This company has poor management. I applied for an apartment and it took them a week to process my application when it took the apartment I eventually went with a day. After wasting a week of my life, they came back and told me the deposit would be double and I could not have the lease terms that were on the application I completed. During this time, they updated their website with the new deposit amount, leading me to believe the real hold up on my application was the time they needed to update their website. After I told them no I would not agree to those term and I want the hundreds of dollars I gave them for the application fees back, I have not heard from them. They are unprofessional crooks.
The units themselves are lovely with lots of storage space! The stars are mostly for the units. The pictures online are accurate representations. Some don't have fans in the bathroom and although the huge gorgeous windows make for good lighting during the day, the units are not well lit so they can be dark at night. The location is awesome if you are looking for nightlife and a solid food scene. Plus, Catherine and Mary's is downstairs which is great for visits with friends and a nice dinner. I lived at The Chisca for 2.5 years. The Chisca is nice but there could be improvements which is where the two-star loss comes from. Parking is expensive and residents pay to park in a lot outside that is owned by another company. Lots of weekend and event traffic parks in this lot, so many non-residents come and go. The gates are broken quite often, and it's not very secure. This is not necessarily the fault of The Chisca, but you will have to deal with the complications. Residents have little control over trash removal. Recycling was added recently which is great. Trash is picked up through a valet service between a period of one hour. This is important to note when moving which is when a lot of trash can accumulate. You'll either have to keep it all in your apartment or time it perfectly because there is a fine for leaving it in the hallway. Trash is not collected Friday and Saturday. You have to participate in trash collection which costs money. Management has improved but there are some things to be desired. Mail collection is great and the recent addition of a night-time concierge is great Anthony is one of the kindest people. Clear communication is not a strong point. I broke my lease and expected to pay a fee. In my opinion there were inconsistencies between what was communicated and what was billed. Get any conversation in writing. Maintenance has improved a lot. The current maintenance team is responsive and attentive. When I first moved in I had trouble getting maintenance even for problems like a pest infestation. This lasted for about a year before being resolved. I made around six maintenance requests for the one issue, but one day I went into the resident portal and found that they had all disappeared from my history. If you have any kind of continuous problem, you will need to document all of your communications yourself. Moving in and moving out is tough. There are only two elevators, no freight elevators, and one is much smaller than the other. Regardless of which door you use, you will either have to walk a long distance or use stairs to get to the elevators. You will likely need help.
I’ve lived here for over two years and have overall had a good experience. I love my apartment and the location. My bathroom is spacious and I love the shower. My closet is HUGE. My kitchen is also large with a nice big island so I have tons of counter space. My favorite part has got to be the giant windows that let in tons of natural light. I just wish my windows would open. The neighbors are friendly, but I tend not to see a ton of people around. The hallways do tend to get noisy late at night, but it doesn’t really bother me. I think this is probably due to some of the hotel guests rather than actual tenants. My only major complaints are that the rent keeps going up but nothing seems to be changing in the building. There have been buckets sitting out to collect leaks from the roof since before I moved in, with no apparent effort to fix them. Additionally, even though it’s supposed to be non-smoking I often smell smoke in my hallway. Luckily, it hasn’t come into my specific unit.
I lived here for five years and was disappointed with my final year. The closeout process was nonexistent. There was zero communication about a walkthrough or even how to return keys. Yet, charges that hadn't been communicated were added to a final bill including a $60 extra day fee, even though the leasing office did not respond to how/where to return keys. This is indicative of how the leasing office operates though and emails often go half responded to. And when I raised concerns, the response was lacking and frankly rude. It's unfortunate because the building has a lot of potential, but having lived in other downtown buildings, this was below expectations for the thousands in rent that was charged. As a last note, the elevator was out several times in the past nine months sometimes for days at a time which presented a huge challenge for those who have mobility needs in the building.
I have lived in The Chisca for 2.5 years and LOVE it! You cannot beat the location and there is a real sense of community here. The management team does a good job responding to issues and seems open to suggestions. They even host "town hall" meetings to get feedback from residents. That's not something I've ever seen and I'm a serial renter : It's located within walking distance to everything you need....restaurants, the Forum, the Orpheum, Redbirds stadium, bars, coffee shops, and the river. It's smack dab in the middle of downtown giving you easy access to North and South Main. There is a nice patio area with grills and seating....a great place to hang out when the weather allows it. Several units have private, spacious balcony/patio areas which is a pleasant perk in a downtown area. The only thing I'll bring up that could be perceived as negative might be the downtown noise. I personally enjoy the hustle and bustle of activity on the street but it can be noisy on weekends with the pedibars, Beale Street crowds, trolley bells and general activity. But again...I love being in the middle of all of that so it doesn't bother me. Just a heads up in case you get annoyed with listening to others have fun : The neighbor's are friendly and the location can't be beat! Check it out...you won't be sorry!
Enjoyed staying at the Chisca tremendously. Can't beat the location, the building is very eclectic and all units are beautifully renovated. 10/10 for downtown apartment price as well. Highly Recommend!
Great place! Great location. We loved the style of unit 816. Very clean condo. The only problems were low lighting in bathrooms, light bulbs out in bedroom lamps, water pressure very low and water was never hot. Not enough bathroom linens and no linens in kitchen except one small dish towel only. other than that it was great!
The Chisca was my favorite place to live in the 5 years in Memphis. The building is full of history/character! Staff is amazing. They keep you in the loop on everything and respond to your emails in a timely manner. It is the PERFECT location on Main. 2 small complaints; not about the staff: The dog poop/pee issue is real, but that is on the owner of the dog. The garbage truck comes between the hours of 2am-7am. With the two restaurants in the building, it takes a bit longer. It is extremely loud and may or may not give you a mild heart attack when the bin hits the truck only if your apartment is close to it
Honestly when we came for the Lakers game we stayed here for a bit and the inside was pretty nice but the walls were a bit creepy. Also they had a lot of key card things on every door . But the gym was nice but low lighting.
Two thumbs down! Loud and very noisy!! Dog poop everywhere!! I would not recommend this place to anyone! I advise you to skip this place! There are so many wonderful places Downtown Memphis to live and have a lot more to offer! No swimming pool! Expensive parking! Water leaks throughout the building! They charge extra for water usage! Excessive Marijuana smoke coming through the vents. Management unprofessional, unhelpful and lazy! Only best thing about this place is the Maintenance Dept... This place is a joke! Trust me!
