I am extremely grateful towards Lani van Coller from the Estates department for assisting me with the winding up of a deceased estate. Her knowledge when it comes to the administration of deceased estates is phenomenal, she is excellent at following up and subsequently providing feedback. Lani was patient in answering all my questions as well as dealing with the court and various parties involved. I will forever be grateful for the assistance received and can recommend this department to anyone wishing to make use of this service. Once again thank you Lani !
This will be an update to my previous review posted. My change in review is due to the fact how extremely well Lani van Coller from the Estates department assisting me to finalize estate. After STBB was out of the process and handing over to Lani happened she kept me up to date and answered all questions. Her knowledge when it comes to the administration of deceased estates is phenomenal, she is excellent at following up and subsequently. Once again thank you Lani for changing my view on ESI!
Their transfer prices are completely out of sync with their peers. The owner of one of the recent flats I bought used them and they were R 10 000 more expensive than the closest next conveyancer's fees. It is so ridiculous, I'll never buy a flat again if the seller uses ESI. I actually started adding it to my subsequent OTPs as a requirement, that ESI is not to be used. Edit - So ESI contacted me and pointed out that due to the flat I bought having a garage as well the fees will be more expensive. They also pointed out to me that the other lawyers I used for my other flats provides discounts on fees. They never offered me any discount. They also agreed that I was never provided with a quote. Ironically they have an online calculator and when I use that even their own calculator says the costs I got on a statement should have been R 3935 less. So even if I tried to get the costs myself from their online resources it would not have been accurate. Lesson for myself - when buying investment properties I should have added to the OTP to see the fees up front, and not trust that it will be in line with previous atorneys I have experience with or that all attorneys disclose it up front.
Conveyancing Secretary, Samantha Beukes has been extremely professional and helpful during the entire process. We were kept in the loop the entire time with progress reports.
It's very rare to find all the qualities of friendliness, efficiency and eagerness to assist in a single Conveyancing Company. Well done ESI.
I would like to thank the ESI Attorneys most specially Mirisna Carstens for the excellent service I received from them, they were very friendly, they gave me update of the progress of transfer at all times, they are very transparent in everything, no hidden costs. it only took them two weeks to finalize everything, I received my money a day after I received a letter confirming transfer of the Erf, I also received the statement that shows the breakdown of everything that was paid from the initial amount, a process that normally takes three or more months only took two months, I recommend them to all my family and friends. We are South African residents living abroad so easy to be taken advantage of. Signed OTP for a development property. EVERY single document was signed electronically which is not binding. Not once was ink put to paper. Obtained a bond offer from Standard Bank. Shortly after, my salary changed significantly. I firstly advised Standard Bank about my change of circumstances who instructed me to contact the transferring attorneys. I contacted ESI Law several times to tell them I could no longer afford the property due to a significant decrease in salary. They IGNORED MY EMAILS FOR 7 WEEKS!!!!!! I requested documents which went unanswered. For example, had the developer secured finance from the bank for this specific development. ESI law is very quick to make demands yet completely ignore relevant questions. Pieter Goosen sends a letter of demand for LOSS and WASTAGE to the amount of R78,000 on top of our R50,000 deposit they are still withholding!!!! I don’t understand why, as the property has been sold on. They refuse to give us our R50,000 deposit plus interest back after communicating our affordability change. We have approached the Cape Law society and still waiting on feedback. We did not set these developers back in any way. Upon contacting Standard bank on 27/10/2022 we were informed that they cancelled the bond on 1 August 2022. So where is my money? Standard Bank also mentioned that Esi Law is in dispute with the developer regarding our deposit. I do not understand that after all my emails and queries, no one bothered to contact me to let me know the bond had been cancelled. I can safely assume this information was conveniently withheld, as a means to hold onto our R50,000. This is CRIMINAL; from people who are supposed to uphold our legal system.
I am having horrible service from STBB that ESI is using as the correspondence medium in dealing with my dads late estate. Cindy kept me in the loop but Lorraine at STBB does not communicate back when she said she will and now Cindy is no longer working with ESI. You expect a full payment but its just been a nightmare and i will kindly forward the emails to show how incompetent this process has been. I used ESI for selling a property and that was great but this time round im having nothing but no communication, people at ESI not returning calls, Lorraine who seems incompetent and replies on her own time and nothing but headaches

I will not recommend ESI at all. Poor service delivery and require constant follow up to get any feedback. There is a massive delay with the transfer of the property after 6 months it still hasnt lodged at the deeds office. So much so our current rates clearance certificate expired but was still told that there is no delay in the process of the transfer of the property The lady / conveyancer we met in the Claremont branch was brilliant and knowledgeble, sadly she cannot represent the staff that works at head office.
