It's crazy this place is still in business. They keep changing their name back from All Year to Smart Year when they get bashed with terrible reviews. Total scam, horrible places to live, and the worst staff you'll ever meet. If I could give this management company a rating below 1 star, I would. With their constant neglect for the property itself and also not holding up their end of the lease, THAT THEY CREATED. Their properties are INFESTED with mice, rats, bugs, and black mold which are never properly resolved. They just cover them up while they are trying to get you to sign a lease. I've lived and rented all other the country for well over 20 years and PERRY is by far the worst and most incompetent property manger on the planet. Lastly, don't expect to get your security deposit back even when they say they're mailing it back to you. They still OWE ME MONEY and avoid it by not answering emails and calls. Bottom line, this place is a SCAM and shouldn't be a place of business.
I’ve been renting from all year Managament for 2 and a half years and Tom the building manager has been absolutely amazing!! Always responsive on time and proactive about getting things taken care of as fast as same day or next day services. Very considerate and thorough about the things he’s taking care of and keeps us up to date at all times about the process. Ruchy the office secretary we deal with also been fantastic about keeping us up to date about any changes happening and reminders of lease signing and helps answer any questions we might have or concerns when we have building/tenant issues. I definitely find that this is the easiest management company I’ve had to deal with the entire 7 years I’ve lived in New York!
Hooo doggy. I really wish I were here to write a kind review. I lived in one of their units for 9 years and while the first 8 were alright, the onset of COVID really revealed the character of this company. Before COVID, everything about the place was adequate. Central A/C, good views from the windows in my room, decent location etc. One of the rooms was windowless, owing to an earlier renovation they enacted in order to have a third bedroom, but it never bothered me much since I didn’t live in it , but it always was a bit difficult to fill once someone moved out of it, and at the beginning of 2020 we left it open and me and the other roommate just paid for the whole unit. When COVID hit… let’s just say it said a lot that the first thing that All Year did was send out an email to all the tenants reminding everybody how important it was that rent was paid, lest the buildings suddenly fall apart. My roommate ended up losing her job and fell behind on her portion of rent slightly. All Year Management responded to this by threatening to sue us unless we accepted a new tenant they recruited that we hadn’t even met. They literally had their broker send us a text one morning telling us someone was moving in in a few days, which is not something you can do to a couple of leaseholders without their consent. Their aggressive posture and intense bullying led to me losing 10 pounds due to stress, and we acquiesced because the fear of a legal battle was daunting. It was really disappointing to be a long term tenant and just treated like trash. Fast forward to today. Getting my deposit back has been a nightmare. A month and a half later they’re still stonewalling me. They claim that since I didn’t give 60 days notice, they could extract another month from me, even though they had my old roommate on a new lease with a new tenant that I found for them! They claim that since one of the rooms is not filled they don’t have to pay. Worse though, is how they treated my successor tenants. My old roommate who stayed on asked for a discount to bring the rent within the market rate, and they acquiesced, but only if he found a tenant within 30 days. Otherwise he’d be paying the old full rate. He unfortunately accepted the deal and of course wasn’t able to fill the room, because this is a difficult market. I can’t help but feel All Year Management conned this sweet 22 year old kid, offering him this deal in bad faith knowing that it would be a near-impossible task and they could lock him into an above-market rate for a year. You can blame him for not thinking it through, but even so, it doesn’t speak well to how All Year Management does business if these are the tactics it uses. Avoid this company at all costs. Google them and you’ll find out that they’re currently in hot water with their financing, including outstanding loans due to a convicted loan shark, and it starts to make sense why they’re trying to screw as many people out of as much money as they can. If you sign a lease with this company, prepare for legal action to get your deposit back, and make sure you really read it lest you end up paying hundreds more a month than what you expected.
