Sandpaper Factory is a former mill building converted to creative work space and art studios in Rockland, MA.
The Sandpaper Factory, located at 83 East Water Street in Rockland, MA is a 120,000 square foot mill building that has been converted into multi-tenant creative spaces for rent or lease. The building was built in 1890 for the Rice and Hutchins Shoe Company and was later used to manufacture sandpaper by the American Sandpaper Company.
Today, the space is currently occupied by a mix of artists and small manufacturing businesses, some of whom have been tenants in the building for as many as 30 years including; a custom cabinet maker, picture framers, silk screeners, sign makers, a guitar maker, a cheese maker, a seamstress, a baker, an ice sculptor and more.
The Sandpaper Factory was purchase in February 2015 by Curtis Investment Properties of Boston. Alan Curtis, its principal, has more than 25 years of experience in the real estate industry. Alan was born and raised on the South Shore and now resides in Boston's South End neighborhood. In the South End he has witnessed, first hand, how artists and businesses can combine to create a more vibrant and thriving community. Realizing the demand for additional creative space on the South Shore, Mr. Curtis purchased the Sandpaper Factory with a plan to renovate the building and make additional space available for art studios and other creative uses. Initial renovations include new windows and exterior doors, insulation, siding and upgrades to lighting and heating systems while maintaining the historical features of the building which include exposed wooden beams, hardwood flooring and original sawtooth skylights.
The building, located close to the conveniences of Rockland center, is currently 75% occupied. Several spaces are available for immediate occupancy. Studio spaces start at 280 SF but larger studios and commercial spaces can also be accommodated. The four story building is serviced by a freight elevator.
