ZERO star long story short, KEEP YOUR MONEY & APPLY ELSEWHERE! Trying to save $200 dollars & relocate closer to town turned out to be a total rip off! For starters the application process is absolutely hideous weeks with them asking for the same stuff over & over. Then they ask for a ledger that shows every single payment you made. So basically if you paid your rent with a late fee at your current residence, they will NOT approve you if it was 3x even tho you was never set up for eviction. So I will continue to stay where my manager isn't as RUDE as the manager at Axis. I had to do a double take to see if I applied at the Beverly Hills or something. Smooth application process at Waters Edge at Mansfield if anyone is interested!
I toured this place on Saturday 4/1 and had the best experience so far in my apartment hunt journey. Maura I really hope this her name because she deserves ALL THE PRAISE was the NICEST person and was so informative and kind. You really have to have the right attitude and patience to be able to deal with people, ESPECIALLY at an apartment complex and she had the sweetest personality and sense of humor. The apartment community was lovely and there were no red flags whatsoever throughout the tour. We even had the pleasure of speaking with one of the residence as we were leaving the complex and she had nothing but nice things to say about the community. The location and surrounding area were nice as well. I'm still looking at places but this is definitely high on the list.
NO STAR! I feel like a Karen, but I'm sure this will help someone. Worst and longest application process ever damn near two weeks, rude Mgmt., so I applied somewhere else and it took 3 days from application to move in tomorrow. They will ask you for the same stuff twice because there mgmt. team is unorganized and unresponsive. You can't even call their property mgmt. team "Sherman residential, 3rd generation". I'm sure its going downhill at this point! JOKE.
One star only because I can't give it zero stars - STAY AWAY from this apartment complex. Management never addressed or corrected issues drug use, gate hardly ever worked, inconsistent trash pickup they make you pay for, etc.. But, they were quick to ask what they could do to make you decide to stay or renew a lease. Finding petty reasons to keep your deposit and then charge additional fees for upkeep I'm sure they absolved in their outrages rent cost.
we've been at this apartment for almost 2 years, this morning I went to my car an discovered a boot on my car, because the cars were not registered on a site, when we first moved in they gave us a sticker and now I am told that the sticker is no longer valid and that we needed to register on a website. I talked to my wife and she new about the registrations, but she never go the website link. The location is great, service not so good and for the amount of money we pay, we expect a lot more.
Shout out to Maura and George, leasing office gems. Travelled from California to dallas to see apartments and Maura was sooo sooo helpful. She went beyond to show us the available apartments. She was friendly, knowledgeable and very helpful. She is a wonderful soul. Finalized the apartment and will be moving. George is such a gentleman and very polite. Apartment complex is beautiful and loved everything. Can't wait to move here.
They sent me my deposit back when I moved out! This never happens.... But the office management kept their word per the original lease. In addition, I had beautiful apartment and already miss it! It was a picturesque view I had!! Thank again!!
I am a current resident and have been here since 2018. Usually when it’s lease time, I am ready to renew, unfortunately, I will not this go around. In fact, I have been wanting to get out of this lease effective immediately. I have been thoroughly unimpressed with this apartments at the turnover of the new management in Jan 2021. This is not to say that there weren’t any concerns or issues prior, but they seemed to be handled immediately. There has been numerous disruptions with noise either from a walking more like stomping to loud or regarding music. To my knowledge, from what they have told me the apartments have contacted the residents regarding this, but nothing truly has been solved. I am all about respect and your choice to live how you want to, but there are guidelines and rules to live by. There are “quiet” hours, but some do not wish to abide. Be ready to hear donuts in the parking lot at the 24-hour gym or occasional drag racing down the street. And usually at least 3-4 times a week at night, there will be someone doing donuts in the parking lot. Before the 24-hour gym was built it was relatively a QUIET neighborhood. Not anymore! The rent is not worth the “luxury” of these Apts. The halls of the Apts are stained badly due to trash being left out of the can. The upkeep of the property has went down. The entrance/exit gates seem to have issues from time to time. Management has started a new trend to send an email noting the “office will be closed on Sunday” about 72 hours prior to Sunday and it so happens to have reoccurred several Sundays in a row for 1-2 months. You might as well send a notice that the office hours are now Mon-Sat and closed on Sunday. I do think Management is trying their best. BTW is 10:03pm on Monday 9/6 and music is blasting in one of the surrounding units. This had been going on for 45 mins. Update only because it happened tonight and it has occurred about 3 times before…there is car show/music gathering in the 24 hour fitness parking lot. It will start in the afternoon and usually wrap up about midnight at the latest on Sundays.
This place is going downhill rather than uphill. Prices have increased and the new management has not been on top of it. Trash used to be taking out everyday by 6pm, literally. Now trash sits in hall ways for days. Im posting because im starting too see rats in the hallways now. Yes, I complain but thats because you cant be charging too much and not take care of this mess. Paying for fees that arent being put in place. Like where is my pest control money even going? Glad I'm moving out. Sherman Residential, you have failed this place. Also, plenty of people that don't live there are taking our parking spaces and don't use the visitors parking. Meaning they don't register.
I have lived here for a few months now and love it! It is close enough without being too close to things. The area is still upcoming, but the changes are looking good. I absolutely love the pool, but wish the hours started a little sooner for us early birds. My only complaint is that I wish the fans in the hallways of our building worked, without them the air is a little stagnant.