Updated: we are currently going through transferring our lease because we are moving out of state. Ruchy, the account manager, has been so helpful to make it done seamlessly. She kept us updated every steps through phone & email very quickly, easy to reach out and quick response. When we met up for lease transfer at the office, she explained carefully to us me and the person who takes over our lease , answered all the questions, offered flexible options to make the move easier for all of us. We live on St John pl. Since we moved in over a year ago we was impressed at the very beginning how professional our manager Tom is. He is AMAZING! He always responds timely, easy to communicate with, and helps us fix any problems we might have. The apartment itself is already a well-kept place, but sometimes will have small things happened like water leaking. He always always makes sure everyone live comfortably in the building. Also the people working in the office are also very nice as well. They always answer my calls and any of my questions, even if they missed my call, they will call back even I didn’t leave a voice message. Especially Mariah, who works in the office, she is very patient to answer my call and questions. We are leaving due to job relocation out of state, otherwise we would have stayed longer. This is a very professional company as well as the people works here. We gonna miss our building manager!
We lived in 82 Jefferson St for 4 years, we were the first round of tenants to move into the building. To start, while the units look nice the finishes and appliances they use are cheap and decayed or broke overtime which was always an inconvenience to fix. Each utility worker that came to fix would say this is what you get with cheap finishes. Whenever we had a problem with our unit we would find dirty footprints in our apartment without a heads up that they were sending someone to look at the apartment and it took this happening a number of times before they began to schedule with us ahead of time. We had a number of valuable packages stolen from the building including an iPhone and expensive clothes without any recourse from the building. Years later they finally build a package room but there are still packages stolen on a regular basis. They are very poor with communication overall. They also began charge much cheaper for the apartments of exact same size when people began to move out over a year but did not alter us, so we ended up paying by far the most in the building in monthly rent for 2 years without knowing it. It took us finding a listing online when we were moving out to realize what had happened. Very unethical business practices. They will nickel and dime you when you move out. We moved into a dirty unit with holes in the halls when we changed units midway through living in the building and are now being charged for leaving the apartment in much better condition than when we moved in. Do yourself a favor and avoid them at all costs!
Do not rent from this company. We started out moving into the apartment that was claimed to be cleaned from the beginning, but we entered a roach infestation that was obviously not taken care of beforehand, because there were rotten roach traps from what seemed to be a while ago behind our fridge. The infestation was so bad that every time we turn on our oven, we could smell the roaches cooking because they were still dead inside he appliance. Joseph, one of the managers, himself called it the worst infestation he had ever seen. It was never fully resolved by the time I moved out, and I think the appliances most likely needed to be replaced, as an exterminator told me the disgusting smell cannot be removed as the roaches and feces are now dead inside out refrigerator and ovens electronics. Towards the end of my lease, the laundry room had over 200 roaches dead on the floor, and it was absolutely disgusting. This is something that should have never happened. The conditions of these apartments are very poor when it comes to basic maintenance. The hallway was also constantly dirty. I have never seen it cleaned. Getting the super to fix anything was basically a part time job. We'd have to call and text him and his boss nearly every day to fix anything, and maybe half the time we were successful. I actually had the super's boss hang up on me once. My roommate asked the super almost every day for a month to finish fixing the door handle after I was locked inside our apartment when it broke and he never fixed it. We also went for a few days without heat because we couldn't get anyone in the apartment to come fix it. Trying to deal with anyone else in the company is also extremely difficult. A few months after I was all said and done with them, I received a spam email from one of the accounts in the company, concerning me about how well they protect private information. I have lived in many apartments and this was a nightmare. I would absolutely never recommend All Year Management to anyone I know.
I lived in one the All Year Management Groups Williamsburg apartments for 2 yrs. Overall, my experience was good. A few things I would suggest changing is 1. The $2 fee that is paid making monthly rent payment using the tenant app. There should be no fee. We pay a lot of money as it is. 2. The super Xavier of my property- There have been numerous complaints about him and he still is rude and not easy to work with. I always found it easier and pleasant to work/ keep in communication with Hector Pena the property manager. He is polite, helpful and overall someone that cares about the tenants needs. I stopped going to the super because he was so rude and never responded to me. Hector on the other hand was always responsive even on the weekends. My honest opinion Hector should be recognized for being the property manager and super because he was doing both jobs. If it weren’t for Hector I would have moved out sooner.
I rented an apartment in Bushwick that was managed by All Year Management. Our building manager was Moshe and he was the best! When I wanted old fixtures replaced they had someone out within 24 hours to work on it. The lock on our front door broke one time and they had someone there to fix it that day. I also enjoyed that I could easily submit requests and pay my rent online. Overall they were very easy to work with and very attentive!
