I had a great experience the short time I lived here. The landlady was amazing and the maintenance guys were always kind, helpful and responsive. I left my oven on once and was able to call the emergency line and have someone turn it off quickly. Toilet had a minor problem and we were able to have someone fix it that day. My apartment was great! Plenty of storage, large walk in closet, pantry in kitchen. Large living room with fireplace. Other reviewers complain about bedrooms being hot because of the balcony window, but hey- it’s Texas! I enjoyed the location! Walking distance to HEB, Walgreens, Corner Store, Comic Relief, Subway, Tea place, Sushi, Mamacitas, Wow-wees. I had to move out on short notice and the landlady was very kind and understanding getting my paperwork and helping us out. I couldn’t have asked for a better experience. I really miss this place!
Good value for the money. Lived here for my last couple semesters of college and thoroughly enjoyed my time here, I miss it now especially since it cost 1/2 what my rent does now elsewhere. Quick + easy access to I35 and the square by car, and the stadium bus stop is a very short walk away. Closet for the small bedroom was huge, and there was ample built-in cabinet space. Only cons are that the smaller 1 bedroom apartments have a gigantic sliding glass door in the bedroom leading down to street access with 0 security or gate of any kind. I blacked out the entire door with vinyl and bought a security bar to feel safer. Also, you have to use the community laundromat to wash your clothes. Was a pain to get quarters in the great change shortage of '20 but before I left they made it free to use. I could also hear my upstairs neighbor if they chose to be loud, and my downstairs neighbor could hear me when I was up late packing to move out.
The unit was spacious and affordable for a one bedroom. The hardwood floors were nice. Great location for San Marcos and covered parking was a plus. This apartment was an upgrade from where I was living previously, and if you can get past the noise it's fine but it's not great. Bobcat Stadium is next door and you can hear everything on the speakers. It's emergency evacuation alarm will go off in the middle of the night pretty regularly once for over 2 hours at 3am before the stadium could turn it off. Watching the track field next door is fun, but again: you hear everything and it's loud. The mail boxes got broken into a few times and at least one resident had a vandal slash tires while I lived here I heard a neighbor screaming about slashed tires in the parking lot a few weeks later, so I suspect a second case. An email from management said some vandalism always happens during holidays - I think investing in a dash cam is a good idea.The random office hours meant it was one out of three visits chance someone would be in the office my whole time there I got to where I called or texted if I had to drop by in the posted 9-5 time frame to make sure. Because there aren't water meters or shut off valves to the units, if there's a repair you may or may not be notified you won't have water before it turns off for a few hours. Generally it was fine. I didn't have any bug issues in my unit and the AC worked.
The good: reasonably affordable, non-carpeted flooring available in some apartments, walk-in closet, decent location, quiet community, pet friendly. The bad: THE APARTMENT: floors are completely unlevel. I had to put rubber casters under my bed posts to keep my bed from sliding down into the sliding door. Everything tends to look crooked because the apartment is so uneven. Bedroom gets extremely hot due to the sliding door being in there, and then they installed a light that automatically comes on out night right outside of that door so you have to have blackout curtains to be able to sleep. Besides a pantry in the kitchen, there is absolutely no storage built into the apartment. No linen closet, no hall closet, no medicine cabinet. Tiny, closet of a kitchen. I toured the apartment in the summer being new to San Marcos. They tell you it's quiet. What they don't tell you is that you will hear all of the music and speaking that is done in the stadium so weekends during any sports season are very noisy. You will also have lots of drunk, rowdy people cutting through your complex on their way to and from the game. My front door would swing open on its own if it wasn't locked. This I found out the hard shortly after I moved in--it opened while I was in the bathroom, my dog got out of the apartment and was hit by a car on Aquarena right by the apartment. Hit and run. THE MANAGEMENT: There is one woman in the leasing office. She is nice but incredibly incompetent. She does not hold to the hours of operation posted whatsoever. The day I moved in I had to wait an hour for her to show up so I could get my key. The office, laundry facility, and sometimes the porch are full of her own personal items like boxes and boxes of it almost like she lives there, and yet she doesn't really seem to work there. She could not remember who I was until I started having complaints. Like the fact that I had to go a week without air conditioning in May because she would not answer the phone. I left phone messages and emails every single day. Issue was only resolved when I called the property management company and they called her. First guy who came out didn't fix it properly, so I had to go another night without AC. Second guy who came out did fix it. Was not comped at all for that week without AC. Water bills were extremely unreliable and suspicious. When I moved out, I was charged $70.20. This was the bill for 4/27-6/25. I no longer occupied the apartment after 6/3 and never had a monthly water bill of over $35. That $35 started at $10, btw, with no change in my activity. This for a small, one bedroom apartment with one occupant. I was also charged a $75 cleaning fee and I cleaned that apartment meticulously myself. Baseboards and all. Did not have carpet so should not, according to the lease, have been charge a pet cleaning fee. Did not receive my pet deposit back, despite the aforementioned catastrophe and short period my dog lived there. Was told by the woman in the leasing office that she would rent my apartment out early. She contacted me several times insisting I turn in my keys by the 11th so she could have it cleaned and ready for the next renter, which I did. She apparently didn't rent it out early after all and did not refund me the rent she had promised to. I contacted her by email detailing all of the money she owed me upon moving out and did not receive any written reply. After phoning, I only was told she needed more time to review the information and documents. It's now been over 2 months since I moved out and haven't gotten another cent or any other communication from her. I also sent an email to the property management company regarding these complaints and received no response from them. I am owed at least $455 from this leasing office with absolutely no signs that I will get any of it.
Personally don’t waste your money, it was so good in the beginning I haven’t had anyone fix what’s broken, I have a newborn coming in 2 weeks. They have ants and roaches coming from the walls. Oh and no maintenance so spare yourself!
