Just moved in… and I love it! Property Management Michelle and Ciara are great, Maintenance man Jeremiah is amazing, and security guard Eden is awesome! The area is very nice and so are my neighbors. The apartment looks modern and cozy. The bathroom is pretty big. Location is so close to the max and it’s right next to the waterfront which is beautiful. The building is very clean and up kept.
Apartment was broken into by homeless man and management never once reached out or apologized to me for the lapse in security. Package containing my birth certificate, passport and visa was stolen from the mail room by another homeless person, and management just told me I was out of luck. There is no A/C, so when it is 100 degrees in the summer, prepare to roast. The lobby frequently smells of rotten trash from the trash room located near by.
I really like it here and my young son does as well when he spends the night here on the weekends. It will be two years in November 2022. It's basically a little oasis/compound in Old Town. On rare occasions you can hear a neighbor's dog bark. However I'd have to say the best part is that I've never heard a complaint about the noise I make with my piano. I kind of feel that the sound insulation here is very good at blocking out audio sounds in general. It also keeps the temp of your unit at a steady temp so you never need to adjust your thermostat the only exception was the 2021 heat wave when it got to 115 outside and the inside my unit it got to 80 degrees, but AC wasn't required and I just left my door open to grab some of the hallway AC. You also can't beat the central location to everything in Portland, the freeway, the max station, public parking and the waterfront for walks, runs and bike rides electric scooters too. I would give it five stars but 1 sometimes the homelessness and the police activity in Old Town can be hard on your emotions and 2 I'm not really use to delays when things like elevator fob sensors need to be fixed. But I work in high tech where we get access to the very best and things get handled immediately because of higher profit margins.
The building feels safe inside, the amenities are great, especially the gym. The rooftop spot has a beautiful view of the river unobstructed since it’s right on NW Naito Pkwy. The lobby is beautiful with a fun color changing LED light display that brightens up those gray days. The units are cozy, with nice laminate wood floors, high ceilings, and big windows. The OCOM light can be irritating at night depending on what side of the building you end up on. The lobby security is friendly and so is the leasing staff. My favorite part is that all utilities are included in the rent except the internet!
The area around this building has gotten increasingly worse during the pandemic. The lounge, gym and roof have all been closed since March, with literally 0 signs of opening and no word about it from management at all. Super annoying, get it together and allow us to use our shared spaces, safely of course. Took them until June to add sanitizer to the lobby but still no sanitizer for the residents in the SHARED laundry and garbage areas. Also the garbage area has had brown stains all over the door for at least a year so it’s clearly not clean. Management is always out front smoking, like literally 24/7 so maybe that’s the reason they don’t have their stuff together. Not the best place to live but it’s cheap.
This place had what I needed with utilities included into rent and right outside the max train for transportation. The staff has been by far helpful and friendly.
The management asked me to write a positive review because they have had issues with negative reviews in the past. A warning sign? From the beginning I noticed that their was a security flaw in the building--the stairwell doors were being duct-taped open disabling the locks by intruders and my mail was being stolen from in front of my apartment door. I encountered one of the intruders and he was clearly using a cocktail of substances including likely injection drug use since I found orange syringe caps in the hallway. I was very frightened that he was in the building. I brought these issue to the manager and he said that he couldn't do anything. I consistently felt unsafe in the building. The first manager was upfront about being unwilling to help with these and other health and safety issues. The new manager repeatedly promised action and didn't follow up, follow through, or even return emails. She would not give me contact for upper management. I would think that because I attended grad school in the same building complex, and am generally a very low maintenance tenant and a potential source of student referrals, that they would have been more responsive and communicative to these basic health and safety requests. The issues started immediately after move in, and pre-pandemic. They were consistent throughout.
I’ve had the absolute most pleasant experience working with Brian at 38 Davis. He has been responsive, accommodating, and went above and beyond to help me find the right apartment for my needs. Every request I’ve asked for he has delivered in an extremely timely manner, and in the future I wish that every apartment I ever rent could be under Brian‘s management, I know I would be taken care of and be in a home I love. I feel like I matter, and like he truly cares about his residents. 10 stars.
I just moved into this building and my experience thus far has been amazing. Brian, the property manager was a delight and very helpful. My view is great and the noise level for being in the center of the city has been a non issue. The entire building is well kept, clean, modern and secure. I’m in love with this place!
