I have lived here for 5 months, and it is very clear that management knows the issues these buildings have. They are known by the staff and management, and their staff do nothing to fix. The paint has been painted over so many times that everything underneath has been collecting grime and mold, dirt there for decades. The metal fixtures were disgusting, and we had to replace them because they were uncleanable with rust and dirt. The light bulbs that were installed had the highest wattage. We had an expensive bill our first month then changed to LED lights. This also signals the use of cheaper bulbs and ways to make all the collective bills of the tenants higher. Day one we had leaks around several the poorly thin windows. You can compare them to the rental office windows that are newer and vinyl. They are aware that the windows are horrible, and they have replaced theirs but not the tenants. I reported this in a detailed report from a third-party mold inspection service. This was reported when we moved in and when we reported the mold for the first time. Nothing has been done to fix the leaks or the windows. Outdoor Maintenance uses inefficient, outdated, loud ways to clean, repair and maintain the lawns. You can clearly see them cut the front grass and trim the trees near the rental office more than the rest of the complex. I have seen the leaf blower guy go for hours moving very little. A person with a pointed stick could have done it faster and in less time. The number of loud motors near our windows is ridiculous. So much Gas wasted on workers that are leaving the motors on and walking away for 5-20 mins at a time. There is a much easier and quieter way to maintain the grounds with some easy changes. The mold has been recurring every three weeks since we moved in. I should not be responsible as the tenant to clean the mold. I found it suspicious that the maintenance told me to clean it myself and gave me a bottle of Mold X. This is outdoor mold growing indoors and it is a health hazard. I have given you the Report and recommendations from the third-party mold inspection service. They have recommended replacing the windows and fixing the rotten wood areas where the water is getting in. I have been getting sick and it could be because of the constant mold and the management doing nothing to make permanent repairs. Just the days that I must clean have caused loss of work, financial losses, and physical pain. I have had a strange sickness for over three weeks, and I was told by my doctor that the MOLD could be the cause. Laundry rooms are dirty with insufficient machines. Washers don’t properly clean, rinse or drain clothes. Most dryers don’t work. The tenants try to mark the broken machines, but the management staff removes the signs, so the tenants are led to believe these machines now work. They are still broken. The Laundry rooms are terrible and expensive. The heaters take up so much space and they make you sign an agreement that says you can’t place furniture around it. You lose so much Sq Ft that it seems like the switches are broken. They are very old and outdated they are from the 70’s and have been labeled a fire hazard and removed in most places. Instead of removing and replacing they make you sign a waiver that loses you Sq ft and feels dangerous. The gates in the front are always broken open. The hot and cold water doesn’t work evenly. Taking a shower here is the worst experience I have had in 10 years. Feels like we are back in the 70’s. This is not a luxury. I have emailed the staff, reported by mouth, and written a letter. I continuously have a mold problem and the staff just wants Me the Tenant to clean it. I have already paid out of pocket for an independent mold inspection service that recommended fixes 4 months ago. Nothing has been done and now we are getting sick.
I just moved in here a month ago. I got a 2 bed 2 bath. The neighbors are all very nice. The rent is reasonable. And the complex is a short walk from Salt Creek. The leasing office staff are nice and quick to reply. Shirley, Damien, and Shannon are all easy to talk to and make themselves available. I’d recommend booking a tour for yourself if you’re looking for a place in the area. I really like my apartment.
Be wary of this place. Location is beautiful but the apartment complex is not. Our apartment has mold growing through the windows and floors. Everything we brought in, now has a hideous mold smell. Management is horrendous. The only way to get a quick response is through the online review process. They do not care about their tenets. Some tenets seem to love living here, I could only assume they are paying drastically different/lower rent than us. Our rent is based towards a “Luxury“ apartment. These villas sit between two, 5 star resorts. THE VILLAS AT MONARCH BEACH NEEDS TO LEARN WHAT LUXURY IS, because these apartments are not it. Entry gates were broken when we moved in. Funds were allocated towards key fobs for the entry gates. These were so unnecessary as anyone can walk onto the grounds at any time. Also these were broken within 2 weeks. The laundry rooms are terrible with broken machines that are often dirty. If I could go back six months ago I would be running from this place to get away. Dana Point is a beautiful city that i truly fell in love with. Im heartbroken that the management at this complex can take advantage of people looking for a place to live. Once you sign the lease, the apartment begins to crumble.
