If I could give them no stars I definitely would! Moved into a new block - Rueben House in Shirley street, the finishes were not at all up to standard, substandard quality sold as premium quality. We were promised a laundry, allocated parking bays, and responsive maintenance team none of which were factual 6 months into the contract. Not sales nor agents take ownership for anything - terrible service throughout our lease period. Developed a pest problem as there was no pest control in the refuse room. Overall very disappointed primarily because the unit had so much potential
Cohen court are being rented out to hooligans since it has been taken over by the Cohens. When it was Cruden house it was peaceful and quiet. Now the tenants come in wit their cars all hours of the night playing their music so loud the whole neighbourhood can hear it. Most of the tenants are permanently under the influence of alcohol with no respect to others as the noise levels are extremely loud. It has been reported numerous rimes to Ashika witj no success. Please do not rent grom them.
In the year that we leased a property from them, we had 3 different agents. We had to find out by ourselves who these agents were, no one informed us. In October of 2021, we were without electricity for 4-5 days. Informed our agent about this matter and guess what? Of no help, obviously. We moved out March 2022. As per their agreements, deposits are paid back 7-14 working days. Still waiting!!!! And then, for the best part, we are being questioned about tampering with the electricity meter when we were left with no power and mentioned that we may be liable for fines. Are you kidding me?!
I signed a for a home in February 2021. The plans for the braai were deviated from without my consent by using a plaster finish instead of facebrick as per plan. Thankfully, this was rectified. Three windows were not centered & not according to the plan. I insisted that they be moved, which they did. The company advertises their homes as giving you a choice of finishes, but the options are limited. Plumbing fittings are standard & no options are provided. There was a selection of 2 floor tiles, 1 feature tile & 1 exterior tile. Cupboard colours and interior & exterior paint options are available. Prior to occupation, they did allow access for the alarm & trellis gate installer, which was appreciated, but necessary as their was cable theft at the house 2 weeks prior to occupation & I was concerned that the fittings would be at risk of theft. Occupation was moved forward by more than a week with less than 24 hrs notice. When I arrived for the key handover, there was no electricity & was told it was because of load shedding. Eventually, they admitted that they could not switch on the power because they had to repair the main supply cable after it was stolen & the resin still needed to set. So I spent the first 3 hours in the dark house waiting to be able to switch it on. As a result, I could not check that all the lights etc. worked during the walk through which not all of them did. The oven and hob was not electrically installed and the gas installation was not correctly done. At my request the ‘electrician’ returned then next day and the gas installer came over the weekend to rectify. That was not the end of my electrical problems … The oven kept tripping the power & I had to get the Bosch technician out to have a look. He told me that the oven was fine but there was resistance on the neutral wire. He was concern around the quality of the wire being used. I had my own electrician have a look. He was concerned. The wire was not solid copper, but copper-plated aluminium and not SABS compliant. None of the switches and plug points were SABS approved. I contacted the ECA and they notified me that the electrical installer was not registered with the Department of Labour, but the electrician who issued the CoC was. When I looked in the roof space I noticed that most of the joint boxes had not been closed and the workmanship was very untidy. After a lot of back and forth and being threatened by their attorney, they eventually conceded and got a different electrician to essentially rewire the house which was completed at the end of Nov with a new COC issued, almost 6 months after occupation. The electricians also left a lot of plaster and brick work that needed to be repaired. On 1 Sep 2021, I emailed the snag list to them within 90 days. Since then, I have made arrangements for them to come to the house either the snag team or electrical on 16 different occasions. On some occasions, they cancelled in the morning, while on other occasions particularly the unregistered electrician they never arrived. To date, the snag repairs have not been completed & neither have the damages caused by the electrician. So I have bare plaster inside the house, holes in the wall and mismatched paint on a brand new house at Christmas time. What should have been an amazing experience of purchasing a new home was soured by misrepresentations, legal intimidation and disappointment. It is quite sad because their home designs and finishes are really modern and exactly what I was looking for, but the process was particularly unpleasant. I wouldn’t recommend them, and if you do purchase from them, buyer beware and be very careful and keep a very close eye on everything. This review is written to inform potential buyers in order to provide insight into my experience so that they can make an informed purchasing decision.
