Description

Since 1986, Spectrum Real Estate has been very active in the River North office and residential marketplace, with a specific emphasis on the rehabilitation and ownership of the “lofted” office variety. Together, with its construction affiliate Merger Industries, the principals have acquired, developed, and rehabbed both River North and Chicagoland properties, with a concentration in River North, a Soho-like area in which they were participants in the original pioneer effort of redevelopment for the area. Spectrum and Merger have contributed to the development of over 1,200,000 square feet of space in Chicago.

They currently have an office building portfolio which consists of 800,000 square feet covering seven River North office buildings. The seven building portfolio is unique in River North based on superior location, superior construction, and “hands-on” ownership. The principals of Spectrum and Merger, Messrs. Jerry Lasky and Murray Peretz, have been involved with River North office and residential loft development since 1980. In the late 1990’s, Spectrum also successfully completed Union Square, a 3-phase, 217 Unit residential condominium project, also in River North, which included the construction of a 4-story addition to a 6-story 1910 warehouse building.

Completely uncommunicative with our office once we were moved in. Our A/C has been down all summer and they haven't told us anything about what's wrong, what they're doing to fix it, or when we can expect it to be addressed at all. Their email for maintenance seems intentionally set up to ignore people as it auto responds with a message to call their office. When you do call the front desk it doesn't ring and you won't speak to anyone. You'll be asked to leave a message which they'll never respond to. I thought residential property companies were bad in this city, but at least I've never waited three weeks to get a simple response from property manager. EDIT: Exactly like the other one-star review on here, this is concerning the 311 W. Superior property.
This review pertains to the 311 W. Superior location, I cannot speak to any other locations. Below are 3 of the most pressing issues that this writer would use to recommend that potential tenants not rent from this location. 1. Temperature cannot be controlled and fluctuates between 60F and 80F not an exaggeration, maintenance has come in with IR temp guns and verified this multiple times. Be prepared to wear coats in the summer and short-sleeves in the winter. 2. Bathrooms have leaked either water or sewage from above multiple times. there are dirty water trails down the walls as evidence of this. The fact that the standing water is cleaned but the dirt remains on the wall is unsanitary and concerning. 3. Spectrum recently installed new hand dryers in all the bathrooms in an effort to reduce on waste read: save money. These driers fall somewhere between a paper towel and an Excel high velocity dryer; they are slow enough to take 2 minutes to dry one's hands, but just lukewarm enough to feel unpleasant during said drying. Add to this that the dryers shut off 3 or 4 times a week and are not reset, and one has a very unreliable method of drying one's hands. It's come to the point where this writer's office has a hand drying station set up inside his entryway with paper towels and a trash can. Tenants are unable to reset whatever switch turns these dryers back on, so instead have to flag down a maintenance worker to have him flip the switch, which is located somewhere 1 floor up. Constant complaints to Spectrum's main telephone line have yielded no permanent solution.
We were the first family to occupy our unit. Our window was broken when we moved in, there were leaks everywhere in the new building windows and doors, and two families were moving out and suing the company when we moved in. Our management contacts excuse is that he didn't know, didn't get the message, or the famous one out of town. We will avoid this estate group going forward.
Was considering an office space in the city. Spoke with Autumn and she was terrific.! Very knowledgeable and easy to work with.
