If you are planning to rent through Cape Coastal I would recommend reconsidering. We rented a property on the hill in Fish Hoek through these agents for 1 year and a month that turned out to have major structural flaws and although Cape Coastal were appointed as full managing agents, they did little to manage and they protected a landlord that was in breach of the rental contract. The biggest issue we had was the leaking roof, although there were many other problems. When we signed the lease the leaks were described as 'a minor issue' and that contractors were being sent to sort them out. The leaks were not minor and from day 1 of our tenancy we put up with leaks in 4 different places on the roof that were never repaired properly. Over the period that we rented the property we dealt with 25 plus contractor visits to the house; mostly to repair the roof, but also the plumbing, the gate mechanism, the oven, the decks and more. Neither the agent nor the landlord came to the house once during any of the visits to supervise the quality of the work of the contractors. In the 1st 3 months the agent appeared to attempt to engage the landlord and encourage her to solve the outstanding maintenance issues there were agreed repairs when we moved in, but a lot more issues were uncovered. Over time if we reported a problem he merely sent on the e-mail to the landlord and left her to deal with it and after about 6 months all maintenance was moved over to the landlord. To be fair, contractors would be engaged and dispatched mostly by the landlord but Cape Coastal was appointed as a full managing agent for the first 6 months and there was little to no managing taking place at all. The agents only advice was "Well if you aren't happy, you should just not renew the lease." We had spent so much time and money on moving and the maintenance of the house that we signed up for a second year, but then during a storm we were woken to water pouring into our main bedroom cupboards. We took legal advice and decided to exit the lease. Despite the clear breach of contract the agent wanted to hold us to the renewed contract should they not find a new tenant. I couldn't believe that that the agent would actually put a new tenant in this defective house. We thought we were going to have to engage a lawyer to extract ourselves from the contract. A new tenant was found while we were away and yes, it got us out of the contract, but, I wonder what the new tenants were told about the roof. P.S. We paid our full rent every month on time despite the maintenance issues EDIT Taking cheap shots at the reviewer I feel says a lot about the agent! The agent may not have known that the property was badly maintained when they took it on as a new listing, but they did very little property management and, despite the ongoing leaks and maintenance issues, the agent was quick to sign up new tenants. We found out from neighbours that this property has a long history of poor maintenance and roof leaks – the reason why so many tenants before us didn’t stay long. It’s not enough to retrospectively say ‘oh, but you can step out of the lease if the maintenance is too much’ – moving is hugely expensive! We broke the lease because our lawyer said that we were legally entitled to. We dealt with upwards of 25 contractor visits - the oven & deck contractors were 2 out of the many that were more challenging because the core issue was not being addressed. The oven contractor was very condescending and refused to listen to our feedback, so we asked for him not to be sent back. Our own contractor fixed the issue in one visit. The deck contractor was sent to do a ‘patch job’ and not address the underlying problem of the rotten deck structure. We did question the competence of some of the roof contractors for obvious reasons, but we didn't refer to them as 'from the street'. We spent significant amounts of our time problem solving the roof leaks with the architect including going on the roof ourselves to do hose testing. We never referred to him as young and inexperienced.
I have only had friendly, positive, professional, honest and informative assistance from Ms Chane Roubain which is extremely valuable to me as an investor. I would highly recommend contacting her for rental assistance at Cape Coastal Property group, without any reservation.
