An Agreement For Sale (aka 'installment sale') is an agreement wherein the buyer makes payments on an arrangement similar to vehicle financing. The seller has legal title to the property as security for payment, while the buyer has 'equitable' title. When the buyer pays the full amount due under the contract, the seller delivers legal title to the buyer.

I carry the homes for 3 to 5 years (depending on the home) and would like to be cashed out either by Cash, Refinancing the property or Selling it. No Prepayment penalty, anytime. If you decide to sell the property I am the lien holder and you are the seller on the HUD 1. The buyer never has to get the property in their name.

I cater to professionals, self employed, small business owners and entrepreneurs who want to keep their capital liquid, to start, grow or expand their venture. My program is unique in that I only require a small down payment and reasonable interest rates which allows the buyer to utilize their liquid assets on other projects and still live in an upscale luxury home.
My program has worked very well over the last 30 years and my family also offers the same program here in Scottsdale and Phoenix. The number of homes in Phoenix Metro currently under our 'Agreement For Sale' is 20 plus. We do not Fix N Flip, and our program does not accommodate anyone trying to do that. This is also a program designed to be an opportunity to a buyer not quite able to secure a loan now but will in the near future.
Since I require such a small down payment there is no room for a realtor in our program: however we do enjoy working with a Buyer's Agent if there is an acceptable offer to purchase.
