I stayed at Shady Pines for 13 weeks. The manager, Kerry, is a lovely caring person. Price is quite reasonable. My site was a 30 amp. High shade from numerous tall pine trees. Good water pressure. You can get packages and mail. Short drive to town. Plenty of space to park my 22 foot old truck. Friendly neighbors. Laundry room is open at night, so night shift worker friendly!! Never used the showers or the WiFi. Dumpsters are convenient. Overall, it was an excellent stay!! I would certainly stay there again.
I would give 0 stars if I could. The owner is a real piece of work, like mental problems. Disrespectful and actually quite funny. I called for my deposit back weeks later, and she talks to you like a dog. Very very sad… don’t give her any money. The manager is nice until you don’t text her back after you moved out about potential vacancies she will dog you and your ethics for not doing so.
I stayed at Shady Pines for about 2 years. I loved the location and would give it 5 stars except that I just need something closer to Tyler. The lots are nicely shaded. The best feature was the manager going above and beyond to help out and take care of the residents.Rooms: 5/5
Waved at owner lady & she didn't even wave back. Rude treats u like your below her. Hated paying her because she wasn't even nice. Manager Carri is ok. Smells like sewage, got foot fungus from using their shower. Can't have guests, not even family come to visit. Park full of Speed heads roaming dogs& cats too. Under Construction muddy & loud from the workers. Only wifi in front have to pay extra. Raises the rent for no reason.Not a family oriented place to live go somewhere else do youself a FAVOR. Also the owner bribs her family to write a good review to try to make it seem good! Fake as ever!!!!
The onsite manager is a delight and always willing to help. The maintenance man is always quick and knew exactly what to do anytime we had an issue. The internet is another story. It can reach pretty much anywhere in the park, but it is basically useless for anything that requires a steady connection. I give them the benefit of the doubt because it was installed quite recently, but I'm hoping the owners are willing to pay a bit more so everyone can enjoy it, instead of fighting with it. Prices on washing machines and drinks are way too high for the area so keep that in mind. Walking your dog is easy and the neighbors are as friendly as expected in a trailer park and some were actually quite helpful when our car needed a jump. I do recommend staying here, but don't get on the owners bad side... just saying.
I stayed at this RV park for 3 weeks. Kerry is wonderful and treated me very kindly but the owner, what a JOKE. I should have paid attention to the reviews. She kept $50 of my deposit because she said it cost that much to run my debit card. I asked her to text or email a copy of the transaction showing it cost $50 since it’s my money she is keeping. Was also told the first transaction wouldn’t cost me anything but she charged me anyways. I’m pretty sure she either blocked me or is just ignoring me. Pathetic, unprofessional, and unacceptable. Maybe it’s only $50 but if she does this to everyone she is certainly banking off of other peoples hard earned money! Update, I tried calling her so she definitely blocked me and stole my money. I reported her to the BBB and they just emailed me saying she has yet to respond to them. I don’t care who you are or how desperate you are, please listen to the reviews!!!!
The owner is literally out of control. She tells tenants they are not allowed to have guest and she literally acts like a "crazy ex girlfriend" and stalks all of her renters. She has to be violating serval Fair Housing laws and/or violating the civil rights of those who live in this community an PAY her to do so. Sad because she has done a positively STUNNINGLY beautiful transformation of the park, and it is perfectly manicured and gorgeous!
We lived here a few months and they are awesome. Almost everyone was friendly and kind. They keep it very clean and have a laundry area , showers, bathrooms and a park that my baby really enjoyed playing at. They are very fair and understanding.Rooms: 5/5
Was a great place to stay until the new owners took over. I've moved out but my ex wife and daughter still love there. New owners said she isn't allowed to have any guest over including family. Had family over for mother in law's birthday and the owner called the police and tried to have the officers to criminal trespass all the family members. I'm not even allowed to go there to visit my daughter.
This is a peaceful and well-managed park. Management responds quickly to any needs. Any unruly behavior is addressed immediately, so other tenants can count on a pleasant stay. Love this park!
