When our movers arrived, as our protocol, we get in contact with personnel who has verified our insurance and time of movement. Kristen did an EXCELLENT job while meeting with the movers and their resident. The job went smoothly. We did have quite a walk but that is a common theme with mid-rise apartments of such. Our client expressed how excited he was to be moving into the City Vista apartments. One word I will use is "accommodating" to describe our time there.
The complex is in the process of renovations. Can be a little hectic at times but working Ray, she made my experience stellar. I was very appreciative of the timely updates about my application and the process……3 weeks in and I am enjoying my apartment. I haven’t experienced any of the gate issues since I’ve been here and it’s a pretty quite community. Last few nights I have seen security at the entrance of the parking garage so I’m happy about that. Overall I think the new management team are making necessary changes for the better.
DO NOT LIVE HERE. Water issues and power outages are pretty frequent. Little to no help from front desk over ANYTHING and maintenance takes FOREVER to respond to emergencies. Parking garage gate is broken at least 80% of the time. They’ve also towed my car even though i was a resident here. Save your time and money and do not consider living here. Worst experience I have ever had. Not happy. Calling this a luxury apartment is a MASSIVE overstatement… this complex did not live up to the standards they promised to residents. Management here is all about over promising and underdelivering. They only care about setting up social events instead of actually caring about the quality of the units and our ACTUAL concerns. We do not care about pizza parties….
The location is in a prime location, and the apartments are laid out very nicely. I am new to the area, and Tammy did an awesome job explaining the area to me, which was very important to me since I want to be in a certain area. Tammy also did a great job helping me visualize how the complex will look after the construction. I am very excited about this apartment.
Had a great leasing experience with Ray, she is awesome! Been living here for about a month and while it does suck not have access to amenities, I knew that up front. Maintenence is very prompt and responsive! I got a classic unit and you can definitely see why they are doing upgrades. The space itself walls, fixtures, plumbing, electrical is not the best. I’m also getting roaches, but that’s somewhat expected with a ground floor. The neighborhood feels great and safe, even late at night. Being in walking distance to the bayou and montrose was a selling point for me and I am definitely making great use out of them!
I moved to City Vista a month ago and I was a little concerned about the ongoing construction and the fact I work from home. I through the noise would be disruptive, I worked with Rae and she showed me the whole proptery and was very transparent about everything and I'm so thankfully for that. I decided to move forword and stay at City Vista. I'm so glad I chose this place. I love the area and I'm so excited to see the new amenities. I moved into one of the new renovated homes and I love it the upgrades are so luxury. The gates haven't not been broken since I been here and they have security in the garage as well. Which is a plus. The stuff in the office is also nice every time I come into the office. Also Rae told me about so many new bars and restaurants since I'm new to Houston it was really helpful.
There are a lot of issues I have been willing to overlook since living here. Fire alarms going off frequently, taking away the gym for months for a hectic remodel that frankly doesn't feel necessary. It doesn't exactly inspire confidence when your property's new owner refers to the place you live as a "passion project." But what crossed the line was the decision to completely reinvent the complex's parking policy the day before Christmas Eve, with only two days notice. Requiring residents, many of whom were out of town, to go through a process to ensure that their vehicles don't get towed. On top of that, days later adding a convoluted guest parking registration requirement to address a nonexistent problem. There is abundant guest parking at all hours of the day but now my friends have to worry about their vehicles being towed when they visit if their guest registration fails to go through or lapses. It genuinely feels like a racket. The complex is in a good location, the apartment itself is nice, but the decisions made my new ownership and staff are at best, baffling.
Update 01/23: This complex has become a health and safety risk. No actionable communication from management team. Riddled with construction hazards and personnel. No amenities available charges still applied. Security deficiencies PERSIST. Even LC Towing is now an issue. I STRONGLY advise to avoid at all costs or until renovations as complete end of 2024. 0.5/5 stars I've written a few reviews and deleted them because I thought they were harsh; but I'll post this with clear intent. I've lived here for 2 years, during those years -- management changed from Amli to RangeWater and renovations slated to be 2-4 years begin close to the beginning of 2022. Make no mistake, the primary issue with this complex is management -- the management and communication with management at this complex is bad as you well see in their response -- and it creates almost every apartment issue imaginable. As a resident; I'd simply advise just waiting until renovations are over, and the permanent management team are present; to live here -- it is just not worth the hassle whatsoever. Knowing fully well the ongoing issues of apartments in this area; if you are considering multiple location, this absolutely should not be a priority. The frustration from the issues and service you will experience will NOT be worth the rent you pay. I give it 2/5 stars for location and proximity to Houston's major freeways, parks and downtown; and maintenance personnel here from previous management is timely and efficient.
I hate to write this review but this place is a complete mess. I gave it a chance and have been very patient but the disregard for current residents during all these changes are ridiculous. I came home to my apartment and thought I had been robbed. My furniture had been moved around, lights were left on, dirty footprints EVERYWHERE, and I received no notice of this before hand. We have no amenities but a pool yet we still have to pay for all of them. Gates are always broken and management will lie and promise you things and then back out when it comes time to follow through. There’s some very unethical and illegal things going on here. As a resident that has lived here for over 2 years I can confidently say please stay away from this place. It’s a headache and not worth your peace or the stress.
I have lived at City Vista for 3 years. The first two years, under AMLI were great, with minimal issues except the occasional gate access and fire alarm in the middle of the night. Even moving to a bigger apartment last year was okay still under AMLI. Since Rangewater bought the property and replaced most of the staff all the management, this property has gone to hell: constant issues gates, parcels, water, no security, noise, car stealing, elevators, contractors, etc..., hiking prices they are the only company I know that makes you pay more per month, the longer you want to stay, during renewal, no customer service no parcel room, no front office, no reply to email or terrible communication threatening to throw away parcels that are not picked up. Worst was the head of maintenance writing me to buzz off and stop opening maintenance tickets asking every two weeks for the status on the replacement of a leaking and broken sink that he agreed to replace, 3 times, as he cannot get a contractor to replace it... since October 2021... while there are tens of contractors working on the residence, corridors, remodeling apartments, removing the lobby and parcel rooms, and other amenities. So all you expect from a luxury apartment complex. Side gates are unsecured, cars are broken into, parcels are dropped outside no more parcel room and no front lobby for a year, contractors are noisy, customer service is terrible or rude... and jacking up the prices so we leave. If this is the experience you're looking for, enjoy this property. Me? I'm out and there are many "guests" that were jealous my lease was ending so soon. Now I can sleep, without earplugs or active noise-cancelling. p.s.: don't rent on 4th floor, the compressors above you will prevent you from sleeping, and the windows top will blast sunlight all day long no blinders for the top p.s.: don't rent on street side, there is no sound isolation, so you live in the street p.s.: don't rent close to elevators or staircases... same p.s.: don't rent close to any end of corridor: they are installing AC in front of your door, in case the compressors above did not make enough noise already