They use the cheapest materials to build and finish your home and make it sound like quality. Then, they take zero responsibility and ignore you when you reach out to them to rectify the issues. There are sooo many issues. These houses are built very very poorly. I'm not leaving this here. They will continue hearing from me even if they don't respond. Best believe!
if i could give less than a star rating i would. we applied for rental. and got declined because my fiancé has her own business that isnt registered. but thats not the point.. the point is what we were told is that she is unemployed and thats how they see it
2 years ago, I signed a lease with Cohen Properties. This was my experience after more than a month... It's been a month since I moved into my rental and I can't say that it's been as happy or exciting as I had first imagined. We've had just about everything imaginable go wrong and continue to fight with our agent to get things done. At first, we didn't have water, then no hot water, then our toilet was flushing boiling water, then our garage wouldn't close because the concrete was unleveled, the pool needs to be emptied because it's filled with building rubble, the lights flicker because there's a short in the wiring, we fought for our house keys to be returned, just to be told a week later that they actually lost them and would replace the lock the following day. We are constantly told week after week that this is the last time we'll see contractors, arrange a meeting time, and then no one pitches with no call or explanation. I call the agent, Carika, who ignores calls, doesn't bother to return them and then when she does message she has a shocking attitude and can't even be bothered to take responsibility for the inconveniences caused. I've begged and pleaded for someone to return my unanswered calls, sent messages asking for someone to actually come here and sort out their own contractors, but all my requests go ignored. The quality of the workmanship is shockingly bad the shower door has been installed upside down, the concrete isn't leveled, the gas stove and bathroom basins not siliconed in not to mention that whenever builders do actually show up, they always need to use my tools because they don't have what they need to get the job done. I've had contractors show up, just to shout and perform about not being paid by Cohen Properties, refusing to do any work as if it's something I can fix. I have called the office several times asking to speak to anyone who will actually be able to assist me and am turned away, saying Carika isn't in the office but will call me - she never does. I'd very much like to enjoy my new home and not have to start every week fighting to get my snag list fixed - this is not quality service. Two years later, I have just moved out. In that time, I was asked to pay additional money into my deposit, after extending my lease. I found it strange but did so, because it was in the middle of the lockdown and I didn't have the energy, money or time to look for a new house. We've just received our invoice, notifying us that we owe them R16,000 for fixes on the house, they've noted the original deposit but not the additional money I had paid into it - the fixes being, repainting the house usual wear and tear, replacement of 2 tiles, cleaning the house I had a maid in for 2 weeks leading up to our move, and relaying grass over a section that never had grass to begin with. When exiting the house, I provided a brand new gas bottle, new light fittings they use cabinet lighting throughout the house, so the lights always need to be replaced because they're not made for everyday use, and have had to fix a lot of the house - the gate motor didn't have keys, so when it got jammed on more than one occasion, I had to call out a locksmith, I replaced the garage motor's fried motherboard because Cohen weren't prepared to pay the call out fee, had to pay a team to remove the rubble that was left in the pool upon moving in because after 3 months we still weren't able to use the pool, the list goes on. In fact, one Christmas our first Christmas I called the owner and real estate agent to let them know that their door handle had failed and we were unable to get into our garage where our car was. They assured me to prioritize us, and never showed. In another instance, another door handle failed the kind handyman will tell you that 90% of his day is driving from one house to the next to replace door handles and my 2 year old was stuck in another room until a locksmith could arrive. Their workmanship is shocking but their lack of ethics is a whole new low.
They do not take directions well. Unable to keep to appointments after agreed upon time for snag list repairs and then informs you that they were at the house, when u were at home from 08:00 - 22:00 and no one showed up the entire day. They do not meet deadlines. Unprofessional and poor communication. Only positive thing is the quality of their finishes caesarstone and cupboards, but poor implementation. Still waiting for a leak to be fixed after reporting it months ago.
Rubbish! I never wanna deal with these people, they unprofessional, I will rather buy an old house than rent a brand new one from them, their staff and service and houses are terrible!
