Great options for housing. Both north and south side. Lots of options for duplex’s or inside brick exposure units : very nice people, accommodating, & respond fast. However both times when I moved in to units, there were issues on a heater completely broken and had to be replaced and the other apartment the dishwasher & Ac/heat unit. Would love More detailed check on appliances to happen before tenants moving in!!
peak properties came into my unit a day before my lease was up and threw out EVERYTHING in my apartment with no notice so they could paint the walls. many expensive items are completely missing and we had to dig through the garbage for blankets, dishes, towels, etc. they threw out everything in my fridge and freezer. they did not think to call me before doing any of this. PLEASE do not rent with them! i will be taking legal action.
UPDATE AGAIN, Been living here for almost 5 months now, have had an ongoing rat issue, inside and outside of the apartment. Building managers and staff have come several times and yet nothing is changed after every single visit. If anything the problem has proceeded to get worse. Our Medicine cabinet has fallen off the wall, due to being held up by three screws. The building is decaying, our front door doesn’t shut all the way, windows are unsealed. This place is unsafe to live in and has been. Don’t know what to do anymore. UPDATE After living here for almost a month, upon our first day of moving into our apartment we found multiple rodent droppings in the kitchen area and in bedrooms. After calling not once but three times were we able to get a hold of someone to handle this issue that should’ve been taken care of months before move in. In the coming weeks after move in, we have yet to have a working laundry system, the washer being broke prior to move in, as well as a completely unusable microwave, unable to turn on. Even after communicating this to management multiple weeks have gone by with still nothing. As a side note we were told on the phone by the assistant property manager that we would be credited with a building internet wiring fee, when following up on this credit I was left on open and ignored by the assistant property manager. It has barely been a full month and let me say I will never resign with this company again. To think that the complete and utter amount of sheer incompetence that’s taken place in a matter of weeks makes me sick to think about what will transpire over the remainder of the lease. As I said before, there is a reason this company has such an overwhelming amount of one star reviews. They work for it! They earn them. Mad and disappointed are an understatement. BE WARNED Impossible to get a viable response. Extremely uncommunicative, unprofessional. There is a reason they have more one star reviews than anything else. He warned.
I've had good interactions with the leasing staff. My apartment is nice and without significant problems so far. However, maintenance takes forever to address issues and won't keep track of what they need to do. You have to constantly remind them. I'm still waiting on minor fixes from 2 months ago to be fixed. Over 20 emails back and forth what's the point of having an electronic work order system if you're not going to use it?.
Good luck getting any response from these people. I moved out 2 months ago and have repeatedly emailed and called wondering where my security deposit is and zero response. So now I have to go to small claims court and sue them, because apparently that’s easier for them than to answer an email or god forbid a phone call. There’s a reason their reviews are an average of 2.5 stars folks, go ahead and keep reading the reviews and ignore their responses, they are completely BS. Don’t live anywhere these slumlords are associated with. Seriously.
I've stayed at 2201-22 Maple Ave. for four years. Good location for Northwestern Students looking for accommodation with reasonable rent. The in-building property managers are good but the maintenance contractors are sometimes impolite. Would really appreciate if they could upgrade laundry payment to a prepaid card method that's available in most places. Finding quarters is getting harder by the day.
EDIT: After seeing this review, Mara, a regional property manager from Peak, got in contact with me to see what can be done to resolve my issues. Within a couple hours, I finally received full clarification, transparency, and answers regarding questions I had. She made my issues a priority which is what I was looking for originally. Funny how an issue can be resolved within a few hours instead of 2+ months when someone who actually cares takes the reins. I will leave my original review up for transparency, but I have upgraded my review of Peak to 3-stars in light of the help I was given. For anyone looking to rent an apartment managed by Peak, your experience will vary widely depending on the people you interact with. ORIGINAL 1-STAR REVIEW: I have never worked with a more mismanaged or disorganized property company in my life. My wife and I only lived under Peak Properties for a month or so when they became the new management company for Roselle Station apartments near the end of our 1-year lease. We decided to not renew our lease once Peak raised our rent by $400 and added a few other charges and fees. However, the real problems started after leaving. Since Peak Properties now managed Roselle Station, they also took on the responsibility of our lease and, most importantly, our security deposit. It took months to get our security deposit back. After leaving the apartment and giving our forwarding address via phone call, a week went by...two weeks...three weeks...a month. Still no security deposit. I left emails, texts, phone calls, voicemails trying to get a hold of my property manager really anyone to figure out where our security deposit was. Finally, on day 45, I get a hold of the receptionist who tells me "Oh, Property Manager A is no longer working at that property. Let me transfer you to Property Manager B." ...excuse me, what? No one thought to tell me this? Not a single person? In the multiple times I've called this business, no one thought to say this? Finally, I get a hold of Property Manager B and it gets even "funnier." You know what she says? "I'm very sorry. I was transferred to this property and was given no documents or information about it so I just had to assume everyone received their security deposits which I'm now finding out was not the case." You WHAT? You just ASSUMED everyone received their security deposits? How has this company not been sued yet? And my struggles don't end there. We had multiple questions regarding money we believe we should have received and this took another few weeks to get answers on and have our check sent and delivered. I proceed to fight with the property manager and owners for weeks. The property manager was nice and somewhat helpful the entire process, it's just very clear that she is overworked and mismanaged. Finally, after over 2.5 months of waiting which is way past Illinois law I received my check, but we were not given certain funds that we believed we were owed. Proceed to fight some more, but it's fruitless. The owners stopped providing updates to the property manager regarding my arguments and evidence and I was done dealing with Peak. I cashed the original check and washed my hands of this. If I have to give up $500 to never speak with Peak again, so be it. I truly have never seen such a disorganized property company. I'm so glad to never have to deal with them again.
Knowingly rented me a bedbug infested apartment. I know this because I discovered dozens of them crawling out from the air vents 3 days after my move in before I even had furniture. When I called the property manager, he didn’t sound surprised and immediately said “oh, you must have brought them in.” They quickly became unbearable & I was graciously allowed to terminate my lease once I managed to save up several thousands of dollars. But not before I developed an infection from the bug bites & the on-site maintenance man illegally unlocked my apartment door without my permission to let in some very menacing exterminators who stole from me.
The apartment is great value, have lived here for half an year. So far no issues with the management. The only time needed repair, the issue was fixed very quickly. Living in one of the maple ave apartments. The only negative thing I can think of for the time I have lived here is that the laundry machines require quarters, which can be difficult to come by.
I'm very disappointed with my experience in which I've only lived in my property for 12 days. My move in date was the 31st of August. On the 1st of September I put in a maintenance request because I have no heat or air. Today is the 12th still no heat no air and I just received a text saying my request has been completed. Although they do not consider heat or air being an emergency 12 days is beyond a timely manner. The staff is great but for you to keep your properties in great condition you must get rid of the maintenance crew you have and get people in who care cause we pay good money to make this our home and we need things to be fixed in a timely manner. There's to many apologies on here about maintenance.
