BUYERS:
The purchase of a home is likely the largest investment that a person will make in their lifetime. My goal is to make the process as smooth as possible and to protect your investment. There may be bumps in the road but my job is to navigate you through matters that arise, all the way to the closing table.
My services include:
-Drafting, negotiating and review of the Purchase and Sale Agreement
-Assisting you with any questions you may have about your property
-Title examination of the property and clearing any encumbrances, liens or title issues that arise
-Review of the financing documents with you to ensure their accuracy
-Issuing title insurance to protect your ownership interest in your property
-Preparing and filing of a Declaration of Homestead on your behalf, where applicable
SELLERS:
When selling one's home or property, it is my job to protect your interests and limit your liability in the property as best as possible once the Deed is recorded and title has been transferred to your Buyer.
My services include:
-Drafting, negotiating and review of the Purchase and Sale Agreement
-Preparing the Deed and any documents required to convey your real estate
-Clearing up any title issues that arise and could potentially delay your sale
-Attending the closing on your behalf under Power of Attorney so that you do not need to take time off from work to attend
-Ensuring that your sale proceeds are delivered to you, either by check or wire transfer to your account
LENDERS:
I am an approved closing attorney for several banks and mortgage companies, representing lenders and conducting their real estate closings for the past 15 years.
I am a title insurance agent issuing title insurance on behalf of First American Title Insurance Company and Fidelity National Title Insurance.
My Services Include:
-Review of the Purchase and Sale Agreement on behalf of the Lender's Buyer
-Preforming the title examination of the property within a 2-3 day turn-around and issuance of the title commitment to the lender
-Obtaining or preparing the necessary documents for conveyance of the real estate and the protection of the lender
-Handling and conducting the real estate closing and coordinating all parties related to the transaction
-Issuance of the lender's title insurance policy to protect the lender's interests in the property.
