Management is very crooked and shady. Take no responsibility for the damage on you property caused by them. Beware of the massive gopher problems. They chase them out of the clubhouse area with gas and they then come into the residential areas and destroy your yard. 18000.00 to repair my yard and replace the retaining wall. So happy I sold and got out of there...Rent way to high for most..

Long time SDSU friend lives and loves buying here. Quiet and peaceful area with no drama.

Come here quite often to visit with one of my favorite person. It is always clean and everything is kept orderly. Can’t wait for the summer!

My wife and I have been living here for 3 years and I was the president of the HOA for the past 2 years and by far is the best mobile home park in east county. The space rent is 1,100.00 per month and no HOA fees , which is kind of expensive, but this park is super quiet and very safe for my family, and that is all that matters to me. I would rather pay a little extra for my family's safety, then to live a noisy place with neighbors that I may have a problem with. We have fantastic neighbors around us and we all help one another when we need to. If you are looking for a safe and quiet place to live, then Pepperwood mobile home park is the right place to live.

This is probably one of the nicest non-gated mobil home parks in East county. The best clubhouse it’s a historic Victorian castle. I met the manager of the park and he is a very nice gentleman. The park is always clean and everybody seems willing to wave to strangers. My previous mother-in-law lives there and absolutely loves it. They have great amenities, Jacuzzi, pool, great workout room and again the nicest clubhouse in East County by far. I would recommend this park to nice people that are 55+ and want to live in a great community. And fortunately we did not find our new home there. But I will always give this place five stars!

Wtahc out for scummy manager, nosy neighbors and unfair rules. They say some people have to clean junk and have mice yards but multiple homes in here are eye-sores and have been for years. Management and staff are the cheapest and laziest they can be. Rent anywhere else. Not to mention it's right under an airport!

We have a clubhouse for meetings and special occasions, pool tables, a kitchen, rest room, heated pool, with jacuzzi, is for 55+. It's so quiet here it took a couple of months to get used to!

Nice mobile home park, well kept grounds. The streets are wide enough for parking if you are visiting.
