I have lived at the River Oaks for over 13 years . I have seen many needed positive improvements to this park over the years.Recently ,there was a safety issue in the lot that needed to be taken care of promptly. I went to the office to speak to Lisa the manager about this issue..Lisa took care of the problem in a professional ,courteous and timely manner.Her assistant Ruby was also helpful. Thank you

Nice enough. We have family there so of course we love visiting. The playground is nice and during the summer they have a decent pool available. Lots of good people live there. We've come over to trick n treat with the family, and it's fun. It's a decent park.

Never purchase a home from here because they will never stand by their warranty and they will attempt to cheat you, put you on a lot that has water flowing UNDER YOUR HOME then refuse to move it when the lot does not meet Texas standards. Then to top it off they will force you to live there until your home is paid off never living up to their responsibilities to you as a home buyer. Trust me when I tell you that this has been the case throughout my daughter's purchase. Even with the proof below they refuse to admit that they are wrong, what more proof does one need that this trailer should never have been placed upon this lot to begin with by the management of this place? If you are suffering the same issues call TDHCA for an inspection, I guarantee you that every home in the park is NOT PROPERLY INSTALLED!

I live here...Mrs Anita Campbell is correct. Myself and a lot of residents are tired of the trash. We are being charged for people that don't even live here to dump their trash. Several residents have complained to Lisa and her assistant. This has to be some sort of health violation for the homes near by. One resident said she was told to pay for her own rat infestation even though she has never had one till now. But instead for all our complaints what we got was a raise on the trash. These pics were taken the week after Mrs Campbell did her review. The trash was like this for about 6 days in which it got worse. There are a lot of repairs needed done as well. I really wish corporate would take a good look at the park. The kids play ground needs minor repairs..also the pool has loose concrete near the pool where someone can accidentally fall or slip in. Thank you corporate. This is the only way I was able to reach you guys. We are told to go to the website and get the phone number from there or that we have to go thru the website. But when I tried there was no way I could send anything to corporate.

Operating hours are from 8am-4pm I've been outside since 8am and no manager is here, I've called all the numbers and straight to voice-mail, I've never seen or heard of such poor service and lack of communication with their community. New management needs to be taken into consideration seriously. Maintenance guy said " She's usually here @9 if not then 1pm" ... the decency this management has is unbelievable

I've been living here for more than a month and I love it more than I've loved living anywhere. Before moving here we been searching for a new place to call home and weren't able to find anything. After months of searching we got a call from Lisa the manager real kind soul. She helped us in every way she could possible. When I tell you God uses his people  thank you so much Lisa for everything you did and are still doing to make our HOME the best for me and my family. I give this mobile home park community 5 stars great place to live to start your first home the ladies in the office are wonderful!! Lisa great manager! Ruby great assistant!  Both very helpful

I have been living here 7 years now. Since I've moved in they have consistently improved the property and services. Lisa at the front office is the best property manager, always remembers you. Even though it's next to the railroad tracks I never hear a train except rare occasions during the day time.

20year resident. Property manager is kind and  considerate as is Ruby.We have capable maintenance on our property as well.All is well & peaceful when residents abide by park rules.
