I’ve loved my time here at The Fitz Apartments! I moved here when it was named Siena apartments but was bought recently and it’s name has changed to The Fitz. The old management staff was great and the new staff is just as good! They’ve handled the new transition as gracefully as they could have and try to help as much as possible while learning a brand new property. It’s not their fault the owners of their company decided to buy a bunch of apartments recently! The upgrades to our amenities however, are a great addition. The location is great, with lots of good food and beautiful parks in the area. Would recommend!
This property is really great. I toured this apartment with the property manager Emily who was very kind and knowledgable about the surrounding area. The staff in the office were also very friendly and seem to truly care about the job. The property is currently undergoing renovations which are turning out very nicely. The manager expressed that this place is pet friendly which is very important for me. The property is located in a great location in the heights. I was told they host fun events on property and even have food trucks come out, which is great when you don't feel like cooking or driving to order food. Highly recommend !!!
I’ve been living here for almost a year now. My air conditioning went out at the beginning of August and it STILL hasn’t been fixed. It’s September. I’ve done multiple maintenance requests, talked to the office staff in person, and called them. Still nothing. They were supposed to compensate me on my rent but no. Nothing. It’s so hot in this apartment my make up started melting. I don’t know who would consider living in an apartment in the middle of a Texas summer without AC luxury, but I don’t. Carefully consider your decision before choosing this place or next summer you might end up like me.
I have lived here since 2019. Since the new property management company Knightvest has taken over a few months ago, this community has started going to the dumps. The buildings are always filthy, valet trash does a shoddy job taking all the trash from the designated cans, gates don't work and stay open, my motor cycle was stolen and no one on the property management team has still reviewed the videos. Today we have had no water for over 24 hours and turns out it is not due to the city but the pumps in the building. Still not fixed. The old management company did a much better job of managing the building, the new one is not good.
Sadly, I couldn’t leave 0 stars. My application experience was a disaster as the property ROBBED me. I’ve never experienced such poor customer service in my life, much less from a place that’s supposed to be my home. First, they charged me a $400 NON-REFUNDABLE fee for my application/deposit I was not aware it wasn’t refundable, in which they never ever reviewed after a couple of business days. During my application with this property, I had to let me current apartments know if I was renewing the lease or moving out. With the delay from the application, and the negligence in their part, I ended up withdrawing my application and going a different route. This property had the NERVE to tell me I couldn’t get my money back, but they would “nicely” refund me $100. They STOLE the remaining $300 and had the audacity to say I was lucky that I was getting anything back. So absurd that a property can keep a deposit of an apartment you never even moved in to!
The Fitz formerly Siena Memorial owned by Greystar was purchased by Knightvest Residential in May of 2022. Having lived at another Knightvest property since 2019 I decided to move to this property as my previous building was sold to a new company and new management of that property was awful. Since moving to The Fitz in May of 2022 the new property management has invested a significant amount of money to renovate and update the exterior and interior of the buildings as well as the amenities. Exterior building renovations - updated modern color palette, new security lighting and exterior fixtures and landscaping. Overgrown vines which made the property look unkempt but were a part of the original “Italian villa” design were removed giving the property a clean and more modern feel. Pool and rooftop patio areas - the pool has been completely refinished with a more modern tile selection and color scheme. Patio replaced and the outdoor kitchen in the pool area, rooftop patio and outdoor kitchen areas in the property were all renovated with beautiful granite and new stainless steel grills. Parcel pending lockers - have been moved to a more accessible area for delivery drivers beyond business hours as well as more lockers added. Interior renovations - office area is being completely renovated to a more modern and accessible design due to reopen within the next month. Gym - also being completely renovated and due to reopen soon. Residential Life - a residential life company contracted to plan and execute resident activities that have all been fun and a nice way for residents to network and meet. Parking - cameras throughout the entire garage were installed for added security. The gate has been overhauled to ensure proper working order. Lighting has been replaced for better visibility and safety. Rented garages were repainted to the new color scheme. Valet trash - outsourced contractor providing consistent and improved service. Overall opinion of the property - I chose to move to this property because of previous positive experience with management. I wanted to live here because of the consistency and attention the property management and the owners deliver daily. Since the renovations have been underway there have been instances with water pumps malfunctioning and AC units needing replacement during summer months but the previous management company Greystar did little to no maintenance and the incoming owners addressed as soon as issues were known and communicated throughout any outages experienced. My own AC went out the day before I transferred to a new unit and I was informed timely and my unit was repaired within 24 hours so I could still move to the new unit. The interior renovations of the individual units are gorgeous, modern and match the new style of the building. Management is friendly and communicative with transparency and consistency. For anyone that must live in a well managed property this is key. Parking can be a drawback, however, nothing about the garage or designated guest parking has changed from the previous management company to the current. Many other properties have no guest parking at all. There are enough spaces for all residents to park and some choose to selfishly take the guest parking spaces in the front of the building. Management does their best to mitigate this with warnings and violations to those residents. Anyone that is towed from the garage does not have a parking sticker and shouldn’t park in the garage. The contracted towing company is quick, efficient and execute their work as quietly as possible while adhering to safety standards emergency lighting and back up signals. Frankly I wouldn’t want to live in a building that didn’t tow non-residents parked illegally. Towing discourages unruly residents from having large and rowdy gatherings that infringe upon other resident’s right to quiet enjoyment of their space. If you crave a balance of consistency in management, updated amenities and a pet friendly property this is the property for you!
Since switching to Knightvest residential the apartment has been without water multiple times all the facilities have been closed for renovation for prolonged periods of time. For the entire complex there are 12 guest spots making it near impossible for a guest be able to park at the complex after business hours. It would appear that the management group is in contract with a extremely aggressive towing company and despite there being a abundance of space in the parking garage cars can be seen and heard being towed out of the garage at all hours of the night. When the complex managers were approached about the possibility of purchasing a guest parking pass they were very dismissive. Before signing a lease here I would suggest looking into one of the many other complexes in the area.
Like other reviewers, I have been thoroughly disappointed by the change to Knightvale management. Since they have taken over, our water has gone out twice, our power has gone out twice, workers have left beer cans on our balcony while painting, and employees have spilt trash bags of cat litter in the hallway outside our apartment and not cleaned it up. Knightvale insists on hiring contractors for almost all their services, including trash pick up, which means that they do not take responsibility for the mistakes made on their property and basically handle any complaint with “I’ll talk to the contractors”. This place used to be great. Sad that the new management company is more focused on giving the building a face lift than making it a good place to live.
Been living at Siena for about a month now and I have no complaints! When I toured I immediately felt at home. The front office staff have been so kind and helpful with me through the entire move in process. This is my first apartment and I couldn’t have asked for a better experience! Not only is the complex newly renovated but it’s also safe and in a great location! I really enjoy living at Siena :-
