how you take it to the trash center-you talk a walk there or go in your car; a map will show you your nearest point. There is construction happening and I not been disturbed by it-happening on a far end of the property. They do communicate when shutoffs are needed due to that even when it will not affect you and I have not been affected by any shutoffs. The best thing here is the hands-on management - the Property manager Ted was on top of things ensuring I moved in okay and I am comfortable and all my needs were met. He is about relationship building which has made a difference for me. The neighbors are friendly, it is close to a CVS, convenience store and bank. It’s a great place to live.
Hancock Village earned this 1 star rating. When we first moved, in our apartment hadn’t been cleaned or inspected. The refrigerator and AC did not work. When we called maintenance we were instructed that they were only for emergencies even though this should’ve been done long before our move-in date. We’ve had to chase maintenance down multiple times, waiting 2+ weeks sometimes. The office staff can also be unbelievably rude! There is absolutely zero grace shown for residents of this “community.” They’ll tell you one thing and then charge you for something else and when you try to rectify the situation their response is uncalled for and aggressive. You pay $3,335+ per month and yet they act like you’re a nuisance and they’re doing you a favor! Some of the other reviews mention it, but there’s a female manager in particular who is terrible. If you move here, you’ll pay luxury prices for bare minimum effort and exceedingly poor customer service on the part of management. They also will try to nickel and dime you for everything on top of your high rent. Don’t believe them when they advertise any “amenities” they offer as part of your living experience. It’s an outright lie. Do not buy the face they put on before you sign the lease.
Over the weekend, the unthinkable happened and our apartment completely flooded. We immediately went to management and came up with a game plan for how to move forward. Management was receptive, understanding, and offered reasonable solutions and options for me and my partner. Within three days of the damage, we were in a new space. Thank you to the team, specifically Ted and Jeff, for being patient and working with us to move forward. Although the situation was extremely frustrating and disappointing, we are pleased with how it was handled in the end. Update: We had an issue with our new freezer and maintenance came right away, assessed the issue, and ultimately provided us with a brand new fridge and freezer, thank you maintenance!
My apartment is beautiful and everything that I expected, however, stars are lost as a result of customer service. Initially, things were fine, but then responses became a bit short, abrupt, and inconsiderate towards the wrap up of signing the lease. The man who gave me my keys was so nice, but the agent that I dealt with beforehand, not so much. One really disappointing thing was that she said she was going to move my packages inside my apartment as they had arrived early and I wasn’t sure of the weather and if they were safe until I arrived. I was coming from 6 hours away! When I had arrived, the packages and items inside were badly soaked. I am left feeling that this was done on purpose. Unlike most people, I could care less about construction and the noise as a result. I took this apartment over others that had way more stars. I was disappointed at the end. Maybe my views will change, but right now, no. Update/Response: Assure me that I won’t need to deal with Whitney. That experience was traumatic towards the end. 2nd update: Maintenance is terrible and pest control is OUT of control. Centipedes and other wormy looking insects should really be paying the rent in this place! I’m over paying for their tenancy! If this isn’t resolved, I will need to address this in a formal manner and with someone outside of the company. Maintenance alleged that two of my requests were completed when they were not! Both are/or impact safety. Robert who works here is their only saving grace. He listens and is responsive, but it isn’t his job to manage all aspects of this property and tenant’s concerns.
0/5. Would not move here. I have never rented with a company and felt so unheard, disrespected and lied to in my life. To begin, construction surrounds this entire village. Despite what the leasing agents say, construction will affect your daily life, regardless of where you live on the property. In fact, when speaking with the construction liaison on the phone about transferring units, she stated, “there will be construction everywhere you go.” The current, massive “Puddingstone Project” is an enormous 6 story unit that is projected to be completed summer of 2024 . Although advertised as a 2024 completion date, I can assure you this will not be complete at this time. Blasting noise will not only erupt from the Puddingstone Project- you will still experience constant construction from renovations of townhomes that occur on a daily basis surrounding the entirety of the village property. We were never able to keep our windows open because of the piercing back up horns of trucks, scraping of excavators drilling into rock, or pure profanity spoken by the construction workers it’s unfortunate because this resulted in using AC far more than we needed to, since we couldn’t even open the windows. Construction materials surround the entire apartment- multiple people’s tires were popped from nails scattered throughout the property. Numerous power outages, water shutdowns, and lack of hot water will become the norm if you move into Hancock Village. They will give minimal notice, if any, and point fingers at National Grid any chance they are able to. In regards to the leasing office, the management is extremely unprofessional and insincere. Numerous times have I called the office with a question where I was informed the topic would be followed up, without any response. We were interested in adopting a dog and were told the rules per the lease are : “dogs must be potty trained, neutered/spayed, less than 40 lbs, and only certain breeds.” We asked to confirm these rules, and no one got back to us. This is just one of the many examples in which staff at Hancock Village clearly does not care about their renters. I could go on and on about this place. I can promise you investing money into Hancock Village will be a mistake.
Unfortunately, I have to start with the cons: If you like paying for parking, but never having anywhere to park, you will love living here. Finding a spot between 5:30pm and 7pm is about 50/50. After 7pm your chances are about zero. We just don’t go anywhere at night or strictly uber. One night, I got home late from work 9pm and looked for parking for about 20 minutes. Eventually, wanting to tuck in my kids and walk the dogs, shower and eat, I stowed my truck away in a corner that wasn’t officially parking. However, it’s clearly safe. No fire hazard or hazard to anyone. It actually looks like it’s supposed to be parking. In fact, people park there all the time. Double in fact, the staff and maintenance crew park there all the time. Anyways, I woke up to go to work only to find my car was towed. It was towed to some shady part of Allston $173 cash only. They also clearly dropped my car during the tow cause the hood was bent. Unfortunately, I only have liability insurance and no proof so that wasn’t even worth arguing. Just frustrating. Management will have zero sympathy and coldly tell you that you should read the lease. Meanwhile, look around and you’ll see all the cars without passes occupying the spaces you pay for. Amazingly, they never get towed. While parking is my biggest issue, it certainly isn’t the only reason I don’t recommend this place. Here is a list: -Constant construction I guess just look at previous reviews. -Constant water shutoff, electric shutoff probably has something to do with constant construction. -Thin, single-pane windows and cracks in the frame will leave your utility bill high. Ours was $265 in March and $255 in Feb. -They lie and say they do a thorough check before move in along with some accent wall nonsense. We had issues with our laundry machine, dishwasher, fridge, hot water heater, lights, missing screens, noise from vents and general cleanliness. -One day, without notice, the big garbage containers disappeared so now it’s a 15 minute walk with my garbage bags. Honestly, I never walk. It’s usually a stinky car ride. My neighbors have a big garbage can with wheels stowed outside and lug it back and forth. They say it’s a good workout. Here are the Pros: -For things I just don’t want to fix myself, maintenance crew is very good and usually timely. I just see them more than I see my friends and fam. They won’t come with booties for their shoes, but if you have some for them, they usually oblige. -The community is safe and peaceful.
