If you’re thinking about living here, don’t. I’ve lived in the building for five years, and have constantly seen it downgrade in quality. Current management has seriously damaged the safety of residents as well as overall living quality. Elevator issues aside which despite what they might claim, no, haven’t been solved, there are several issues such as lack of fire safety, evacuation, and emergency services operations in the building. The “amenities” are often in need of repair, or not accessible at all due to elevator. Cleanliness of the building has also gone down significantly over this past year, with bugs, cockroaches, and even rats appearing in common spaces of the building. It used to be quiet, but now the building is incredibly noisy, especially since lots of residents have had to move to lower floors. The rent prices are not worth it. Most people still saying good things about this place are probably management lol. To be clear: yes it’s a cute building on the surface, but management themselves do not care about it’s state and especially not the wellbeing of their residents. After living here for a long time the only good thing I can say about it is that the front desk and maintenance guys are the sweetest. Yes, it used to be great. Used to. Now there is no going back, and if you still choose to live here I truly wish you all the luck and patience.
The elevators had to be repaired last spring which caused a big hit to the buildings reviews, but they’re renovated and the building has been 10/10 ever since! The service is great as well as the amenities. Very comfortable updated apartments in a great quiet area!
Live anywhere else. I have been in this building for only a few months and it has a been a complete disaster. They have had people signing leases knowing the elevators were not working properly for months. The elevator situation has been completely unacceptable and possibly even dangerous. And while it can be claimed that the elevator situation is not management's fault, the lackluster response by management is. There has been a consistent lack of communication, responsibility, and respect for tenants. They now claim the elevators are "fixed" but will not provide any explanation for what the problem was...so new residents beware - especially if you are thinking about living in a high rise.
Beautiful building, great amenities. Moved out July 31. Still waiting on deposit return. Several emails have gone unanswered. Just filed a complaint with the Attorney General office. Next step will be small claims court. I hope the property management team is reading the reviews.
Amazing staff, always help and the lobby is so beautiful especially holiday time! The building is great, no issues that I have dealt with. Just love the location and building a lot!
I love living here! For the past 3 years, the staff and building amenities have been unparalleled. As well, the convenience of the neighborhood and accessibility to public transport can’t be beat!
I encourage everyone to ignore the low reviews on this building. Yes, the elevators have been down for a while, but it's not the building's fault and they're doing everything possible to resolve the situation. If you look around the area, Duane Reade's escalators are broken for the same reason and so are other elevators. The management office and the leasing office is extremely accommodating and so is the entire staff. 20 Exchange is a great building that is being effected my ConEd's failure to address issues with power surges. I moved into the building before the issues with the elevators began and it was an absolutely perfect building. Once the elevators are fixed it'll be perfect again.
Bad experience. I have been living here since July and starting on December the elevators are not working. Every day there is a new issue, and you will need to take the stairs many floors to the mid rise and high rise carrying luggage, groceries etc. When they seem to fix the elevator, it also has many malfunctions and feels very unsafe. Management is unresponsive, they will not respond to your emails, and ignore you which is incredibly rude considering how much you are paying to live here. Additionally, laundry rooms and gym area always has something broken or not working. Generally, the building could be cleaner. For this rent, I recommend living anywhere else. The only good thing about the building is that the doormans are super nice.
Before you rent here, read the recent comments about elevators — they are completely accurate. The elevators to mid to high floors are consistently non-operational, including during peak hours. People in high floors are de facto trapped in their apartments, unless they want to walk up 30+ flights of stairs when they get home. Management has given NO transparency on how/when the problem will be fixed after months of elevator issues. Management has offered NO concessions for the hardship imposed on tenants while charging luxury apartment rent for 40 floor walk-ups. I have lost HOURS waiting for elevators that never come and sweating through work clothes climbing dozens of flights of stairs. It is unconscionable that management continues renting apartments in a building that is falling apart, especially while giving virtual tours! Don’t fall for it! I will not be renewing and I doubt any one of my neighbors will as well.
Elevator had been broken for the past 6 months. Going downstairs takes more than 5 minutes and you literally have to call the front desk to send the elevator up to your floor. Gym is ok. Laundry machines are broken all the time. There are other buildings in the area with better price for the money. Stay away!!!!
