We’ve had issues with this place from day one. Our pool has been closed since December was closed majority of our summer, including July 4th and Fathers Day. and just recently opened back up last week. After being open for just one week, it is now back to being closed once again. That same week, all but 1/3 laundromats were closed. However, the only one that was open only had THREE working washers in it. Three washers. For an entire complex. This is our second apartment moving from a studio to a one bedroom, but the palmettos and roaches in this unit are awful. We never had this issue before. While we do file maintenance requests to be taken care of, pest control never shows. Took them another 3 months when we first moved in to replace our garbage disposal. We still have a ripped balcony screen, black mold, no car cleaning port as advertised, HARDLY ever a laundromat available for use, and a pool that is never open. Just for rent to be raised anywhere from $200-$350 each renewal. This is insane. Where does that money go? After two years of consistent, poor management on Promenade at Uptown’s end, I no longer expect a resolution. Here’s a heads up to potential future residents.
I have lived here for several years now and really love the location. It’s right across the street from the Altamonte Mall and super convenient for our family. We always attend the scheduled events at Cranes Roost and even walk there when the parking is limited. As for the apartment complex it self, it’s well maintained and even has a cute little play ground great for small kids to run around. The pool is one of our favorite hang out spots during the hotter months and has a nice grilling area for BBQs. Our apartment it self is spacious and even though the building itself is a bit older the newer management is on top of fixing and updating things that are needed. We had faced a pretty big issue with a leak in our apartment unit as our bathroom plumbing was outdated. As soon as we contacted the office Sean was very compassionate and understanding. The maintenance team when in there to assess the situation and got things under control. The property manager Kim wanted to make things right and had contractors in there to replace what was desperately needing to be replaced. Now we have a new bathroom literally. Thank you so much for acting on this quickly and making our situation a priority! We would definitely recommend this apartment community to anyone who is looking for a convenient, kid friendly place to live with a compassionate management team!
Sean has always helped me with any concerns or questions I have had since he has been here. His customer service skills are A+ and he has always been prompt. He is on to great things and many residents are happy he is in the office.
Moved in today. It’s in a nice area, close to shopping centers, however I’m removing some stars because I was told there would be black on black appliances, and the counters are grey, the bathroom is interesting, and I’m not allowed to use bleach and harsh chemicals because the buildings are old, so I recommend getting a shower mat, and bring ur own ice trays because the refrigerator is also an older version and doesn’t have an ice compartment. There’s a laundry room, NOT in-unit laundries if that is what you are looking for, and no ceiling fan, bc I read it in one of the descriptions on the website.
We moved in, April of 2023 and everything was not well from the start. I am not leaving a 1 star review because the leasing office does do their best to accommodate you as best they can however, their efforts are lazy and it seems as though they don't genuinely care and thats where I feel they deserve less than a 3 star review. The area seems like it is super safe, because you have so many police around, you're in altamonte springs, and you come by and it looks clean and safe. The apartments are not worth the money they are. Maintenance is not the best either. They take forever to fix your requests, so i give MX a 1/5. A weapon was stolen out of my vehicle, and when I asked for them to let the community know, they said they would let corporate decide what to tell the community. I asked for footage on their cameras to see if it could help the police, they told me the cameras did not work for multiple weeks. Makes you feel safe huh?... I spoke to multiple tenants around the community and they told me that they have been harassed and one even was hit by people walking around towards the entrance. No one picks up their dogs poop even when they station is 10 ft away and Promenade does nothing. The patio are gets SOAKED when it rains, theres not cover on the second story so everything we owned got damaged. Before you sign the lease make sure you read the conservice they charge you. You're paying everyone in the complex/communities' water and trash and the trash usually comes out to about $50 thats Valet and the Conservice you pay.
I just recently moved in and can definitely say that I am thoroughly enjoying it here so far. I spoke with both Kim and Sean when initially reaching out and they were both extremely helpful and very pleasant to speak to from the very start which definitely put my mind at ease. I worked with Sean for the most part when it came to the actual apartment viewing and the application process. He couldn’t have been any more helpful and left me with no questions unanswered and the whole thing was a breeze. He guided me the entire way and was very quick with his responses to me making the whole process feel almost effortless. As for the apartments themselves I feel very comfortable and at home and I think it’s in a great location with everything I need near by. I’d definitely recommend them to anyone on the search for apartments in the Altamonte area. - Preston Firoozi, New Tenant
I've been emailing management about the mold in my home for the last 8 months+. They come in, they fix the problem, walls are unevenly painted. Mold has come back into the duct system. I've emailed them tirelessly to see if I can break my lease early. They'll verbally tell you, but they won't send you an email confirming anything. It's almost as if they want to catch you with your pants down at move-out. The laminant flooring smells like mold, the AC smells like mold even after a servicing. Fixed, noticeable holes in the walls. Dog urine coming from the second balcony floor. Bath tub porcelain is chipping. They don't even want to relocate me at no cost due to their own issues. I hope no one considers this place.
If I could give this place zero stars, I would. Honestly, moving in was nice, and then once we lived there is was like they swept us under the rug. They only have two maintenance guys who do the bare minimum. They fix everything with a bandaid and call it a day. We had so many issues and a few situations that were considered emergencies that the office couldn’t have cared less about. It was very upsetting. The mold, the trash, the walkways are a mess. I could go on and on. Please look elsewhere. They do not care about their tenants after a month of moving in. Please. Please. Please. Don’t waste your money here. Not to mention, they are way overpriced for how they look inside and out. The dishwashers sound like a plane is taking off inside your apartment and the “screened in “ porches have never been screened in. They claim the city will repair the screens but for the 7 months that we lived there they were never repaired. And the pool??? Closed for months, and could never enjoy it. BH and Promenade should be ashamed of themselves.
Feels like the projects. AC keep going out and they won’t come to fix unless above 85 degrees outside. They never answer calls 9-5. Just voice msgs. Surcharges around $200. I signed up for one cost & now paying another 300 for utilities 8 other services I don’t use. They advertise a car wash but had not been functional for years. I chose the location because it’s next to the hospital. I am a healthcare provider. I am now planning to leave.
I must say Sean is on point with everything. I appreciate how fast everything gets fixed they are amazing and give it up for our maintenance man his the best hands down Jesus. He keeps this place going. He needs a raise.