Do not ignore the warnings and bad reviews. The Villas at Monarch Beach is under the worst management I've ever experienced at an apartment community. I've been here less than one year, and my experience with Shannon Stewart, the office manager, is simply shocking. In fact, I am investigating whether I should file a civil restraining order against her for baseless, harassing, ongoing threats to my peace of mind. In addition to Shannon's harassment, she lied to me about the need for air conditioning before I signed a lease and I estimate that lie has cost me over $30,000. She mishandled or misappropriated my rent payment, which set off a series of events that caused me financial duress. She refused to provide me foundation for charges. Though I am a "golden tenant" quiet, trouble-free, kind to staff, all payments made before or on the due date, etc., Shannon has threatened me three separate times with a 3-day notice to quit. I lived at a competitor's community for five years and never once had one such event occur. But it's occurred three times at Shannon's hands in 11 months at The Villas at Monarch Beach. Shannon's harrassing, intimidating behaviors are but one of the reasons you must look elsewhere for peaceful living. This is not a joke.
Great location. Staff is wonderful. Shirley and Damian were both so nice and helpful. The apartment is so cute and clean. The beach is lovely.
This a great location by the pacific ocean and has all the super amenities such as the gym and pool! And an up and coming Dana Point area and the front office staff and maintenance help you in an instant!
Be warned. This is the worst complex in the area! Just because it is Dana Point, does not mean the complex is good. There are many ongoing issues. Black mold in the walls painted over, rats, slugs, spiders, old plumbing, faulty electrical, stained carpeting. Maintenance quick fixes everything I got sick living from here. No insulation. Expect to pay $300-$500/month for electrical heating during the cold months. Extremely loud landscaping every morning. Also, ridiculously thin walls. If you live downstairs, you can hear every single footstep from upstairs. You can also hear the doors open and close from all neighbors. No refrigerator in the units. The lease is over 50 pages. Before you leave your non-refundable deposit, ask to read the lease and see the apartment first my apartment had stained carpet at move-in. At move-out don't expect your deposit back. I left my apartment impeccable and they refused to pre-inspect as they are legally liable to do It's on the lease.. Then, they had the audacity to state I was not there for inspection and charged me for cleaning, painting, and carpet cleaning Good thing I took a video as proof my place was left spotless.. "Normal wear and tear" does not exist here. Management will claim is the tenant's responsibility to prep the apartment for them. Additionally, there is an on-site staff for maintenance and they still charge you to prep the apartment for them! Unethical, to say the least. I recommend living elsewhere! ---- Just as a side note, the response below is auto-generated. The number provided is to the leasing office- the exact place where Shirley, the inept leasing person, and Shannon, the inept manager, are located. So, there is no resolution. 2 months after moving out of a spotless apartment with all rent and fees being paid in full and on time, they have an ongoing housing court case against me for their attorney fees, cleaning fees, and painting fees. I am paying thousands in my own attorney fees just to protect myself against an automatic "judgment" as I am out of state working and don't have time to deal with this nonsense.
Very clean, good management, and fun community! I love living here and having beach access for the price is unmatched!
*Update- this place is still gross and now the rents are ridiculous. This property has gone downhill and is continuing to decline. The security gates across from the fire station haven't worked in 3 yrs and as of today were still not working. The quality of tenants has declined, the apartments are old, they have no ac and are very outdated. There are multiple tenants in apartments and they are noisy, smoke and there are junkies in the pool areas. The windows are old and drafty and the bathrooms are just grossly outdated. Management is mediocre at best and maintenance seems to be overwhelmed. Most likely due to the fact these buildings are decades old and everything is deteriorating. Lastly they are way over priced. The laundry rooms are kinda skeevy. The only pro is their proximity to the beach. Good luck.
I absolutely could not be more happy than living at the Villa's! The management team led by Shannon is awesome and i am extremely happy with a recent request for services that was handled so quickly and professionally by Shannon and the maintenance dept.
